Are there risks selling your home privately? Is it worth the commission savings? There are definitely pitfalls selling privately, here are some points for your consideration. Expenses. You carry the all the costs of advertising and marketing. Market Exposure. Many private sellers don’t have the knowledge or resources to expose the property to potential buyers cre-ating enough awareness. A professional REALTOR has access to existing buyers and can tap into national and international advertising and marketing channels. Lack of market knowledge and pricing ability. Without access to the latest sales records and statistics it is very difficult to price a home for a favorable result. Buyers quickly become savvy with the market. To high and you won’t sell too low you will lose out financially defeating the purpose of selling privately. Lack of experience/skill in negotiation. A prudent buyer will leverage that you’re selling privately and want more of the sale price, and the savings should go to them. Consider your negotiation skills; it will be it difficult if not impossible to achieve the detachment necessary to reach a mutually beneficial agreement. Legal and liability issues. Apart from the need to achieve familiarity with sale contracts and other legal documents, or pay an attorney to review them. Private sellers potentially face liability issues. Laws dealing with property sales have become much more complicated in recent years. Unqualified buyers. Rules have changed in Canada over of the last 4 years tightening up purchasing power for buyers; as a private seller it is difficult to establish the financial capabilities of potential buyers. Preventing you from making solid decisions about who you allow into your home and draft an agreement with. Security. A private seller has no screen between you and potential buyers — or potential crooks who may use the opportunity to get inside your home and steal, or "case" the property & security systems for a much bigger crime at a later date.
