“Property investment is still a popular option, representing a rock solid, secure and long-term method of creating wealth and growing capital,” Mike said.
“In fact, property has delivered an average 12 per cent return for the past 24 years, even before tax and maintenance costs, so its not surprising that a recent survey shows 59 per cent of home buyers and investors plan to purchase an investment property in the next year.
“That’s probably because Australian property performed exceptionally well throughout the GFC and still shows great resilience in the face of share market gyrations.
“But for investors to maximise the fi nancial benefi ts of their property they need to look at their investment as more than just collecting rent or striking a deal on management fees.”
According to Mike, the crucial component for a successful rental property yield is to appoint a trusted and reliable property manager.
“A good property manager is one that provides expert advice on the opportunities available for them to take advantage of to improve the yield of their property investment portfolios,” Mike said.

The South East leads the state and sits second to Queensland’s Gold Coast as the best place in Australia to buy a property, according to a national report.
The Commonwealth Bank HP Data Home Buyers Index indicates how well market conditions are suited to buyers or sellers, based on the ratio of properties available for sale compared with the number of housing loans that are being committed to.
Sitting in second place on the nation’s top 10 buyers list, the South East, renowned as the engine room of the state’s wealth, is the only region in South Australia to be included in the report.
Deputy Opposition Leader Mitch Williams said the report was an opportunity for the South East to market itself because it was so well placed to live, work and do business.
“There are three things people look for when they look for somewhere to move to and live – affordability, lifestyle with provision of services and employment,” Mr Williams said.
He said the South East had it all, even though “we complain from time to time the government could do more”.
Wattle Range Mayor Peter Gandolfi
said it was good to be rated so highly and showed “we under-sell ourselves”.
“We have great lifestyle opportunities here, good facilities and affordable housing, especially compared to the Gold Coast,” Mr Gandolfi said.
“When you factor all that in, you can actually maintain a very good lifestyle here at a lot lower cost that what you would in other areas of the country.”
Keatley Livestock and First National principal Dale Keately said the region was on the move with a lot of interest being shown in housing and rural land, particularly during the past month.
“The growth here during the next fi ve years is going to be phenomenal,” Mr Keatley said.
He said houses were underpriced compared with other areas, while rural land had an abundance of underground water.
“It is about time Adelaide recognised where a lot of their taxpayer money comes from,” he said.
“This area always seems to be forgotten by Adelaide, but it may soon have to be recognised as it is one the areas that keeps the government afl oat.”

Look beyond fees for effective management
According to Mike Gray, Principal of First National Nerang, most property investors spend too little time assessing the skills of their property manager and need to look beyond fees when choosing who will manage their investment portfolio.
‘Property Managers frequently manage real estate portfolios exceeding the value of most fi nancial advisors yet rarely receive such recognition’ says Mike.
‘The commitment required to effectively maintain properties, quality client relations, legislative compliance, and, excellence in customer service is sometimes extra-ordinary or even super-human’.
Yet, when choosing a property manager the First National network indicates that the majority of landlords and investors look only at management fees, thinking that property management represents little more than the collection of rent.
‘Investors need to consider the systems and experience behind the agency that they are entrusting the management of their properties to’ Mike said.
‘Professionally qualifi ed and trained property managers bring so much more to the equation than rent collection. You only need to experience one problem with a tenant to begin to understand the importance of a comprehensive appreciation of the laws governing tenancy. Paying a slightly higher fee for a more professional manager makes a huge difference, even without a problem tenancy.
‘And, a good property manager does so much more than protect you from undue anxiety. They offer valuable advice about how to improve rental yields, guidance on when and where to invest and can even point investors towards the right place for advice about tax effective property investment for Self Managed Superannuation Funds’ says Mike.
‘A recent draft ATO ruling suggests trustees may soon be able to use money in their fund to renovate property as well. That means property managers need to be equipped to guide landlords who own investments, as part of their SMSF, toward appropriate, cost effective renovations, using licensed tradespeople. First National Nerang has taken steps to assure that its property managers are aware of qualifi ed specialists in the industry and can point customers towards a range of providers.’
Property investment remains one of the most secure forms of long-term wealth creation and, with current share market volatility as well as concerns about the economies of Europe and the United States, First National anticipates increasing interest in property investment from Australian investors in the next twelve months.
‘A climate of stable interest rates and the prospect of perhaps even a reduction in rates in the near future makes bricks and mortar exceptionally attractive’ says Mike.
