Although MLS doesn’t track how many of them are due to newcomers to the market, industry experts say a large number are first- time buyers. “It’s definitely been busier. The first-time buyers are really coming out,” said John Diaz, with First Nation Realty. “We had this chasm for so long between what buyers could pay and what sellers were willing to accept,” said Mike Larson, a real estate analyst with Weiss Research Group in Jupiter. “We’ve really closed that gap now.” In addition to low prices, interest rates of about 5 percent and an $8,000 federal tax credit are luring first-timers into the market. Labuhn got a call about a jobin West Palm Beach more than10 years ago, he and his wifehad lots of questions, including,“Where’s West Palm Beach?”

But once Tim came downfrom Michigan to check out thearea, the deal was sealed. Hecalled home and told Carol it wasa really great place.

They started the search for a

home online and that’s how Carolfound Xanadu. They looked allover the area, but with their sonstill in high school, they wanteda good school district and some-thing close to the beach.

“I told him, if I was comingdown here, I wanted to be nearthe beach,” Carol says, laughing.They looked at other neighbor-hoods that weren’t so close to thebeach but ultimately fell in lovewith this cozy place within walk-ing distance of the waves.

The house did require ex-tensive renovations, Carol says,including repair of dry rot, andthe Labuhns aren’t finished yet.The price of the house seemedhigh at the time, especially com-ing from Michigan, but now theyknow how lucky they were.

“If we had to do it now, wecould never do that again,” saysCarol, who works for the Jupi-ter-Tequesta-Hobe Sound As-sociation of Realtors. Tim is an

engineer at Lockheed Martin inRiviera Beach.

The Labuhns like the neigh-bors and being close to CarlinPark, where they often walk toplay tennis, but mostly they likethe privacy and quiet feel of thisneighborhood so close to thesand.

Today, they live with their sonEric and niece Amy Sapienza,who moved down from Michiganrecently. (“There are no jobsin Michigan,” Carol says.) TheLabuhns still go to the beachseveral times a week and stilllove it, but Carol admits thatthey don’t go quite as often asthey used to.

“When we first moved here,we went three times a day tomake sure it was real,” she says,laughing.

Now, Xanadu is simply “a nicequiet place to come home to,”she says, “and that’s it.”

History of home sales in Xanadu

A little piece of paradiseeverybody,” says resident and Realtor JuliePollum of the Keyes Company. “It’s justbeachy, casual living.”

Xanadu is the first development southof Carlin Park. Its 61 homes sit just westof State Road A1A and enjoy a stretch ofprivate beach on the east side of the road.So-called “green belts” f lank either sideof the community running east and west,giving the one-street, zero-lot line neighbor-hood two large grassy areas for kite-f lying,water-balloon throwing, dog-walking andgeneral leg-stretching.

“It’s nice,” Pollum says. “When you wantto feel like you’re on vacation, you just headout with your beach chair and your bottle ofwater and you’re there.”

It also provides immediate playtime of allsorts for the surprising number of familiesin Xanadu. (Residents say its about halffamilies, half retirees, with a handful ofseasonal residents.) Aside from the beach,residents can take a private path to CarlinPark for playgrounds, tennis, trails, fishing,bocce, volleyball and baseball.

“My boys use that beach every singleday,” Pollum says, referring to 14-year-oldAlec and 13-year-old Sean.

“It’s a good spot,” she says. “And it’sridiculously safe.”

At first, Pollum worried about being soclose to the beach, wondering if late-nightbeach-goers would be noisy or people wouldbe hanging around. But with no lights (be-cause of sea turtles), most everyone goeshome when it gets dark and it’s very quiet,Pollum says.

“The location to the beach probably isthe No. 1 thing buyers like,” says real estateagent Gina Pelcher of Waterfront Proper-ties.

But the location aside from the beachis pretty good too, with the park next doorand a Publix and other shopping just a mileaway. Pollum recommends the café at Car-lin Park for breakfast and says she rarelyhas to go any farther than PGA Boulevardfor anything.

Even the schools are nearby and A-rated:Lighthouse Elementary (grades K-2), Bea-con Cove Intermediate (grades 3-5), JupiterMiddle and Jupiter High.

The homeowners’ association charges$1,400 a year (about $117 a month) for cableand maintenance of the common areas,including the gate and the green belt.

Homes in the community vary widely.The newer homes, typically Key West-stylewith bright colors and peaked roofs, costmore than the old ones. Many are built ofpoured concrete and impact glass, makingthem safer against hurricanes.

Today, a home at the front of the develop-ment with ocean views is on the marketfor $3.5 million. It was built in 1993 with 4bedrooms, 5½ bathrooms and 5,500 squarefeet of living space and a pool, records show.

A slightly smaller house a few steps backand built in 2002 is on the market for $1.5million. Asking prices drop as the homesstretch west down the single street fromthe ocean. Size, year of construction andwhether the homes have been renovatedplays a part in pricing, too.

The most recent sale was in October,when a bank-owned home built in 1987 soldfor $550,000, according to property records.

Current owners do have a first-right ofrefusal within the community, Pollum says,meaning they can buy properties beforenon-residents. It is something several own-ers have used over the years, residents say,because they like the community so much.

Unlike the new homes, however, theoriginal homes were small, wood-framecottages with shake roofs and maybe 1,600square feet, designed with seasonal resi-dents in mind.

Amy Roberts, a nursing home adminis-trator who bought her house in the early1990s, owns one of those, built in the late’70s of hearty, beautiful insect-and weather-resistant Dade County pine, which is nolonger available except through salvage.

She first found the neighborhood becauseher sister lived nearby and she liked beingclose to the beach. Over the years, she hastraveled and worked outside the area but shehasn’t considered selling the house.

Roberts loves the natural vegetation —200 kinds of native plants, she says — thatgrow in the area and animals, too: tinyspotted skunks, foxes, scrub jays and seaturtles. Many of the plants and animals arethreatened species, making their propertyso important for protection, she says.

But she laughs telling a story of a walkshe took on the beach one night soon aftershe had moved in.

“Someone behind me said, ‘Stop,’ and myheart just jumped into my throat,” Robertssays. “I turned around slowly.

“It was one of the neighbors. They said,‘There’s a sea turtle coming ashore in frontof you.’”

Once she started breathing again, Rob-erts realized again what a wonderful placeshe had chosen to live, partly because shecould take that walk night she chose.

“You just run across AIA in your PJs,” shesays.

Beach-lovers couldn’t be happier here.“It’s very relaxed, very beach, very laid-

back, what the beach is supposed to be,”Pollum says. “You feel like you’re on vaca-tion when you’re at home.”

small fuzzy ball (damp at first)pops out and immediatelystarts walking about pecking atthings on the ground.

Conversely, the born-nakedbirds are called altricial. Theyspend less time in the egg,but more time in the nest.When they hatch, their eyesare closed, they are unable toleave the nest and are totallydependent on their parents. Ifyou’ve ever seen a cardinal ormockingbird hatch out of anegg, you know how totally help-less they are, naked of feathers,flailing blindly about in the nestfor some time before they areready to fledge. Passerines, theperching birds such as war-blers, thrushes, blackbirds, etc.,are all altricial.

One great example of aFlorida bird that has precocialyoung is the killdeer, whichis a kind of shorebird. Theycan be found in many urbanand suburban areas includingairports, golf courses, edges

of ponds or lakes, grassy fieldsor meadows, muddy flats, dirtroads, pastures, baseball fields,cemeteries, parking lots and,oddly enough, gravel roofs.

Their name comes from thesound their calls make —“kildee, kildee, kildee” — andalerts all within hearing thattheir territory, or their nest,may be nearby, so “Watch out!”

Killdeers place the nests inareas where the grass is short,where the sand is bare or wherethere is gravel. The nest isusually “constructed” on theground (like most shorebirds)and consists of what ornitholo-gists call a “scrape” — a sort ofscratched-out place sometimessurrounded by a few carefullygathered stones or bits of detri-tus, sometimes lined with grass.

The eggs, which hatch outin about 24 days, are a camou-flaged pale tan covered withinky blotches all over and arealmost pointed at one end —which prevents them from roll-ing away. Nests have even beenfound between railroad tracks

— in use by trains! Paul Eh-rlich, in The Birder’s Handbook(Simon and Schuster, 1988),says that roof-reared younghave withstood temperatures of138 degrees and have survived50-foot drops to the ground. Healso says that when the weatheris hot, the parents will frequent-ly soak their bellies in water tohelp keep the eggs cool whileincubating them.

Killdeers perform an amaz-

ing feat to lure predators away— the old broken-wing trick.They feign wing or tail injury,dragging said limb along theground, calling pitifully all thewhile, leading an enemy fartherand farther from their nest oryoung. A predator will followthe injured bird, which seemsan easy mark before suddenlyflying away. Since the babiestake about 25 days to learn howto fly, even with parents guard-

ing them all the while, that is along time to be spending on theground.

At least once or twice ayear one of Ehrlich’s studentsbrings him a fuzzy killdeerball that has wandered too farfrom its parents. Usually, whenfound, the baby (looking smalland helpless) seems lost ordeserted. Phil takes the birdback where the student foundit, holds the baby and when itcheeps, he listens for a par-ent to call and places the babywithin sight of the adult. Hesays the adult bird inevitablydoes the old broken wing trick,then reclaims the errant childas he leaves.

We live within hearing dis-tance of a golf course and in thequiet evenings, sitting on theporch this time of year, we canhear the mom and dad killdeersout on the greens, calling tokeep their kids close. Kildee,kildee, kildee.

HGTV’s green home 2009 is now open forpublic tours in Port St. Lucie and will be givenaway in a sweepstakes this summer.

The 2,430-square-foot home in Tradition hasmore than $750,000 of eco-friendly, energy-sav-ing ideas and products, from the dining tablemade of old pine flooring and fence posts tothe hydroponic garden whose water pump ispowered by a solar cell. Irrigation comes fromrainwater collected in rain barrels.

The home has been given a platinum certifi-cation from the U.S. Building Council’s Leader-ship in Energy and Environmental Design, orLEED, making it among the greenest homesin Florida. Going eco didn’t mean the home’sdesigners had to sacrifice style or color. Florida-appropriate bright colors and lively patternspredominate in the home, decked out in re-cycled glass tile, organic fabrics and reclaimedfurniture.
