Welcome Spring, we have been waiting for you.

It is this time of the year that more properties come on the market for sale, increasing our already oversupply of listings. Zoocasa calculates our median house price to be $400,000 which requires a yearly income of $57,000+ with a 20% down payment, at a 3.75% interest rate to qualify under the Gov’t mortgage stress test. We know our job market is soft, so regardless of interest rates or asking prices Buyers are in control of sale prices. An abundance of listings has pushed benchmark prices down by 5% year over year, resulting in what was worth $400K now being worth $380K. Ouch! Sellers needing or wanting X dollars for their property, will not dictate what Buyers will pay. Supply vs demand – always. Wanting to ensure those needing to sell can keep more money, I have designed a program where Sellers will be able to save on commissions. Call me! I only charge $2,500 for an MLS listing fee and more. On a $400K selling price that is over $5,775 including G.S.T. in savings. With 40+ years the Real Estate Calgary market, a Top Producer and highly educated in Real Estate, you will get a seasoned certified negotiator (CREN) and extremely experienced property evaluator. Interview me and see if we are a fit.

Sincerely,

Shelley J WilliamsBroker, ABR, SRES, CCS, CREN

Arena Site UpdateAs of April 2, 2019, we do not have much to update regarding the arena site. The City is conducting two important processes in parallel. Calgary Recreation is embarking on a city-wide Rink Review as a needs as-sessment and audit of current rinks, and Calgary Neigh-bourhoods is developing the Capital Planning process, including community engagement, to determine the future use of the Arena Site. We will keep the commu-nity informed as we learn more. Further questions or concerns can be directed to 3-1-1.

Another Outdoor Rink Season Comes to an EndWe hope you had a chance to enjoy the Adopt-A-Rink in Flavelle Park this season. Lots of fun was had by both volunteers and users. A HUGE thank you to Big Rock Water Hauling Ltd for supplying all the water for our Adopt-A-Rink this year. Flavelle Park has no access to water, and without their involvement in our community, our outdoor rink would not have been possible. Thank you, Big Rock Water, for your donation and commitment to our community!

Alberta Traffic Safety Fund Our community association has been awarded a Safe Roads grant from the Alberta Traffic Safety Fund! We received the amount of $3900 to help bring pedestrian education and awareness to the students at St Mat-thew’s School!

Many Fairview families have chosen St Matthews as the school for their children to attend, but the intersections around the school have high traffic volume. Last spring, a police officer observed student crossing guards at the end of a school day. He identified the intersection at 83 Avenue and Fairmount Drive as having many challenges for pedestrians and the student crossing guards during high traffic times. Many students use the pedestrian crossing everyday. Acadia and Fairview community as-sociations are working together to petition the city to make this intersection safer for pedestrians of all ages. Until this happens we are working to educate the stu-dents at St Matthew’s about pedestrian and road safety.

Funds will be used to send kindergarten, grade 1 and grade 2 students to Safety City. Any child that doesn’t have a bike helmet will also receive one to keep. On April 8, the rest of the students will attend a presenta-

tion from Tony Churchill. Tony is the leader of traffic safety operations for the City of Calgary.

We will also be holding a contest for students who iden-tify where they walk with their family in the community and how they would make the roads safer for pedestri-ans and cyclists. Prizes for the contest are also covered by the grant money.

This is an exciting opportunity for the students of St Matthew’s! We are enthusiastic to see what ideas stu-dents have about making our neighbourhood roads saf-er. This comes at a unique time in our city when some of our older communities are changing to meet the needs of our residents. You can find pictures and updates on these events on the Fairview Community Association facebook page at facebook.com/FairviewYYC.

Spring is in the air! It’s time to register for fall 2019! Girls returning to the same unit–registration opens April 15, 2019

Girls advancing (moving up) to a new unit-registration opens May 06, 2019

New girls wishing to join any level of Guiding-registration opens June 03, 2019

For more registration information and to find a unit near you go to www.girlguides.ca.

Sparks units attended Sparklefest at Camp Jubilee, did projects for Earth Day, will be potting flowers for Mother’s Day and learning basic first aid. Some girls will “advance” to the next level of Guiding which means they will move up and be joining their Guiding sisters in Brownies in the fall for new friendships and challenges.

Brownie units celebrated Earth Day by having a Pitch-In Canada commu-nity clean-up, made bird feeders and are prepping for camp. Some girls will be advancing to Guides and taking on new adventures in the fall.

Guide units helped green our world for Earth Day by learning about re-cycling and how to reduce our consumption of non-recyclable waste, attended Guide Skills at Camp Jubilee and are prepping for tent camp-ing. One Guide unit travelled to the Bamfield Marine Sciences Centre on Vancouver Island for a fantastic learning experience during spring break! Third year Guides continue to work on their Lady Baden Powell Award, and some will be advancing to Pathfinders.

Pathfinder, Ranger & Trex units attended Alberta Girls Parliament in Edmon-ton, will be backpacking, yurt & tent camping, had an evening at Combat Ar-chery and held a campfire in Fish Creek Park. Some units are busy prepping for travel this summer to Halifax and Vancouver Island.

Guiding is a great place to build new friendships and experience new chal-lenges. Why not give us a try!

Check out our website at [email protected] or go to www.girl-guides.ca to register for fall 2019!
