National MARKET NEWS According to the National Association of Realtors (NAR), national inventory has risen in January by 4.1% from
December, but remains 9.5% lower than January 2017. The national supply is now at 3.4 months. Existing home
sales had a 4.8% decrease from last year. This is the largest annual decline in existing home sales since August
2014. Sales price continues to rise in January, making this the 71st consecutive month of year-over-year gains.
Atlanta MARKET-WIDECovering 11 Counties:
DEMAND: Total home sales are down 33.6% from last month,
bringing sales to 3,013 in January. Georgia trends
predict a continual increase in sales in the coming
months, historically reaching its apex in June.
PRICE:Average and median sales prices continue to climb
this month. January’s average sales price increased
7.6% from last year to $299,000. The median sales
price also saw an increase of 9.9% from last year,
which brought it to $245,000.
SUPPLY:The Atlanta area inventory continues to drop in this
month to a 2.2 month supply, a 27% decrease from
January 2017. Inventory now totals 10,735 homes
for sale, down from 11,813 units in December. Of
these 10,735 homes for sale, 3,582 of those are new
listings. This is an increase of 41% from December.

Atlanta trends of increasing sales price and decreasing inventory continues in 2018. According to data from the
Atlanta Realtors Association, inventory is down 27% from last year. This decrease brings the total supply down
to a 2.2 month supply. The average price continues to rise for the 11 Atlanta area counties, increasing 7.6%
from January 2017 to $299,000. Atlanta also saw a 4% decrease in sales from last year.
Perfor mance BY AREA | INTOWNThe highest number of sales was seen in Area 52 (North Druid Hills,
Decatur, Avondale, Belvedere Park) with 105 single family homes sold.
Area 52 also had the greatest sales price / opening price ratio at 96.7%.
Homes in Area 22 (Buckhead, Bolton, Watts Road, Bellwood) sold the
quickest in January, spending an average of 44 days on the market. Area
21 (Buckhead, Haynes Manor, West Paces Ferry, Chastain Park, Peachtree
Park) attained the highest average sales price at $1,101,738.

PRICE: The home sold in Brookwood Hills yielded the highest
price / square foot average in January at $390.92. Square footage
is least expensive in Chastain Park with an average price / square
foot of $113.64. Buckhead had the highest priced home on the
market at $14.5M, followed by homes in Kingswood at $12.5M
and Tuxedo Park at $10.7M.
DAYS ON MARKET: Homes sold in Brookhaven spent the
longest time on the market with an average of 237 days. Spending
an average of only 18 days on the market, Collier Hills homes sold
fastest this month.
INVENTORY: Out of the Intown neighborhoods, the greatest
inventory is found in Buckhead with 127 active listings. North

followed closely by Morningside with 47 listings.
SALES: With 8 sales each in January, Morningside and Ashford
Park tied for the greatest number of home sales of the Intown
neighborhoods studied. Buckhead follows closely with 7 single-
family homes sold.
Perfor mance BY AREA | NORTH ATLANTAThe highest number of sales was seen in Area 62 (Duluth, Suwanee, Sugar Hill, Buford) with
148 single-family homes sold. Area 131 (Sandy Springs, Chattahoochee Plantation, North Harbor,
Woodcliff) attained the highest average sales price at $677,736 and saw the greatest sales price /
opening price ratio at 99.9%. Homes sold quickest in Area 14 (Roswell, Alpharetta, Johns Creek)
with homes spending an average of 64 days on the market.

PRICE: Of homes sold in January, those in Milton and Dun-
woody had the highest price per square foot average at $151.88
and $151.71, respectively. The most affordable average price
per square foot of $107.06 was in Norcross. Cumming has the
highest priced home on the market at $9.5M. Milton comes in
second with a home listed at $6.6M.
DAYS ON MARKET: Homes sold quickest in Dunwoody and
Roswell, each with homes spending an average of 37 days on the
market before being sold. January’s longest average came from
Milton where homes spent an average of 75 days on the market.
INVENTORY: Cumming has the greatest number of homes
on the market of all North Atlanta neighborhoods studied.
Cumming has 832 homes for sale, followed by Alpharetta with
360 and Roswell with 237.
SALES:With 169, Cumming had the most homes sold in January
with sales prices ranging from $17,000 to $1.1M. Roswell and
Suwanee follow with 73 and 70 sales, respectively.
