Introduc ing The Hay Waggon
The Hay Waggon is a culmination of contemporary vision and expert workmanship,
resulting in the sympathetic restoration of an historic building into three utterly unique homes.
At The Hay Waggon, history is not on your doorstep - it is your doorstep. This sensitive full
restoration has thoughtfully ushered a building created in the 1540s into the 21st century, whilst
maintaining many original features. The authentic fireplaces, baking stove, and beams (with visible
carpenter's markings), will give residents a glimpse into the rich past of these characterful buildings.
A house of character deserves a location to match. Hartfield has a vibrant and exciting past and
present and is mentioned in the Domesday Book as “Hertevel". The civil parish in East Sussex is
located between Tunbridge Wells and East Grinstead, within the High Weald Area of Outstanding
Natural Beauty. As such, the homes bask in stunning settings - take the Ashdown Forest for example,
which includes Hartfield. This area of heath and woodland is truly beautiful, and is one of the
largest free public access spaces in the South East. Host to internationally protected wildlife and
enchanting heathland, it is the perfect place to witness a truly stunning Sussex sunset.
British culture connections
Winnie the Pooh author A.A. Milne lived in Hartfield, where many of the books are set.
His legacy can be seen in Pooh Corner and Pooh Bridge - well worth a visit for a game of Poohsticks
with friends and family. Hartfield also has links to royalty, with Bolebroke Castle just 1.5 miles
from the homes, where King Henry VIII would visit when hunting deer in the Ashdown Forest.
Time to yourself
Hartfield and its surrounding countryside are ideal for enjoying outdoor pursuits. Why not horse-ride or join an
organised walk within the Ashdown Forest? Or practice your spin bowling with the Hartfield Cricket Club?
The Royal Ashdown Golf Course is also less than 15 minutes away and is one of the top 50 courses in England,
with two beautiful courses to choose from. Once an appetite has been worked up, satisfy it with a bite to eat in
one of the local pubs and restaurants. The Dorset Arms has an enviable menu, while The Anchor Inn has a
range of appealing, locally-sourced ales to sample while you meet the friendly community of Hartfield.
Educational opportunities
Hartfield is a friendly area with a wide range of schooling options - from primary to sixth form, and
from comprehensives to grammars. St Mary the Virgin Church of England Primary School is within a
2 minute walk, while Ashdown House School and the well renowned Tunbridge Wells Boys and Girls
Grammar Schools and Skinners are just miles away. Similarly, Bennett Memorial or St Gregory’s
comprehensive schools are also located in Tunbridge Wells and both have excellent reputations.
A wealth of retail options
With a local butcher and village store within walking distance, The Hay Waggon has all
the daily amenities residents could need, with some quaint tea rooms as an added bonus.
For a more thorough retail experience, nearby Tunbridge Wells and East Grinstead offer
high street shops, designer stores and independent boutiques to meet shoppers’ desires.
Useful travel links
The Hay Waggon is well-connected to other areas. Cowden station is
close at hand and has direct trains to London Bridge in 51 minutes.
Eridge Station is also nearby, with trains to the capital in just over an hour.
A useful bus service in the village connects it to the surrounding locations of Crawley,
East Grinstead and Tunbridge Wells, and Gatwick Airport is a mere 17 miles away.
