Question: Which Association do I belong to?

Answer: If you live on Brice Court, Emerald Bay, or Hidden Creek Circle – you belong to Condo II. If you live on any other street in the complex, you belong to Condo I. In addition, everyone belongs to the Community Association.

Each association has their own rules/policies. Please be aware of the heading at the top of each page so you read the articles that pertain to you based on which association you belong to. Please take the time to read the entire set of rules and declaration for your association so you are aware of the expectations of living in an association.

Private Property – Lake and area surrounding the buildingsThe lake behind the Condo II buildings (coach homes) is Private Property as it belongs to The Groves of Hidden Creek Condominium II Association. The land/grass around the Condo II buildings is also Private Property. Use of these areas are for Condo II owners/residents and their guests only. All others are trespassing. Please stay off of the top of the seawall. Thank you.

Security & Safety Reminders: Lock your car doors * Keep your garage door closed * Keep all valuables out of sight, especially GPS systems * Turn on your patio light * Be on the look out for people walking & riding in the street * If your car window(s) get broken, please clean up the glass * Report suspicious activity * Caring for the complex is everybody’s responsibility!

Clubhouse Parking Lots The clubhouse is rented almost every weekend. Residents are asked to not park in the clubhouse parking lots on the weekends in order to have parking spaces available for the guests of the clubhouse renter. Residents should park in their garage or driveway as much as possible to free up the parking bays and streets so visitors have a place to park, especially on the weekends.

The spaces blocked out with yellow lines are not to be parked in as these spaces provide access to the sidewalk. Vehicles not moved for seven consecutive days are subject to towing at the homeowner's expense.

Residents are also reminded that there is no driving on the grass or sidewalks. This includes loading or unloading when you rent the clubhouse. Do not drive up to the clubhouse door. You may want to invest in a wagon or hand cart if you have heavy items to bring into the clubhouse.

If your guest parks on the street, please make sure they are not blocking a driveway and did not park in a fire lane, on the grass, or park backward on the street as they may get towed or a ticket.

Pool Pass Registration – Start looking for your pool pass!

Pool passes will not be issued to those that owe their association money. It’s not too early

to start to get your account cleared up. Contact your management company if you are unsure

how much money you owe (if any). If you are a renter, your owner/landlord must have their

account paid in full prior to you receiving your pool pass. In addition, for Condo II – pool passes

will NOT be issued if the association does not have current proof of insurance on file from the unit

owner or current lease information. You may fax in this information to Williamson Management.

Cost is the same as previous years:$5.00 for a new pass$1.00 for a validation punch – bring your old pass to registration

Bring current proof (utility bill, cable bill, etc) that you live in the complex.

Bring birth certificate for children to prove their age. There are different age groups for the passes.

Pool passes are photo IDs so anyone needing a new one must come in person to have their photo taken.

Payment for pool passes may be done with cash or check. Sorry, no credit cards and no bills over $20 accepted. Singles and fives are appreciated. Checks made out to:

Please – do NOT feed the wildlife

(squirrels, birds, ducks, geese, herons, egrets, rabbits, etc.)

Spring is in the air…be on the lookout for more people and dogs outside now. Some helpful ideas:

• Bike Riders:• Use a headlight on your bike if you ride at night. Not only does it help you to see where you are going, but it also helps drivers of vehicles to see you so that you don’t get hit.

• Ride your bike with the flow of traffic, near the curb – not in the middle of the street on the grass.

• Walkers:• When walking, walk against the flow of traffic (facing oncoming traffic) so you can see the cars coming towards you.

• Obey the law - drive the speed limit, which is 20 M.P.H. in the complex & stop at the stop signs. • Get to know your neighbors. Know who belongs on your street and who doesn’t. • Use a flashlight when you walk at night. It is very difficult for drivers to see walkers at night. (Please do not shine the light into your neighbor’s windows). • Carry a cell phone when you walk so you can call for help immediately, if needed.• Carry pen and paper (3 x 5 cards work great!) – write down any suspicious activity you see; make note of an address, license plate number, description of someone, etc. This information may come in handy if something does happen. Or use your phone and make notes or take photos. • Immediately pick up after your pet and dispose of the waste properly.• Carry a garbage bag and help pick up the debris blowing around.

TVs and computer monitors will NOT be picked up so please do not leave them at the curb. You must take them to an electronics recycling center. Check the website of the Solid Waste Agency of Cook County (SWANCC) at www.swancc.org to find the nearest location. They have workers that will remove the TV from your vehicle. In addition, at various times throughout the year some towns hold an electronics recycling day where you can bring your TV to be disposed.

Holiday Solid Waste Collection Schedule for 2018 Mark your calendar for these holidays that will affect your solid waste collection. For those holidays not listed, solid waste collection will take place as regularly scheduled. Save and post this handy schedule for reference throughout the year and save yourself from hauling the trash to the curb a day early or missing your collection entirely for the week. Trash is to be put out after sundown the day before pick up. All trash bags need to be securely tied so that trash does not escape and blow around the complex.

Parking Stickers & Village Vehicle StickersAssociation parking stickers for Condo I and Condo II must be affixed to the front windshield, LOWER corner, on the DRIVER’S side. The Village of Palatine vehicle sticker goes on the passenger side of the front windshield in the lower corner. To park on the streets or parking bays overnight (2am-6am) a current Condo I or Condo II sticker or valid guest pass must be properly displayed.

A few reminders about parking…• No parking is allowed in a fire lane at any time. You may get towed.• Do not park backward when parallel parking on the street.• Let the grass live – ensure that your tires are not on the grass.• Make sure your vehicle is not blocking a driveway or extending into the street.• Owners are responsible for their guests. Make sure your guests park properly when they come to visit.• Vehicles may be considered abandoned (even if you have a sticker) if they have not moved for seven (7)

days or more and may be towed at owner’s expense.• Make sure your license plate sticker is current.

Real Estate Tax Bill

The second installment of your real estate tax bill will list the exemptions you are getting which save you money on your bill. It is recommended that you review your bill to make sure you are getting all of the exemptions you are entitled to. As a homeowner, and if you live in the unit, you should get Homeowner’s Exemption. As a senior (65+), you may be entitled to a Senior Exemption or Senior Freeze Exemption. There are disability and veteran exemptions too. All Exemptions are listed on the Cook County Treasurer’s website at www.cookcountytreasurer.com You can also submit a Certificate of Error for years missed and get a refund. Some exemptions renew automatically and others do not which is why you should check your bill each year. The Palatine Township office can help you with forms and appeals at 721 S. Quentin Road (corner of Quentin & Illinois). They also have information and links to forms on their website: www.palatinetownship-il.gov

SecurityTactical Security continues to patrol the complex and issue violation tickets. They are in the complex on random days at random times and authorized to issue tickets for violations. Please become familiar with all of the rules in the complex. You can reach the guard via their patrol line thru their dispatch office at 847-263-1900 between 4pm – 2am daily. They are also authorized to trespass persons out of the complex if they do not belong here. Help protect your property and your neighbor’s by reporting suspicious activity. Residents are responsible for their guests, including tickets issued by security. Tickets written to renters will be placed on the owner’s account. Please remind your guests to drive responsibly (drive the speed limit which is 20 M.P.H.;

stop at all stop signs; and obey all parking rules. Call 911 if you need Palatine Police.

Payment of fine is to be made payable to the association you live in (either Groves of Hidden Creek Condo I Association or Groves of Hidden Creek Condo II Association) and sent to the appropriate management office within ten (10) days. DO NOT PAY THE SECURITY OFFICER OR SECURITY COMPANY.

911 Phone at Clubhouse for the pool seasonA phone has been/will be installed on the clubhouse wall in the covered deck area for emergencies. The only number that can be dialed is 911. No other calls (outgoing or incoming) can be made with the phone. Should there be an emergency at the pool, this phone may be used to reach help. Owners may be held responsible for costs/penalties that are charged if a false alarm is made.

Snowmobiles, mini bikes (dirt, track, mud), motorized or battery operated scooters (including motorized bicycles), or other unlicensed motor vehicles (such as those driven by children) may not be operated on Association property. The exceptions to this rule are wheelchairs or other equipment used by a handicapped person. Violators may be fined.

No cans – use bags.

Please do not place garbage at the curb earlier than sundown as you may be fined for violation of the rules. In addition, if the garbage men do not pick up your garbage, you must remove it from the curb and store it in your garage until the next pick up. It’s been noted that some residents are placing their garbage at the curb after the garbage men have already done their pick up. They start emptying recycle bins and picking up garbage at 7:00am on Tuesdays. Reminder – the use of garbage cans is not allowed. Please pick up any items that fall out of bags that are not securely tied or animals have gotten into.

Village of Palatine Vehicle Stickers2018/2019 Passenger Vehicle Stickers On Sale NowPassenger vehicle stickers for Palatine residents are on sale and must be displayed before July 1.

The cost for each passenger car sticker is $30 until June 30. Stickers purchased July and later will incur a late payment penalty of $20 for a total fee of $50 per vehicle.

Special status stickers are available for $6 for senior citizens, holders of handicapped license plates, disabled veterans and active military personnel, but are limited to one per household.Vehicle stickers may be purchased on-line, by mail, or in person at the Finance counter in Village Hall. Also, for your convenience, there is a 24 hour drop box located in front of the Village Hall.

Regular business hours:Monday thru Friday 8:00 a.m. to 5 p.m.Palatine Police has authority to issue tickets for vehicles not displaying a village vehicle sticker.

It is a good idea to make sure your pet has some kind of ID tag on them at all times so they can be returned to you when they escape your home. If your pet is missing, contact the Palatine Police Department as someone may have contacted the Police to pick up a stray dog or cat. Tickets/fines may be charged by the village if rabies is not current or animal is taken to a shelter – you will need to pay them for caring for your pet. To reach the police department about an animal…call 911.

Animal licenses are due annually before July 1st as well. All animal license applications must include the animal’s current rabies tag number and expiration.

Village vehicle stickers and animal licenses may be purchased at Village Hall.

Playground is for use by residents and their guests.

1. To start the game, toss a marker (such as a coin, small bean bag, button, plastic toy, poker chip, or similar object) to land on square number one. It has to land inside the square without touching the border or bouncing out. If you don’t get it in, you lose your turn and it is the next player’s turn. If you do get it in, go on to the next step.

2. Hop on one foot through the squares, skipping over the one you have your marker on. Each square gets one foot. Which foot you hop on is up to you. You can’t have more than one foot on the ground at a time, unless there are two number squares right next to each other, in which case you can put down both feet at the same time (one in each square). This would be for squares 4&5 and 7&8. Keep your feet inside the appropriate square(s). If you step on a line, hop on the wrong square, or step out of the square, you lose your turn. When you lose your turn, place your marker in your last completed square and go to the back of the line. If there is a marker on a square, all players must hop over that square.

3. When you get to the last number (10), turn around (remaining on one foot), and hop your way back in reverse order. While you’re on the square right before the one with your marker, bend down and pick up your marker. Then skip over that square and finish up.

4. If you completed the course with your marker on square one (and without losing your turn), then toss your marker onto square two on your next turn. Your goal is to complete the course with the marker on each square. The first person to do this wins the game!

Some variations to the game include:a. Make the game longer by having players do the course in reverse order after completing 1

through 10. Continue by playing 10 to 1.b. Have players do an activity while standing on certain numbers, such as: on number 3, players

have to moo like a cow; on number 6 players have to clap their hands six times, and on number 10 players have to do the chicken dance.

c. Speed up the game by having players hop through the course in a certain amount of time.

How to play Hopscotch:There are many different versions of hopscotch that you may find on the internet, as well as videos of how to play, but below is a very common version. The hopscotch layout is in the playground near the fence.

Board Meetings – Did you know?

Every board meeting has a pre-set agenda of association business. Prior to each meeting, board members receive a packet to review, containing financials, quotes, homeowner requests and concerns, among many other items. To have requests/concerns included in the packet of information board members review and for inclusion on the agenda, homeowners are asked to please contact Pam Stanish a minimum of 10 business days before the next regularly scheduled board meeting. Due to a limited amount of time to get through all pre-set agenda items, attending homeowners addressing the board are asked to please keep comments short and to the point. Work orders should be called into the management office, not brought to the meeting. Homeowners may be asked to give their contact information to our Property Manager to have their concerns followed up on. Our board members are volunteers and we need to be respectful of their time, while making sure homeowners are having their needs met. Thank you for your cooperation!

Parking in a fire lane is prohibited at all times. Vehicles stopped on or parked in a fire lane are subject to immediate tow.

Any vehicle left in a hazardous condition is subject to immediate tow. An example of hazardous condition is a vehicle left up on jacks and unattended.

Any vehicle improperly plated, and parked on the streets or in any parking bay, or any vehicle parked on a lawn, is subject to immediate towing. Parking on the lawn is defined as two or more wheels of a vehicle on the lawn.

Automobile repairs and maintenance should be confined to your garage or driveway. Homeowners are responsible for cleaning or damage to a common area or driveway. Making repairs to your vehicle in the street or parking bays may result in a fine or immediate tow.

Don’t get towed!

You must properly display current Hidden Creek 1 parking permit(s) on your vehicle(s) on all Hidden Creek streets and community parking lots for overnight parking (Brice Court & Emerald Bay require HC2 parking permit) between 2am - 6am.

• Stickers are numbered and are assigned to a vehicle. • Stickers cannot be moved back and forth between vehicles. • Stickers cannot be adhered to a piece of paper, plastic, or any other item, only directly to the

windshield.

Moving or switching parking stickers without written authorization from ABC Property Managers could result in the immediate towing of the vehicle.

Any vehicle not moved for seven (7) consecutive days can be towed from the property at the owner's expense. If your vehicle(s) was towed you must contact Northwest Recovery directly @ (847) 255-7360 to retrieve it. Thank you for your cooperation!

Except for reasonable guest parking only vehicles owned, rented or leased by residents may be parked in the common areas of Condo 1.

Vehicles with Dealer Plates should not be parked on the property at any time. This is a violation of the rules and takes up parking spaces designated for resident use.

Clean Up – Fix Up Time 2018

Spring is here and now is the time for everyone to take a good look at their home and yard and to clean up and fix up. These are some of the items you should consider:

Decks & Patios: Please keep your deck or patio neat and orderly. Do not use your deck or patio as a storage area.

Barbecue Grills: Because of the threat of fire, barbecuing is never allowed in garages. Grills should be kept a safe distance from vinyl siding and from the privacy fence.

Bikes: Please don’t ride bicycles on lawns. Stay on the streets, driveways and sidewalks.

Firewood: Store firewood in racks on decks and patios away from structures to allow airflow. Firewood may also be stored in garages.

Signs: “For Sale” and “For Rent” sales signs are allowed in unit windows but not in lawns near units. Signs are also allowed at the front entrance along Baldwin.

Garage Doors: For your safety, please close the door completely when the garage is not in use. The replacement and repair of the garage door is a homeowner responsibility.

Garbage: Recycle bins and garbage bags can only be put out Monday evening after sunset. If possible, put them out early Tuesday morning to prevent animals from getting into the garbage.

Landscape Watering: Please water the lawn, bushes and trees by your home when it is dry to keep the plants healthy. The association has no way to water the landscaping.

Please make sure all of your appliances are in working order:

1. Furnace cleaned and checked for carbon monoxide leaks.2. Smoke detector and carbon monoxide detector is working with new batteries, fire

extinguisher has pressure.3. Electrical appliances and cords are not worn or damaged.4. Door closures are in working order.5. Fireplace chimney is cleaned.6. Dryer vents and bathroom fans are free of lint and dust build-up.7. Gutters are cleaned out and free of leaves and debris.

TIP - Change your furnace filter monthly. It will prolong the life of your furnace!

Dogs in Hidden Creek 1

Now that Spring is here, any dog damage of lawns will be visible. Homeowners are required to repair all damage done to the lawns by their dogs. This includes regularly picking up dog feces and replanting grass where it was killed. If homeowners don’t repair dog damage, Condo I will repair damage and charge back the cost to homeowner.

All dogs have to be on a leash when outside. Homeowners also have to pick up after their dog when walking them.

Dogs may be tethered in the rear of units only when an adult is present. Dogs should also should not be allowed to bother neighbors when outside. Please refer to the Hidden Creek Condo I rules for details.

The Village of Palatine also has laws regarding keeping pets including dogs. The laws include having shots, tags and keeping dogs on leashes. For more information, refer to the Village of Palatine website.

Need our Rules?

All homeowners should have a copy of Condo 1's rules. It is very difficult to follow the rules if you don't know what they are.

Rules were most recently sent out in June 2010. Homeowners who purchased their units since then should have received the current rules at the closing.

If replacing your roof AND you share the garage roof with

your neighbor, BOTH owners must replace the garage roof

at the same time. Both owners must have a permit. Before

turning in paperwork to replace your roof, check with the

neighbor as they are required to turn in paperwork as well.

Homeowners are financially responsible for maintenance of their roofs. Roofs shared by two

homeowners must be re-roofed at the same time to ensure the roof is properly repaired. Shingle

color and type must be approved by the association prior to any roofing repairs. Any repair work

on roofs must be done by insured roofing contractors. Before roofing repairs are made,

homeowners must obtain approval from the association. An Architectural Request form (and a

copy of the contractor’s Certificate of Insurance) needs to be submitted to get approval. Forms

are available at www.hiddencreek1.com or by calling ABC at (847) 985-4044. Please check the

rules for more information.

Homeowners may need a building permit from the Village of Palatine. For more information,

contact the Village’s Building & Inspections Department Customer Service Representative at (847) 359-9041 or refer to the Village of Palatine website.

Landscape AlterationsCondo 1 rules state that the following alterations are not allowed to be performed by a homeowner without written permission from the Board. These include, but are not limited to:

• Pruning or removing any tree, shrub or bush

• No grass removal

• Planting of any tree, shrub or bush

Parking Tips

Please do not park backward when parallel parking on the street. Your vehicle should be pointed in the same direction as the regular flow of traffic. When parking backwards you cross into the oncoming traffic lane head-on while both parking and leaving. It is in the interest of public safety to not have cars pulling out in unexpected directions. Predictability is safety.

No vehicle may extend beyond the end of a driveway or block access to or from any driveway. Vehicles blocking access to any driveway are subject to fine or tow.

Residents are responsible for their guests, including tickets

issued by security. Please remind your guests to drive the speed

limit and stop at all stop signs, and obey all parking rules. Any

Homeowner InsuranceAs a reminder, all homeowners must provide proof that their unit is insured.

Most insurance companies will fax or mail the necessary information to ABC Property Managers with just a phone call from the owner.

Since most insurance policies expire annually, proof will need to be provided annually. Most insurance companies can make a note in the records to send the information automatically each year if you ask them to. Please work with your insurance company so that you are in compliance.

InsuranceCondo I has an insurance policy with American Family Insurance which covers the common elements. Homeowners still need to have their own insurance policy to cover their unit and

personal belongings. The policy runs from March 15, 2018 to March 15, 2019. If you are refinancing or selling your unit and need a certificate of insurance, contact American Family

Insurance at Ph 847-246-4044.

Homeowners should be insured for the Association's deductible of $5,000. Homeowners should contact their own insurance agent to add the coverage.

For owners who rent their properties:When owners obtain a new tenant, Management MUST receive a new lease packet. It needs to be complete (all signatures and pages returned along with a copy of the new

lease) and reviewed BEFORE any new tenants move in.If owners need a copy of the lease packet they can contact management and ask for

one. Owners are required to forward management a copy of their license from the Village of Palatine yearly as it renews. All leases must be for a minimum of 12 months.

Owners need to arrange alternative garbage pickup when rental units are being cleaned out. Owners will be responsible for fines incurred due to garbage being put out prior to sunset the evening before regularly scheduled pickup. Please make note of the Village's

refuse holiday schedule.

PLEASE DO NOT PUT YOUR GARBAGE OUT TOO EARLY.Residents of Palatine may place an unlimited amount of household trash out for weekly collection. No personal cans are allowed at the curb. Please have your material out by 6:30 AM to be assured pick up.

If garbage is placed out earlier than sunset of the evening before pickup, homeowners may be assessed a fine.

Dryer Vent HazardsAt the very minimum of once per year, you should make sure that your dryer vent is cleaned.

You can do this by disconnecting the dryer hose from the wall and reaching in the vent in the

wall to remove any objects or excessive lint. In addition, make sure that your hose from the

dryer to the wall vent is securely connected. If you have an attic, take a peek and make

sure the dryer’s flexible tubing is attached through the roof vents and not just venting into

the attic which could cause a mold and mildew problem. If you need your roof top dryer vent

unit cleaned, call Williamson Management and for a fee, they will have the unit serviced.

Lint is an extremely flammable material. It is quite easily ignited and it spreads fire very

quickly. Dryer lint screens should be cleaned with every load of laundry. Dryers should

never be left running when you leave your home or at night when you are asleep due to the

possible fire hazard.

Recycling BinsYour green recycling bin must have your address and unit number on it. Bins must be stored

in your garage or unit. Owners with bins left outside past sundown the day following pick-up

may be fined. If it cannot be determined whose bin is outside the building, all owners of that

building will receive a letter. Please work with your neighbors to clean up the front of your

building and get the bins stored inside. The bins are only for recycling materials. Do not put

your regular garbage in the bin as it will not be emptied.

There is to be no tree climbing, hanging from trees, or

attaching of ropes to any tree branches. Hammocks, swings,

piñatas, etc., are not permitted to hang from the trees or any

part of the building.

Insurance ReminderAll owners are required to provide proof that the contents of their unit are insured. Please

have your insurance agent send a copy of your declaration page to Williamson Management

at 215 William Street, Bensenville, IL 60106 or fax it to them at 630-787-0336.

Homeowners not in compliance will be fined and not permitted to rent the clubhouse, obtain

parking stickers & guest passes, nor pool tags. Since most insurance policies expire

annually, an updated copy must be sent each year. You may want to request your insurance

company to provide the information automatically each year at renewal time. It is

recommended that homeowners are insured for the association’s deductible. Depending on

the claim, the association can charge the association’s deductible to the homeowner at fault.

You may contact Williamson Management to check if they received it from your insurance

company as sometimes it is not sent, but you think it was.

Thank you for picking up after your dog. Please dispose of the dog waste properly and

do not leave bags of dog waste outside the buildings.

Outdoor Grilling Now that “grilling season” is here, please take a few precautions;

Please consider grilling in areas where the smoke will not be

offensive or intrusive to your neighbors. By simply moving the grill

away from open windows, the smoke will be able to dissipate into

the air more rapidly and your neighbors will appreciate your

consideration and thoughtfulness.

If you are using a charcoal grill, you must have a temporary

protective metal flooring between the grill and the balcony floor/patio

floor. This is to make sure no hot coals fall on the balcony as it may

start the wood on fire.

Also, once the coals are cooled, please dispose of the ashes

properly so that they do not blow around and create a mess.

Use a temporary metal flooring to protect your balcony. This could be: a cookie sheet; tin foil; sheet metal, etc.

Hoses –Hoses may not be left connected to the outside spigot October through

March yearly. From April through September, one hose may be left connected to the spigot provided it is wound up neatly and stored behind the shrubs. Hoses may not be left laying across the grass, driveway, shrubs, or sidewalk when not in use. Anyone using a hose without a nozzle or letting water run from the outside spigot will be fined $25 per occurrence. This is to conserve water and hold down water costs. Neighbors will have to work it out amongst themselves if more than one resident wants to keep a hose connected. There is a spigot in the front and back of your building. If you notice the spigot continues to drip after you shut off the water, please report it to management so that it may be repaired.

Plumbing Issues

All residents are asked to not pour grease down the drains or flush items down your toilet that may clog the sewer lines. Some items that should NOT be put down the sink or flushed down the toilet include:

Diapers; Wipes; Food; Grease; Paper towels; Feminine sanitary products (tampons/pads); etc.

Only bodily waste and toilet paper should be flushed down the toilet. Items that should NOT be put in garbage disposal: celery, artichokes, asparagus, lettuce, corn husks, carrots, onion peels, potato peels, and non-food items.

If you have a dripping faucet or a running toilet – please get them fixed so you do not waste water. Every drop counts and costs the association money!

Second floor owners are responsible for caring for damages caused to the unit below them or to common elements due to a water leak in their unit.

If you need to shut off water to your unit, use your main valve located in your laundry room. Take time to become familiar with how to turn off your water and make sure your valve works so you can use it in an emergency or when you are having plumbing work done. If you need to replace your main valve and have water turned off for the building, you must arrange this with management beforehand as all residents in your building & connecting building must be notified.

If you do experience a sewer back-up or any water leak, please contact Williamson Management immediately at 630-787-0305.

Private Property – Lake and area surrounding the buildingsThe lake behind the Condo II buildings is Private Property as it belongs to The Groves of Hidden Creek Condominium II Association. The land/grass around the Condo II buildings is also Private Property. Use of these areas are for Condo II owners/residents and their guests only. All others are trespassing.

Please call the police or security to have trespassers removed from the property. Those who live on Hidden Creek Circle, Brice, or Emerald belong to Condo II and should be able to prove to police that they live here and are not trespassing. Signs have been installed advising that the area is Private Property and No Trespassing is allowed. Please do not walk on the seawall.

Due to the slope of the land to the lake, Condo II residents should use caution when walking behind the buildings. When possible, the landscaper or maintenance will remove debris from the lake. We are using Apex Landscaping again and part of their contract is to clean up along the lake/sea wall each week they are in the complex. If you notice trash that is not being picked up weekly, please contact Williamson Management with the location.

The lake is not to be used for swimming, boating or skating. Recreational activities, other than line fishing from the bank are prohibited. Fishing from the bank is allowed. Use of remote-controlled devices is not permitted.

Architectural Improvements – Obtain approval BEFORE you do the work!

If you plan on doing any work outside of your unit, you must submit an Architectural Improvement Form and receive approval prior to work being done. This includes, but is not limited to, installation of a satellite dish, windows, unit door, security cameras, garage door keypad, landscaping outside of the existing flower beds, etc. If unsure if you need to submit a form or not, contact the management office.

Any change to the Building, Common Elements or Limited Common Elements must have approval by the Board. A sketch or photo of the location of the work is required to be submitted with the form. The more information you provide, the better. Please note that satellite dishes are not permitted to be installed on the roof.

The rules state: Nothing may be placed on, nor any alteration made to, any portion of the outside of the walls, windows and roofs without the prior written consent of the Board. No alterations may be made to the balconies or patios without the prior written consent of the Board. This includes, but is not limited to, the mullion bars in the front windows of the unit.

You may obtain the Architectural Improvement Form by contacting Williamson Management at 630-787-0305.

Inspections/Violations – Management will be doing an inspection of the property soon and owners will be notified of any violations. Some violation notices may be a warning notice and others may have a fine associated with it.

Items are not permitted to be stored in the closet under the stairs. If you have items stored there, please remove them immediately.

If you made an alteration to the building without approval, send in an architectural improvement form so that management can inspect the areas and bring to the board for determination of approving your change or requiring the owner to have the area restored to its original condition.

The association has the right to remove unauthorized changes and charge back the unit owner for costs to bring the area back to its original condition.

It is the responsibility of each homeowner & resident to know the

rules and regulations of the association as violations may incur a fine

as well as a charge back to owners for repairs.

SecurityAll garage doors should be closed (unless you are working in the vicinity) and locked so that intruders may not enter the building. Do not leave your garage door open or the front lobby door propped open if you are not present. You are putting your neighbors at risk for an intruder to come into the building when doors are left open and unattended. If you need a new name tag on your door buzzer or mailbox, please contact Williamson Management.

Periodically test your door buzzer/intercom system. If you find that it is not working properly, please report it to management so that it may be repaired.

Residents are the “eyes and ears” of the association. If you think something is wrong, report it to management to be investigated. If you have ideas on how to make the association better, provide your ideas to management as well. Thank you!

Your home is your castle and you have the opportunity to get more involved right now!

The association should have five people on the board but there are still two vacancies. If you are interested in serving on the board, start by contacting Williamson Management, talking to a current board member, or attending a board meeting.

Monthly Assessments – Balance Due Owners may confirm their assessment amount or if there is a balance due by contacting Williamson Management at 630-787-0305. Pool passes and parking stickers/guest parking permits will not be provided if there is a balance due on the account. It is the responsibility of the owner to make sure no money is owed. Sometimes owners write the wrong amount on their check. Make sure you are not one of them!

In addition, a current certificate of insurance needs to be on file to obtain pool passes and parking stickers.

Board members are provided with a packet of information prior to the meeting so you have time to prepare and be informed of the topics that will be discussed at the meeting. Condo II meetings are usually held on the first Thursday of the month. Two members of the board also serves as a Condo II representative on the Community Association board. Take an interest in your property! Serve on the Board! Help make decisions to improve the property! Your voice matters!
