It’s often true that the biggerthe condominium, the bigger
the bargain per square foot. Butthat’s not the case for a covetednew collection of suites at a luxu-ry midtown development byCamrost-Felcorp Inc.
Unveiled at a preview eventthis week, the Foxbar Collectionat Blue Diamond will consist of36 two- and three-bedroomsuites and 18 three-storey town-houses starting from $850,000and $2.35-million respectively.
“From a sales point of view, it’sthe first time in probably 30 yearswhere larger units are currentlypriced higher than smaller units[per square foot],” says JosephFeldman, development manager.
“The market is currently reallyunderserved and there are fewoptions, so we’re just introducingproduct at a very attractive pricepoint that facilitates that over-whelming demand.”
These units will range from1,185 to over 2,000 square feet onthe top three floors of the 26-sto-rey tower, which is part of Impe-rial Village, a master-plannedcommunity on a 2.9-acre site onSt. Clair Avenue, east of AvenueRoad.
“The Foxbar collection is ableto offer larger units that are morefunctional in design, have largerbedrooms and more grandioseliving space,” says Mr. Feldman.
“It really provides downsizersan opportunity to enter the con-do market, which is hard to comeby nowadays in Toronto.”
For buyers seeking the feel of a low-rise home without themaintenance, there will be town-houses between 1,600- and 3,040-square-feet with street-level entryoff Foxbar Road, plus upperdecks and backyard terraces.
“Townhouses are very differentfrom condos, but on the themeof spaciousness, the townhomesfit that mandate of [offering]larger suites,” Mr. Feldman states.
While Diamond Schmitt Archi-tects will oversee tower suite in-teriors, U31 will dress thetownhouses, each with threebedrooms, two bathrooms, anoffice and open principal roomswith 10-foot ceilings.
Townhouses will also havebasements with access to an indi-vidual garage within an under-ground facility connected torecreational amenities in thehigh-rise and completed sistertower anchored by an LCBO andMarket by Longo’s.
“In addition, through that P1level, the whole building andcomplex will have access to thisamazing facility in the adjacentImperial Plaza, dubbed the Impe-rial Club,” Mr. Feldman states.
“It’s over 20,000 square feet ofamenity space that includesswimming pools, squash courts,extensive fitness facilities, movietheatre room … and golf simula-tor.”
Blue Diamond will also restoreand redesign the former DeerPark United Church on site as anopen courtyard with retail out-lets. “Residents will be able toenjoy this very unique landmarkin the city, just steps away fromtheir lobby,” Mr. Feldman adds.
Monthly suite fees will be 59cents a square foot and towns$375. Lockers will be $5,000 andparking $55,000.
Occupancy is slated for fall2018.
