Why?

The Australian culture and the opportunities which exist for Women within our society are rapidly changing for the better. The following however are some interesting facts. Did you know on average.

• Women retire with 43% less retirement savings. • They spend less time in the paid workforce. • Are promoted less. • Earn around $1million less in their lifetime. • Have substantially less super.

The old adage, it takes money to make money is true here also and means that activities like property development would be out of reach for nearly all Women individually.

How it works

Lets say Jenny has $5000 in savings she would like to invest in a property development project.

An individual development might cost $1 Million, $2 Million, or even a $100 Million in funding requirement before it can be sold and a return made.

Jenny will never have the capital to invest on her own.

However by combining Jenny’s savings with other investors savings the pool of money

created allows a project of nearly any size to be completed. This is what is called a community funded scheme.

Investment into a community funded scheme can be made by an individual, a company or a self managed super fund.

Scheme Advantages

Use of a community investment scheme in property development has many advantages. The principle one being that the development is not burdened with a loan from a �nancial institution.

This reduces an area of overall risk to the project as it is fully equity funded and doesn't need to borrow. Meaning there is:

No Interest Paid to a lender. No Presales required at a lower selling price. No Bank pressure/interruption if conditions change. Less time pressure if development is held up.

In addition the money which is invested e�ectively stays in the community instead of pro�ts being siphoned o� by the big banks. The people making a return on the invested money will be you, the investor, and any other investors involved in the scheme.

Why Property Development

All investment has risk.

Investment in property development however helps mitigate areas of risk. When a site is examined we ask the following question. Will the proposed �nished buildings be marketable at a price that covers all development costs and provides an acceptable return to investors. High Demand for new property in Australia. Rapidly increasing investment from overseas for new builds. Comparably low volatility in value when compared to other investment classes, for example shares. De�ned estimated time frames for return on investment. Tangible asset for the investors. Empowering women to create their own �nancial freedom is a key goal of The Australian Women’s Development Fund. This goal is delivered through education seminars, education materials and providing a safe friendly environment in which Women can learn about investment in property development.

The Australian Women’s development fund was created to provide direct access to investment opportunities that would normally only be available to high net worth individuals or institutional investors. We believe the higher returns that these types of investments can o�er, combined with our risk averse approach, provide a way to address the �nancial inequity women still face. It allows women to build �nancial security, no matter what their current circumstance.

Philanthropy is central to the Australian Women’s Development Fund. Each project is aligned with a selected charity partner which supports women and girls – we see investment as the continuous circle represented in our logo, with women supporting women as they support themselves. Through the Australian Women’s Development Fund Gift Trust, investors have the option of contributing a percentage (their choice) of individual returns to the elected project charity, or to their own philanthropic cause.

Our vision is for long term �nancial, social, and environmental sustainability – our projects provide a way to create sustainable funding for charities and community organisations, as well as building long term �nancial security for our investors.
