Scheme Advantages

Use of a community investment scheme in property development has many advantages. The principle one being that the development is not burdened with a loan from a �nancial institution.

This reduces an area of overall risk to the project as it is fully equity funded and doesn't need to borrow. Meaning there is:

No Interest Paid to a lender. No Presales required at a lower selling price. No Bank pressure/interruption if conditions change. Less time pressure if development is held up.

In addition the money which is invested e�ectively stays in the community instead of pro�ts being siphoned o� by the big banks. The people making a return on the invested money will be you, the investor, and any other investors involved in the scheme.

Through the Australian Women’s Development Fund Gift Trust, investors have the option of contributing a percentage (their choice) of individual returns to the elected project charity, or to their own philanthropic cause.
