    Is Your Maintenance Immortal?

    The Immortal Jellyfsh

    I

was reading about Turritopsis nutricula, the im-mortal jellysh and started thinking (yes I know

this is dangerous). I started day dreaming whatmaintenance management would be like if assetscould regenerate themselves before they becomeworn out?

TheTurritopsis nutriculaaccomplishes this feat bybeing able to revert back to the polyp stage after it

reaches maturity. It is their process of regenerationthat inspired scientists to nd a way to use stem cellsfor renewing damaged tissue in humans.

    Can Maintenance ManagementEvolve?

Now we all know non-biological organisms cantregenerate themselves. Unfortunately, this meansthat getting the most out of a facilities asset is highlydependent on the type of maintenance care it re-ceives. The better the maintenance care is, the longerthe assets useful lifecycle, the fewer repairs it willhave and the asset will be more energy ecient.

In the end, every asset will need to be replacedbecause they eventually reach a point where pre-ventive maintenance, predictive maintenance andreliability centered maintenance etc. is no longercost effective. So until self-repairing bio-mechanicalassets are created, asset and maintenance mana-gers must rely on maintenance software such asa CMMS to minimize MRO expenses and capitalbudget requirements.

    What is a CMMS?

The best run organizations employ the use ofcompu-terized maintenance management software (CMMS)programs to ensure they are getting the most fromtheir asset. This is because the core functions ofquality CMMS programs enable maintenance ma-nagement to:

    1. Signicantly reduce if not eliminate archaicmanual or spreadsheet methods of recor-ding work requests, work orders and theirresults.

    2. Easily access an assets location, description, cost, date purchased, vendor information, contracts and other asset details to help

make better decisions.3. Schedule all work such as preventive main-

tenance, work orders, inspections, androunds to ensure proactive maintenanceplanning.

    4. Integrate additional technologies such asinfrared or vibration analysis into the sche-duling of asset maintenance.

    5. Record the work history of each asset so thatmaintenance managers always know thecondition of their assets.

    6. Use rugged mobile devices for the harshestindustry facilities increase the eciency ofmaintenance staff by giving them the toolsto not only submit work orders and requestsonline but also enable the completion ofcritical tasks such as inspections or roundsusing paperless checklists.

    7. Reduce the amount of time being spentghting res by using maintenance schedu-ling eciencies to perform proactive main-tenance instead.

    8. Increase asset and maintenance manage-ment visibility so that their organizationrecognizes that effective CMMS cost controltools can substantially impact the bottomline by lowering:

Labor costs as a result of more ecientscheduling of maintenance staff timeas well as reduced overtime.

Repair costs as a result fewer emer-gency or major repairs.

Energy costs because well maintainedassets require less energy to achieve

the same results.9. Better manage vendors and documents by

enabling information such as contracts, photos, blueprints etc. to be stored onlineand retrieved quickly.

    10. Produce management reports indicating: Maintenance trends such as an in-

crease in the number of work orderson a particular asset or similar pro-

blems with like assets across multiplelocations.

Potential problems resulting that ifleft unattended could transform intomajor repairs or replacement.

Best practices for establishing stan-dard operating procedures (SOPs) thatcan be used through the organization.

Capital budget needs by using a CA-PEX report indicating when an asset isexpected to need replacement or refur-

bishment. Training needs that are discovered byreviewing work history for ineffectiverepairs.

On top of all this a CMMS can be a fantastic reservoirof knowledge that can be used to train new staff orre-educate older maintenance staff.
