As a homeowner, when you pur-chased your home you probablymade the largest purchase deci-

sion of your life. You used the services ofvarious companies to locate the home,secure financing and close the transac-tion, all of whom must be trained in theirarea of expertise and licensed by stateand local government.

When the time is right to consideradding more space or remodeling thehome, you will be making anotherexpensive decision. There are thousandsof choices to consider from productsand styles to colors and trends. Mostimportant are where, what and who willhelp assemble all of “the parts.” I thinkpeople would agree that using the serv-ices of companies that have beentrained, certified and licensed to helpput together all those parts is just asimportant now as it was when the homewas purchased.

The Tampa Bay area is home to hundreds of legitimate companies thatcan help put those parts together.Unfortunately, our area also is home tohundreds of “companies” and individu-als who are not legitimate and are notfocused on making your remodelingexperience a successful one. There aremany steps you should take when evalu-ating potential companies to performwork at your home. A few of the keyitems include:

Verify their licensing. Are they proper-ly licensed for the type of work you wantdone? Go to www.dbpr.org to checkstate licenses. The State of Floridarequires all persons performing any kind

of service to be licensed by the state. InPinellas County anyone performingwork at a home MUST possess aPCCLB license (Pinellas CountyConstruction Licensing Board) in addi-tion to any state licenses required. Youmay check this at: www.pcclb.org.

Check their insurance. Do NOT justtake a copy of someone’s insurance cer-tificate as proof, ask for their agent’s con-tact information and CALL to make suretheir insurance is still in effect. Ask to benamed as a certificate holder for the dura-tion of your project.

Ask for references, pictures of jobs andask to speak with their “work-in-process”clients. And CALL those references tomake sure they are not relatives of theperson you are checking on.

Interview your contractor. Can you seeyourself working through issues andproblems with this person? How arechanges handled? Ask what their compa-ny’s business model is based on; are theycustomer focused? Many times, thesekind of questions will let you gain insightinto potential problem areas with thatcontractor’s operation.

has a positive remodeling experience. Composed of full-service

contractors, design-build firms, manufacturers, suppliers,

distributors, sub-contractors, lenders and other related professionals,

NARI is committed to enhancing the professionalism of the

remodeling industry and serving as an ally to homeowners.

As the premier source for remodeling information, NARI

• Promoting only those products and services that are

fair and mutually beneficial to all concerned parties.

Hand Held X-Ray Analysis

Lead poisoning can cause irreversible brain damagein children under 6 or in the fetus of a pregnant woman. Over 40 million privately owned and occupiedresidential homes built before 1978 contain lead-based paint. It may be on any interior or exterior surface, particularly on woodwork, doors, and windows. Even though these surfaces have been painted over, the leadbased paint beneath continues to dry and deteriorate, turning to dust which can contaminate the home through even a tiny nail hole.

X-Ray Fluorescence (XRF) is a non-destructive method

of measuring lead in soil, paint, children’s toys, furniture

and other objects. Testing by a certifed EPA Risk

Assessor will determine the status of any lead paint

hazards and offer corrective options.

IT’S THE LAW!Federal Law requires contractors that disturb painted surfaces in homes built before 1978 to be certified and

Certified Remodeler (CR)Designed to recognize and identify full-service remodelers. Candidates musthave a minimum of five years experi-ence and be employed by or own afirm that derives 90 percent of its salesvolume from remodeling.

Certified Remodeler Associate (CRA)Recognizes individuals who activelysupport the remodeling industry, suchas architects, designers, educators,manufacturers, publishers, suppliersand consultants.

Certified Remodeler Specialist (CRS)Reserved for remodelers who specializein a particular area of the industry, suchas roofing or flooring, etc.

Master Certified Remodeler (MCR)This designation recognizes CertifiedRemodelers that have demonstratedcommitment to the remodeling industrythrough support of their local chapter,NARI National, and/or their local com-munity. The MCR identifies CertifiedRemodelers that have withstood the testof time and continue to be successfulwithin the industry. Candidates mustcomplete and submit this application forconsideration by the NARI CertificationBoard. In addition to completing andsubmitting an application to qualify forthe MCR certification, candidates mustbe a Certified Remodeler for a minimumof 10 consecutive years and holdanother NARI certification. Candidatesmust have been involved with their localNARI chapter or NARI National and/orinvolvement as a leader in the localcommunity. Candidates must submit aletter of recommendation from theirchapter executive or chapter presidentor three letters of recommendation fromrecent clients.

Universal Design Certified Remodeler (UDCR)This designation includes remodelerswith knowledge and skills in a broadrange of universal design and remodel-ing. Individuals with the UDCR designa-tion are recognized as experiencedremodelers with skills and knowledge inall aspects of universal design andremodeling. Candidates must completeand submit this application for consider-ation by the NARI Certification Board. Inaddition to completing and submitting anapplication, to qualify for the UDCR cer-tification exam, candidates must havebeen in the remodeling industry for a min-imum of 5 years. Candidates must alsohave completed a minimum of 8 hours ofuniversal design remodeling/buildingrelated education.

Certified Lead Carpenter (CLC)Designed for lead carpenters who areskilled and knowledgeable in the tech-nical, hands-on aspects of their work,but also have demonstrated skill andknowledge in project management,supervision and customer service.Candidates must have a minimum fiveyears experience with at least two ofthose years as a lead carpenter.Companies who believe in providing aquality product will make sure their leadcarpenters are trained and certified sothey can produce better jobs, be moreprofessional, run projects more efficient-ly, and interact more proactively withtheir customers.

Certified Kitchen & Bath Remodeler (CKBR)This designation allows homeownersto identify contractors who do exten-sive work in kitchen and bath remod-eling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. TheCKBR certification addresses theunique aspects of kitchen & bathdesign and remodeling, includingtechnical expertise and new productknowledge.

Green Certified Professional (GCP)The GCP designation is designed torecognize and identify remodelerswho apply green or sustainable prin-ciples to their remodeling projects.They understand key green buildingconcepts including energy efficiency,site management and use, indoor airquality, water conservation and theuse of building materials and finishes.The GCP certification addresses howgreen remodeling can make homesmore durable, efficient, sustainable,healthier to live in and less expensiveto operate.

In the past, I have often spoken to a homeowner or group of homeownersand wished I could show them the high-quality work NARI Tampa Bay Area

members do. And now I can. The following pages are dedicated to our 2011Contractor of the Year (COTY) Awards.

COTY Awards recognize excellence in the remodeling industry in severalremodeling categories, including whole-house renovations, kitchen & bathremodels, interiors, historical renovations and more. In addition, award cate-gories are broken down by total project cost. For instance, there’s an awardfor residential interior over $100,000 and one for below $100,000. Sowhatever your budget, you can see the possibilities.

RESIDENTIAL BATH UNDER $30K 1ST PLACE

Having previously remodeled their 1952 cottage to includea master suite with a bathroom for the man of the house,

the woman of the house felt it was her turn. The challengewas to meet her needs in the existing 6'4" x 8'6" space. A frequenttraveler, she wanted her new bathroom to be comparable to the ele-gant hotel room bathrooms she uses on her trips. Her goals includedmaximizing storage space, adding a whirlpool tub, keeping a propersized lavatory and having a place for her cat’s litter box. The firststep was selecting the perfect whirlpool bathtub. The KohlerBancroft works not only for peaceful bathing, but also features alarge, non-tapered bottom basin for comfort in daily showering.

Custom-built cabinetry allowed each section to be sized to fit theroom’s specific measurements and to maximize storage. Uniquelyplacing the lavatory allowed for a 17" x 14" under-counter lavatoryin an 18" deep vanity. A slide-in “garage door” in a lower cabinethides the litter box when guests are visiting. A pocket door elimi-nates the swing area from the previous hinged entrance door.

The master bath room in this south Tampa townhousejust had too many walls with small closets, no tub andwas just plain dark. It was basically non-functional

for 2 people to use at one time.The owners found West Coast both via a NARI referral

and Remodeling Today magazine. Together, they worked to design a floor plan that would meet the owner’s goals ofhaving a large heated Roman tub, separate water closet,large walk-in shower, double vanity and large walk-in closet.The challenge was relocating and adding drain and waterlines on the 2nd story to accommodate the plan, but it wasaccomplished!

Porcelain wall tile was installed to not only the showerwalls, but the walls extending from shower all around the tub area. It was cut on a 45 degree bevel at the outside wallcorners for a smooth, edge-free look. Italian glass tile wasused throughout as an accent to aid in the blending of granitecounter tops installed over semi-custom KraftMaid cabinetry.

Lighting was installed throughout to accent shower andtub area and was finished with a large crystal chandelier overthe vanities, providing ample lighting throughout the room.The final touch was exquisite trim work around doors andcrown molding on tower units along with the custom woodshutters over the windows.

All of this resulted in a brand new bathroom suite theowners will enjoy for years to come!

This 25-year-old dental office had neverbeen updated. Purchased by two dentists—a husband and wife team—

the goal of this remodel was to turn it into astate-of-the-art practice. Additionally, the project had a 12-day timeline.

The remodel consisted of all new flooring,new ceiling tile, running wiring into every room for computers and televisions, removingwallpaper throughout and retexturing all of thewalls. New doors were added throughout,including a decorative entry door.

Crown molding provides a nice added touchto the waiting area and a large curved receptiondesk welcomes visitors. Archways were added to the exam rooms to add a bit of shape to thesquare rooms.

Last but not least, the office’s bathroom wasupgraded to make it more attractive.

The tech-savvy dentist can now X-ray his clients’ teeth and show the results on the television in their exam room. Or, they canwatch DIY while getting their teeth cleaned.

The economic conditions of thepast few years have thrown a mon-key-wrench into plans and dreams

for so many homeowners. Unfortunatelymany of us have had to adjust our goalsand re-plan our futures.

With the real estate market in anunknown state, people are really nervousabout selling their houses to buy newer,bigger homes. Many of us are makingdue with what we have and are “waitingout” the economy. However, many moreof us are doing remodeling projects toupgrade our current homes until thingsget better.

If you have not already done so, it maybe time to re-focus and possibly re-plan.Fortunately, there are options that mayactually be better than our original plans.

For those who need more space andthought the answer was to sell and buya larger home, perhaps the solution tothe space crunch is an addition orextension. This solution also works wellfor accommodating merging families.Just as there are many considerations inthe decision to relocate or remodel,there are many factors to consider inchoosing to remodel your home in

order to accommodate grown childrenor aging parents.

Perhaps the biggest issue in opting forextended family living is that of privacy.With the proper remodel, good commu-nication and firm agreements, this optioncan have many significant financialadvantages. Although the costs of run-ning a larger household will be more thanthose of a single family unit, the costswill be less than those of two separatehouseholds.

Perhaps you want to downsize orprepare for a scaled back lifestyle orretirement of sorts. In that case youmay want to prepare your home for thenext phase of your life. Just becauseyou may be retiring from your businessactivities certainly doesn’t mean youwill be retiring from life. This may bethe perfect time to make those changesin your home to suit your new life-style.This could include setting up a homeoffice, hobby rooms or even privateguest quarters for visiting family andfriends. Although guests won’t demandit, they will really appreciate a bed-room suite. If you are retiring and wantto remain in your house, be sure to look

into the many remodeling options for“aging in place.”

As you contemplate the advantagesand disadvantages of moving vs.remodeling, there are definite locationfactors to consider. These factors willdepend on a number of things includingyour age and the age of your children,proximity to activities that you andyour family enjoy, and the neighbor-hood itself. If you have children inschool, you may want to avoid disrupt-ing them. This is a strong incentive forremodeling instead of moving. Theremay be other advantages to staying inyour current home. These could rangefrom the actual block you live on, thetranquility or busyness of the area, theproximity to transportation or evenyour immediate neighbors. We tend tonotice those things that we don’t like,but it is equally important to not over-look the advantages to staying where weare. In making a decision, it is usuallybest to write down all the pluses andminuses to your current location andhave your family do the same. You mayfind that there are significant advan-tages to staying in your current home.In that case, remodeling will be a betterchoice for you and your family.

According to Jeff Wolf ofJeffery M. Wolf General Contractor it is important to look at the following:

“How much do you love your homeand your neighborhood?

Can you live with four to six months ofcompany who arrive at 7:30 in the morningand stay until 4:00 or later in the afternoon?Can you live without that kitchen, bath-room, laundry room or whatever combina-tion while remodeling takes place? Or, canyou move out for the duration? (In somecases moving may be a requirement.)

Will your home be worth enough tojustify the investment, or can you sell itand buy an existing house for the same orless money?

Answering these questions will helpyou decide whether or not to remodel.

As a builder and remodeler it was aneasy decision. I love my house and myneighborhood and I don’t plan to moveany time soon. I know the quality of mywork and I would not be comfortablewondering what was (or wasn’t) insidethe walls that someone else built.PH

Assuming you decide to remodelinstead of moving, keep in mind that awell-done renovation will add value toyour home, so when the time does cometo sell, your home will be worth signifi-cantly more.

If a careful analysis of your living sit-uation indicates that it is time to sell, Iurge you to find a home stager to assistin the process. A good home stager willgive you an honest assessment of yourhome, coordinate any needed repairs,assist with the re-arrangement of furni-ture and will help in the decoration ofyour home for a fast sale at the bestpossible price.

Steve Perry of J. S. Perry and Co suggests the following:

“If you do relocate, it is good to have acontractor walk the house with you.They will be able to help you visualizethe possibilities and recognize the poten-tial of the house, as well as provide ballpark cost data to help you determine ifrelocating is the correct solution for you.

The other side of the coin is stayingwhere you are and remodeling your exist-ing home. The obvious advantages areyou don’t have to move and you don’thave to pay all the fees associated withbuying a new home, i. e. realtor fees,mortgage fees and the cost of moving. Sohaving an excellent contractor at yourdisposal is beneficial no matter whichroute you decide to take.”

Michael Miano of Sun Bay Builders advises as follows:

“I believe this is your best time toremodel. Remodeling costs have beenvery stable, if not low, in most cases.Invest now, and reap the benefits whenthe real estate market rises again.”

Whether you choose to remodel or torelocate it is vitally important that youchoose to work with professionals whowill help you optimize your future livingarrangements.

Remodeling your house is a greatway to get the home of yourdreams and to increase the value

of your single largest asset. Before thework begins, however, it is important tolay the groundwork for success. Here arefive tips for a successful project.

1.SELECT THE RIGHT CONTRACTORThe single most important step in anysuccessful remodeling project is hiringthe right contractor. It doesn’t have to bedifficult, but you do need to do yourhomework.

Basic requirements include findingsomeone with a track record of success inyour community and making sure the con-tractor you hire is properly licensed andinsured. Membership in a trade organiza-tion like the National Association for the

Remodeling Industry (NARI) means thecontractor is informed about the latestproducts, construction techniques andindustry issues.

The best way to find a qualified remod-eler is to be referred by someone who hasjust had a successful project completedby that firm. Talk to your relatives,friends, neighbors and coworkers whohave had recent remodeling done. Thekey is to get a referral from someone youtrust.

Then, interview your candidates. Thecontractor you hire needs to be someoneyou can communicate with and someoneyou trust. Remember, you and yourremodeler are tackling your projecttogether. It is critical that you hire a con-tractor as committed to the success ofyour project as you are.

2.SET A BUDGETEstablish a firm budget for your remodel-ing project. You don’t want to end up shorton cash and not be able to finish your proj-ect, nor do you want to end up deeply indebt. Work with your contractor to get themost for your hard-earned dollar. He or sheshould have a general idea of how muchyou are willing to invest in the project andcan help you stay within that budget.

Remember, changes are costly. Theworst remodeling mistake many home-owners make is to wait until the con-struction process has begun and thenstart changing their minds. They want adifferent design, a different product or toadd something altogether new to the ren-ovation. To make the most of your budg-et, the time to explore and make changesis during the planning stage.

It’s a good idea to keep 10 to 20 per-cent of your budget in reserve for anyunexpected expenses. Unforeseen costswill inevitably arise and you don’t wantto be unprepared.

3.CREATE A REALISTIC TIMELINETiming is critical when planning a homeimprovement project. Be sure to select astart date and an approximate finish datethat best fits into you and your contrac-tor’s schedules.

Be realistic. If you are remodeling yourkitchen and jobs similar in scope typical-ly take six weeks to complete, don’texpect yours to be done in three. Andmake sure to factor material deliverytimes into your schedule.

Before work begins, ask your contrac-tor what inconveniences may occur andplan for them. Take into account any spe-cial events so that you and/or yourremodeler can plan accordingly. Propertiming of your job can go a long waytowards reducing stress levels and mak-ing your project run smoothly.

4.CONSIDER RETURN ON INVESTMENTThe primary reason for remodeling anexisting house is to get the home youwant. A remodel should, however, prop-erly position your home in your neigh-borhood from a value standpoint. Youdon’t want to overbuild because youmight not be able to realize the increasedvalue if you need to sell the home, butyou don’t want to underbuild either. Toget an idea of home values in your neigh-borhood, visit local open houses andkeep an eye on the sale price of homes inyour area.

Remodeling lets you invest in yourexisting asset and increase its value.Generally speaking, the remodeling proj-ects with the best return on investmentinclude kitchen and bathroom remodels,bathroom additions and cosmeticchanges (a new roof, paint or carpeting).

5.PUT IT IN WRITING“A well written contract spells out what thehomeowner is getting from the contractor,”says Jeff Baughman of the BaughmanLaw Group in St. Petersburg. Accordingto Baughman, a NARI member, a con-tract should include a comprehensivedescription of the project or “scope ofwork,” a payment schedule, a timetable,and the types of products/materials thatwill be used.

“Construction contracts in the State ofFlorida require a lien notice, construction

recovery fund notice and Chapter 558notice, as well as the contractor’s licensenumber,” Baughman says.

A contract should also list provisionsfor warranties, changes in proceduresand, in case a conflict arises, alternativedispute resolution clauses.

Review the contract thoroughly andonly sign once all your questions have been answered. And always besure to keep a copy of the final docu-ment for your records. Once the ink is

dry, you are ready to turn the remodel-ing ideas you’ve been dreaming aboutinto reality.

Every homeowner wants a greathouse. We remodel our homes toimprove our kitchens, our bath-

rooms, our living spaces and, hopefully,our quality of life. Our desire to have aplace where our families can be happy,healthy and safe is the reason we spend asignificant amount of energy planningand selecting just the right materials ordesign elements for our homes.

Consider this analogy. Most of us hadto work hard in school to get goodgrades. It wasn't always easy, but bringinghome a report card with straight “Ds”was not acceptable. And with good rea-son. A below average grade—barely pass-ing—was hardly an accomplishment,and definitely not something of which tobe proud. Similarly, our building codesare often designed to be just good enoughto meet minimum standards. They areessentially the equivalent of a “D.”

When we talk about what a greathome is, we should be talking aboutsomething that is a better than a "D."This is where green remodeling comesinto the picture. Green remodeling andbuilding are all about going well beyondthe bare minimum to create something ofquality that is healthy and safe for youand does less damage to your environ-ment and community. Green remodelingis really about making great spaces foryour family while being responsible.Keep in mind, however, that differentpeople view green in different ways. Notall green building approaches are alsohealthier and all healthier building prac-tices are not green.

We all know that green remodeling isthe right thing to do, and it’s probablysafe to say that there are few builders orremodelers who do not want to buildgreen. So why isn’t everyone remodeling

green? It is a bit of a “Catch 22.” Mostconstruction professionals do not believehomeowners are interested in greenbuilding and remodeling techniques; andmost homeowners think constructionprofessionals either do not want to or donot know how to build green. And bothparties think it costs more. Well, let’s setthis story straight.

MYTH #1—HOMEOWNERS ARE NOT INTERESTED IN GREEN This is obviously not true. Organic foodsales are through the roof. Target is sell-ing bamboo shirts (which incidentally arenot very green), and Ford is producingefficient hybrid vehicles. In a less thanstellar economy, the growth in the sus-tainable and green market continues tobe steady. Why? Because when we havethe opportunity to have healthier, happi-er lives, we choose them. What you, as ahomeowner, need to do is let yourremodeler or designer know that you areinterested in green building and remodel-ing techniques and ask to have yourremodel certified.

According to Jeffery Wolf, GCP andpresident of Jeffery M. Wolf GeneralContractor, there is significant interest ingreen remodeling in the Tampa Bay area-market. “Whether it means adding foaminsulation, better windows or a newHVAC system, a focus on green remodel-ing products and techniques is popular.”

MYTH #2—GREEN BUILDING AND REMODELING IS EXPENSIVEIn fact, data from around the countryshows that building a new “green certi-fied” home adds only two to three per-cent to the cost of a home. And experi-enced green builders and remodelers canoften show a reduction in the overall costof the project because they are better atbuilding green.

“In my opinion, green building startswith the home’s envelope and makingsure it’s sealed properly,” says Wolf.“Optimally placed energy efficient win-dows, a good insulation package and aright-sized HVAC system come next.These items are just good building prac-tices and if they increase the cost of aPH

project at all, those increases are usuallymodest.”

Water-saving shower heads cost thesame as regular shower heads and offerthe same pleasurable experience. Dualflush toilets use a fraction of the waterand cost the same to purchase and install,saving money on water bills.

Today, ultra-Low VOC paints are thesame price as regular paint but are muchhealthier for your family, as are No-Added-Urea-Formaldehyde-plywoods.Your biggest expense comes from thethird-party inspections that green remod-eling requires, but the value of having anindependent audit of the performanceand the project seems worth the minimalcost.

MYTH #3—GOING GREEN IS TOO HARDFor you, the homeowner, going green inremodeling is easy. Just tell your remod-eler and designer you want your projectto be as green as possible. That is all youhave to do. For the remodeler or designprofessional, there is some workinvolved. Just like school, this requiressome training and some practice.Because the secret to green remodeling isin the process and NOT the product, theplanning and design stage is very impor-tant and takes additional effort to thinkthings through and consider the impactof an action.

“We use many of the constructionmethods people consider green on everyproject we do because they are simply

better processes,” says Don Strobel, pres-ident of Strobel Design Build. “We doeverything we can to provide a betterhouse product.”

MYTH #4—GREEN BUILDING IS ONLY FOR BIG PROJECTS OR NEW HOME CONSTRUCTIONTotally untrue! While LEED requiresthat you practically re-build your home,green remodeling projects of all sizes arehappening all of the time; bathroomremodels, kitchen remodels, window andsiding replacement, attic or basement fin-ishing, and, of course, additions.

“Obviously, the larger the project themore green options you can employ,”says Strobel, “but even smaller remodel-ing projects can benefit from green build-ing techniques whether through the selec-tion of energy efficient products or local-ly sourced green construction materials.”

MYTH #5—GREEN IS ONLY ABOUT ENERGY EFFICIENCYThis may be the most commonly misun-derstood part of green remodeling. Thebeauty of green is that it is a whole sys-tems way of thinking. It gives equalweight to each key concept and asks us toconsider the interconnected nature of theworld we live in.

A systems approach means under-standing that insulating the housereduces air infiltration, which means lessfresh air to the occupant. We understandthe link and the danger in insulatingwithout considering occupant health. A

systems approach has us ask the questionabout how much energy it took to makethe insulation, what were the environ-mental impacts, and what were theimpacts on the installer and the occupantwhen handling this material?

In fact, green remodeling really startswith community and the impact on thehealth and well being of the people man-ufacturing the products, then thoseinstalling the products, and then thoseliving with the products. Communityimpact and indoor environmental qualityare the top concerns. Next is water, thenresource efficiency (which includes dura-bility, recycling, and embodied energy),and then finally energy efficiency.

The straight story on green remodelingis that it is easier than you might think. Itcan save you money, it conservesresources, it is healthier for you and yourfamily, and most importantly it is theright thing to do.

It didn’t take long for the Markie fam-ily to decide the kitchen in their newlypurchased home needed a total make-

over. A 1950s vintage bungalow that hadundergone several additions, the kitchenwas outdated and poorly designed.

“Not only did it have pink tile floors,blue countertops and blond cupboards,but it had a dysfunctional layout aswell,” says Elizabeth Markie. “My hus-band and I love to cook and every timewe did, we would get mad. You couldbe working at the stove and you neededto go across the room to get access tocookware.”

The kitchen was also dark and gloomy.The room’s main windows were coveredwith shutters that couldn’t be opened all the way because they were blocked bythe faucet. The room was closed off fromthe dining room and living room whichprovide views of the home’s pool andbeautiful backyard.

THEIR OWN DESIGNPrior to beginning the remodelingprocess, the Markies settled on a clear

vision of what they wanted. Ultimately,the new kitchen would be their design.

“We had done kitchens before in otherhouses so we had some general ideas,”Elizabeth comments. “We wanted a stylethat was sort of European contemporary.So we collected kitchen and remodelingmagazines looking for styles, featuresand colors to bring the look together. Wenever really saw a kitchen that lookedlike ours, but we found our componentsand then put them together into a designthat works for us,” she says.

THE REMODELWest Coast Remodelers & ConstructionInc., in Tampa, was selected as theremodeling contractor for the project.The West Coast team removed the exist-ing windows and built a new header toallow for a large energy efficient picturewindow to be installed facing the pool.

“The new window looks out over ourpool, landscaping and a golf course, so itreally brings the outside in, providinggreat natural lighting and personality tothe space,” Elizabeth says.

Another window was replaced with ahigher energy efficient window that alsoserved as a pass-thru to the pool for enter-taining. Interior walls were removed toallow for more cabinet space, installingan eight-foot full pantry wall and to openup the kitchen to the dining room.

The sink was centered under the pic-ture window (formerly off-set) and therefrigerator location was moved to thetall pantry wall. A new four-foot-wideViking counter-depth refrigerator is posi-tioned in the center of the kitchen actionfor easy access. A “bamboo looking”granite shelf was installed at the pass-thru to the pool.

Italian 8" x 24" porcelain floor tiles ina grey charcoal color were installed witha subway pattern that blended well withthe existing hardwood floors that sur-rounded the kitchen on both sides. Aunique marble from Vermont was select-ed for the main counter tops. Harderthan most marble, it was honed for a softlook and feel, yet durable finish. It wassealed for protection from high acidicliquids and foods. An etched granite

from Brazil with color swirls that com-plement both the Vermont marble topsand porcelain flooring was selected asthe island counter top.

Recessed lighting was installed atstrategic work stations around thekitchen perimeter and sleek pendantlights were added over the island to com-pliment the large amount of natural lightnow entering the kitchen.

An over-sized gas range fromBertazzoni with an etched stainless steelbacksplash is perfect for a family thatloves to cook. Because the range was setin a corner at a 45 degree angle, it was achallenge for the West Coast team tomake the countertops and cabinet frontslook continuous going from one wall,past the range, and over to the other wall.To meet the challenge, the marble had tobe cut to fit around the handles of therange, creating gaps between the cabinetsand the range. West Coast custom fit thecabinet panels and installed them in areverse angle to hide the gaps and createa closed look from the front.

Solid cherry wood cabinetry fromKraftMaid® in a coffee finish features largesleek brushed nickel handles. Finally, theunder-counter wine cooler by Avanti pro-vides a great finishing touch to a roomthat has become the hub of the home.

According to Elizabeth, the resultsspeak for themselves. “We are absolutelyalways in the kitchen. It’s a great place togather as a family,” she says. “We reallydon’t go out to dinner anymore.”

SELECTING WEST COASTWest Coast Remodelers & Constructionwas one of eight remodelers the Markiesinterviewed. Ultimately, they were selectednot on price, but on personality.

“We were able to establish a level oftrust with Doug King (company vicepresident),” Elizabeth says. “We felt hereally listened to us. And that made allthe difference.”

When Heidi and Derek A’Harabuilt their home in 2000, itwas perfect for the two of

them. But two children later, they knewthey needed to expand. While they hadplenty of bedroom space, they wanted toprovide a “fun” spot where their childrenand their friends could play. They alsowanted to move Derek’s home officefrom the master bedroom to the newspace, so the addition would need to sat-isfy his needs as well.

“We knew what we wanted to accom-plish in the room, but not where to addthe space,” says Heidi. “The only roomsin our home with flat ceilings were thekid’s bedrooms and the garage so we hadfive builders come in and give us theirideas. Everyone seemed to agree that themost cost effective solution would be toadd the room over our garage,” she says.MAKING THE SPACE WORKThe first phase of the project involveddeciding where to put the stairway. Thehome’s existing dining room was largeenough that the stairs to the new room

were able to be placed within the squarefootage that comprised the existingentryway, exterior foyer and diningroom. This allowed the traffic flow ofthe home to be maintained with mini-mal impact on the existing living space.And while a kitchen closet had to be eliminated, a wonderful new walk-inpantry tucked under the stairs morethan replaced it.

“Watching the stairs being built wasamazing,” says Heidi. “They started withraw wood and stained and buffed andstained and buffed until they got the oakto match the wood floors above andbelow perfectly.”

The new staircase flows directly into thenew space. To the left is a wet bar/pantrywith dark cabinets, a microwave and arefrigerator. A gorgeous picture windowbringing lots of natural light into the spaceis centered on the left wall. To the right isa half bath and the home office (stagedalong the wall). The rest of the space is abig playroom with couches, chairs and anentertainment center.

A new foyer/entry design completesthe remodel. “My biggest concern wasmaking my house look like we just stucka room on top of the garage,” Heidi com-ments. “I really wanted it to look like itwas part of the original house.”

To meet this need, a new foyer wasextended out five feet to the front of thesetback. Using a side entry door allowedthe entrance to be covered. Two largewindows allow for more natural lightinto the space and, importantly, repeatdesign details. The elevated arch gives thehome a nice step down effect along theroof line.

SELECTING THE RIGHT REMODELING PROFESSIONALHeidi credits Mueller Remodeling inSeminole for the project’s success. “Weoriginally interviewed four builders andno one really called us back to ask for ourbusiness,” she says. “We knew if theyweren’t calling us back at this point, weprobably couldn’t count on them to callus back once the project was underway.”

“We started getting exasperated, so wekept looking. Derek did a web search oflocal remodelers and we found MuellerRemodeling. We really liked their web-site so we set up a meeting,” she says.“Prior to the meeting, we mentionedthem to my mother and it turned out sheknew them during her career sellingappliances. And she gave them a glowingrecommendation.”

Heidi reports that they knew they hadfound their remodeling contractor rightaway. “They were nice and very receptive.We knew they were listening to our needs.”

She also credits them with guiding herthrough the process in terms of productselection so the project was able to pro-ceed without delays.

EXCEEDING EXPECTATIONS“The project has far exceeded our expecta-tions,” Heidi says. “We use the new roomall of the time. And when you drive intoour cul de sac, our home just stands out.”

“Our goal in doing this project wasnot to move,” she says. “We love our

neighborhood and we wanted to create aspace that would let us stay living herefor a long time. We’re really happy withthe results.”
