ECONOMIC TALKING POINTS

Personal income growth steady and stable, as is GDP

• The BEA reported its second estimate of 4th quarter GDP at an unchanged 1.9% and growth of Personal Income in January ’17 at 0.4%; both readings represent steady continued growth trends.

• Given the core fundamentals, it is potentially likely to make it to second longest (106 months, Feb ’61to Dec ‘69) and even potentially 120 (March ’91 to March ’01) for the record which just happened to be the last recession that followed a real estate crisis (S&L crisis of the late ‘80s).

• Yardi Matrix reports that average national monthly apartment rent held flat at $1,306 marking a 2.7%year-over- year gain; down from 5.5% one year ago.

• The Yardi report shows clearly that rental growth and occupancy in properties gear towards the “lifestyle renter” (one who chooses to rent but could theoretically afford to buy) is growing slower than those for the “renter by necessity” (cannot buy a home); however, recent interest rate increase may balance this back out as home buying becomes costlier.
