Services built on experience
We offer a balanced approach based on a model for carbon reduction. Our service always begins with energy efficiency, seeking to reduce your energy costs, before assessing the opportunities for low carbon technologies.

to ensure good energy efficiency
across your existing buildings
and processes. The carbon
compliance levels build upon
your improved energy efficiency
to add technologies like solar
PV, community heat networks or
heat pumps. The final steps to
zero carbon are currently under
consultation by government
but may include credit for smart
building controls or off site
connected renewable energy.
Master Planning
Ever changing developments in
building regulations and spatial
planning are closely monitored
by our regulatory team. We can
incorporate your planning
constraints into your energy
strategy and support you in master
planning, energy statements and
environmental impact assessments.

E.ON Sustainable Energy can deliver energy savings through an Energy Performance Contract (EPC). Your targets and obligations are met with the investment covered through savings.
The Energy Performance Contract
The Energy Performance Contract
delivers a comprehensive and
self-contained programme of
investment in energy conservation
measures. This allows organisations
to meet their energy and carbon
reduction targets, without the need
for additional capital investment.
The EPC is self-financed by the
guaranteed savings it has been
created to deliver.
What is an EPC?
An EPC is a partnership between
the customer and E.ON that allows
you to improve the energy efficiency
of your buildings and facilities. The
contract guarantees that the energy
conservation measures it implements
will generate sufficient savings to
pay for the project. And, all additional
savings gained after the contract ends
will accrue solely to you, the customer.
Benefits of an EPC
No upfront investment; we can
help facilitate finance on or off
balance sheet
Energy savings guaranteed to cover
all equipment and installation costs
Additional future savings retained
by your organisation
Meeting environmental obligations,
lowering maintenance costs and
improving building performance
.

.
E.ON Sustainable Energy designs, builds and maintains energy saving solutions that cut costs and carbon emissions for buildings in both the public and private sector.
By guaranteeing the savings, Energy Performance Contracts
ensure efficiency projects deliver the agreed rate of return –
reducing the risks of investing for our clients.

Building an energy service company (ESCo)
We partner with public and private organisations to develop community energy solutions, delivering regulatory compliance, cost savings and carbon reductions. The most effective way can be through an Energy Service Company (ESCo).
6
.
.
.
The Energy Service Company
Whether it’s a housing or office
development, hospital or whole
city, we have the expertise to
provide a decentralised community
energy solution and the financing
mechanism to support it. The
optimum route can be to design,
build, manage and service the
energy centre through an Energy
Service Company (ESCo). We
operate, maintain and manage a
number of ESCos across the UK
and in Europe.
The benefits of an ESCo
An ESCo provides capital or
an off balance sheet solution
It transfers both financial and
operational risk to the operator
It ensures a rapid and focused
delivery mechanism
Building the ESCo from
the ground up
Based on cost savings of 23% achieved at our Dalston Square project in London. Based on industry average
gas consumption of 20,500 kWh per annum for an average dwelling size of 100 m2 with traditional heating costs
based upon an average gas consumption of 205 kWh per m2 (source Bovis and Barratt).

Dalston Square, London
Developed by Barratts at Dalston
Square in London, a decentralised
energy centre supplies low carbon
heating and hot water to over 5oo
homes, several retail units and a library.
It also attracted the 2009 CHPA
award for Community Heating.

Decentralised community energy solutions
Through the ESCo, a community wide, decentralised energy scheme can be designed, built and operated. We can advise you on your proposed development or at any stage in a project from heat-mapping to billing.
Decentralised energy reduces
distribution losses and carbon
emissions with economic and
regulatory benefits. Over the longer
term, it can offer ‘whole life’ savings
when compared with energy
provision from a traditional source.
And we can take care of metering
and billing if required.
7
Community energy
By definition, decentralised energy
is produced close to where the
organisation or community needs it.
It offers increased opportunities
for renewable generation, inherent
efficiency and resilience, all from
an independent energy centre.

For the residents of Malmö in
Sweden (above) our participation
in this major project helped deliver
energy from 100% local and
renewable sources. Wind power,
solar thermal, solar PV, heat pumps
and district heating and cooling
have all been employed. In 2004,
we supplied more than 4,500 MWh
of district cooling throughout
Malmö. District cooling generates
environmental benefits that are
expected to reduce CO2 emissions
by around 600 tonnes per year.
The solutions adopted here can be
transferred to both new and existing,
large or small environments.

Independent expertise
Our expertise and experience are at your service. We have advised clients on carbon reduction and renewable energy across the UK. We manage decentralised energy solutions from London to Malmö and for some of the world’s best known enterprises.
Sustainable Energy is the low carbon,
decentralised energy expert within
E.ON. We have the capabilities
that only come from being part
of a major energy company. We
are leaders in providing energy
from more sustainable sources
and technologies, from small
microgeneration systems to large,
decentralised and ESCo funded
community based energy centres.
We’re here to help you achieve
your low carbon and energy
reduction objectives in whatever
way we can - from initial advice,
planning and independent surveys
to solution design, installation,
maintenance, metering, billing
and support. We can assist with
funding by helping you to apply
for Government grants, other
financing opportunities and create
ESCo models for larger projects.
For example, our consulting team
is working with the Ricoh Arena,
developing an energy strategy and
technology assessment for the
whole site, including the football
ground, casino and exhibition
space. We started by helping them
achieve the Carbon Trust standard.

Imagine what we can do together
And we practice what we preach. We have developed a ‘Journey to Zero Carbon Workplace’ strategy that embraces over 100 buildings at E.ON UK. The solar array at our Coventry head office is one of the largest in the UK.
The same team can work for your organisation too.

SustainableEnergy
Recognised and accredited
E.ON Sustainable Energy has been recognised by our appointment as an approved supplier to the RE:FIT procurement framework for public sector EPC’s
What is RE:FIT?
RE:FIT is the response to the
Clinton Climate Change Initiative
(CCI). Created by the Bill Clinton
Foundation, the CCI challenges
the world’s top 40 countries to
develop programmes to reduce
carbon emissions from public and
private buildings by developing
an innovative financial model to
pay for essential work and the
expertise required to achieve
carbon reduction targets.
The RE:FIT programme is now
available to public sector
organisations across the country.
A world first
London is the first city to develop
its own programme (RE:FIT) on a
number of Greater London public
buildings. As an approved supplier,
we have undertaken a number
of Energy Performance Contracts
(EPCs) for clients under RE:FIT.
E.ON has already worked with
hospitals, schools and councils
to implement such programmes.
Cost savings from energy reduction
have funded those programmes.
It’s estimated that if all public
sector buildings in London
employed the EPC model, savings
of around £500 million could be
achieved and total CO2 emissions
could be reduced by 8%.
