Mah Singʼs Sustainability Journey

We Engage, We Understand, We Enhance. At Mah Sing, we strive to enhance value to our stakeholders, particularly to the surrounding community and the underserved group. We aim to preserve, innovate, and push boundaries towards building a sustainable future. In our pursuit to continue pushing boundaries, we recognise the importance of sustainability as an enabler in our business strategy in e�orts to progress and preserve prosperity for future generations. As a market driven developer, we strategies the business by providing a decent lifestyle by embedding green features in our projects, which are primarily focused in the a�ordable segment at strategic locations with great connectivity.

We also recognise the importance of talent management by giving employees the opportunity to acquire skills, knowledge and competencies in their roles through in-house conducted trainings. In response to our employees’ needs, we also provide competitive remuneration scheme and benefits across the Group as our commitment to promote employees’ wellbeing. We adopt an integrated approach, which includes on-the-job training, coaching, workshops and structured graduate programmes – aimed at upgrading the competencies of our employees, while developing a talent pool for e�ective succession planning.

In partnership with Mah Sing Foundation, we continue to Reinvent Hope and Create Lasting Change in Children’s lives, we strive to create meaningful programmes for the betterment of the community. Our focus is on the three key pillars, which are Education; Health & Wellbeing; and Community development.

Amid the challenging market environment due to the pandemic, Mah Sing prioritises value creation to our stakeholders. This is one of the driving factors for us to remain resilient in current situation. In 2019, we gathered members of senior management in a materiality assessment workshop to refine our sustainability strategies and improve our stakeholder engagement. We crafted a forward-looking strategic direction by engaging and addressing the interests and concerns of our stakeholders. Conducted through a materiality assessment process, we were able to better understand and address the needs and wants of our stakeholders.

In Mah Sing, We Do Business with Integrity

As a responsible property developer, Mah Sing takes

pride in upholding integrity and honesty in everything

that we do. This has been pivotal in maintaining our

reputation as a market leader in the property development

industry that constantly strive for sustainability and

longevity. Backed by the thrust and fundamentals of

the company, maintaining high standards of business

ethics and corporate governance in accordance with

the laws and regulations is a shared responsibility

among all of us – Mah Sing employees as well as our

valued business associates.

Guided by our principals, the Integrity and Compliance

team in the Legal department has been working with

an external consultant, Ernst & Young in creating our

Anti-Bribery and Anti-Corruption (ABAC) Policy,

Whistle-blowing Policy and reviewing of the Personal

Data Protection Policy (PDPA). All relevant policies

are available on Mah Sing’s corporate website. As of

April 2020, the Integrity and Compliance team has

conducted the PDPA e-training for about 180 Mah

Sing employees.

In 2018, the Malaysian Anti-Corruption Commission

(MACC) Act was amended to include the corporate

liability of Malaysian commercial organisations for

corruption o�ences under the new provision, Section

17 (A) enforced on 1st June 2020.

The ABAC policy intends to fulfil the requirements set

forth by all applicable laws and regulations on bribery

and corruption, i.e. MACC Act 2009, MACC (Amendments)

Act 2018, and other applicable national ABAC rules

and regulations where the Group has operations,

business dealings and investments in.

Recognising the importance of the UNSDG 16 –

Peace, Justice and Strong Institutions, these practic-

es will continue to propel us to be the employer of

choice and to solidify our footprint as a leading property

developer in Malaysia, whilst helping to manage the

business to consistently deliver with excellence.

Digitalisation has always been an integral part of Mah Sing’s transformation journey as the Group continues to improve its operational e�ciency and build a sustainable business model. During the current challenging market environment, Mah Sing’s capabilities in marketing its project digitally was vital in minimising the impact to the Group and to remain resilient.

Mah Sing has engaged IT platforms across our operations and processes in earlier days, which include digital VP for vacant possession; data analytics; defect management, and more. This is one of Mah Sing’s proactive moves in its pursuit to integrate digitalisation in every part of the home ownership journey from sales and marketing; construction management; quality assurance; customer experience and property management.

Since last year, Mah Sing has adopted the Salesforce Service Cloud and Salesforce Sales Cloud gradually to transform its Customer Service and Sales & Marketing

functions, which cover the home ownership journey from pre-sales to after sales services. The platform provides insights which contributes to customer retention and customer satisfaction. This empowers the Group’s employees to build strong relationships with the home buyers and drive sales.

Mah Sing also utilises Microsoft Power BI to create compelling dashboard and reports from the data collected from di�erent channels. This enables the Group to have better understanding of its home buyers and the market based on the analysis, leading to data-driven decisions which will eventually enhance every aspects of the Group.

Mah Sing’s emphasis in digitalisation is in line with SDG 9 - Industry, Innovation and Infrastructure. The investments and adoption of di�erent technological tools in various parts of the Groups’ business operations will certainly help to improve its performances in a long run.

Additionally, there are plans for an upcoming proposed infrastructure improvement within the surrounding vicinity, which includes the construction of a road and two interchanges connecting Jalan Kepong to MRR2. It is also connected to the North South Express Highway via MRR2, which provides convenience to the buyers who frequently travels to the Northern and Southern regions. These strategic access routes will enhance residents’ living experience, minimise travelling journey and reliance on personal vehicles, which ultimately will help reduce the usage of carbon footprint.

Enhancing Community, Enriching Lives – The SustainableLivelihoods Project 2020 Once again, Mah Sing Foundation collaborated with Hopes Malaysia for the Sustainable Livelihoods Project 2020 in Kota Belud, Sabah – another impactful programme to enhance the wellbeing of the underserved community. The Sustainable Livelihoods Project 2020 was launched following the success of the Kampung Tudan Mushroom Cultivation Project and Megascale Gravity Water Project in 2018 and 2019 respectively.

The project is targeted at approximately 50 households of mostly rural farmers in three villages in Sabah, i.e. Kampung Bokilong, Kampung Podos and Kampung Kaung Ulu. It is aimed at tackling the five main problems faced the villagers i.e. the community’s public safety and accessibility; education and empowerment; sustainable agriculture and environ-ment development; food security and better livelihoods; and community socioeconomic development.

Acknowledging the importance of addressing the villagers’ livelihood needs, the project will be able to provide local communities with sustainable alternatives and diversified income options, improve their quality of life and intensify the community’s resilience towards external shocks.

The repair works of the suspension bridge was the first phase of the project in e�orts to solve the core problem of the community. The 86-meter suspension bridge, the only entrance to Kampung Kaung Ulu, which was badly destroyed by the earthquake five years ago. This tragedy has made it rather impossible for humans and vehicles to pass as the bridge was the only passageway in & out of the village. Thus, the villagers' lives were put on hold as they normally transport hundred kilos of crops to sell at the nearest town.

The next phase of the project would be the agriculture activity in all three villages. Hopes Malaysia will also be educat-ing the villages with sustainable farming and to diversify their income streams.
