News from Congresswoman Debbie Lesko (AZ-08)

Our country continues to face the challenges posed by the Coronavirus and this month, we have seen new challenges present themselves including nationwide protests and calls to defund our police. I’ve been back and forth to Washington, D.C. for hearings on these issues. I was hopeful we could all work together to find a bipartisan solution to the issues facing our nation. While I could support portions of the presented bill, there were other portions of the bill that were extremely concerning. After speaking with local police officers and police chiefs who expressed their concern about the bill and the limitations it would put on their ability to effectively do their jobs, I had to vote no. I hope that we can come to a solution sometime in the future. My office continues to work around the clock to address the needs of our constituents. We are continuing to update our

Coronavirus Resources website and are available to assist with anything you may need.

At the beginning of June, I reopened my Surprise district office by appointment only. Staff are following CDC guidelines including wearing masks and social distancing. Call 623-776-7911 to make an appointment. My staff located in my Washington, D.C. office continue to work remotely. However, the office is fully operational, and my staff stands ready to assist you. News from Chairman Hickman: Hello SCHOA,

Maricopa County is taking proactive steps to respond to increased community spread of COVID-19. We have hired more people to do contact tracing and disease investigation, which is one of the primary functions of county government during this pandemic. These efforts will benefit from additional federal funding as well. In June, the Board of Supervisors approved a plan to allocate federal Coronavirus Aid, Relief, and Economic Security (CARES) Act funds in our community. The bulk of the spending is focused on the public health response now and any future needs related to the pandemic. There’s also money set aside for small businesses, individuals, and families. In order to stop the virus from spreading, we all need to do our part. Maricopa County Public Health offers these recommendations:

WHEN POSSIBLE - Avoid being in any setting with more than 10 people ALWAYS - Keep at least six feet of distance from others when out in public WHEN POSSIBLE - Limit contact with those outside of our household, especially if you are in a high-risk

group ALWAYS - Stay home when you are sick ALWAYS – Stay home as much as possible when a household member has tested positive for COVID-

19 except to get essential medical care, prescriptions, and food FREQUENTLY - Wash hands with soap and water, and use alcohol-based hand sanitizer if unable to

wash hands ALWAYS - Wear a mask or cloth face covering when going out in public

If you are planning on doing something to your house, it is better to ask then to build and

find out it violates a CC&R of Sun City.

Call 623-974-4718 and ask to be connected to our Compliance Office.

The Compliance Officers who work in SCHOA’s Compliance Department are the people to

ask if you have any questions about the CC&Rs (Covenants, Conditions and Restrictions) that

govern Sun City. There are only twenty CC&Rs, but sometimes they are hard to interpret, that is

why it is best to call SCHOA at 623-974-4718 and ask speak to a Compliance Officer. We at SCHOA

relay on the public to report any problems, or possible issues, that they encounter and it is always

better to ask if there is any doubt. Our CC&Rs help to maintain the comfort and beauty that drew

our residents to Sun City in the first place.

WEEDS Especially After the Rain – A TIP from the SCHOA COMPLIANCE DEPARTMENT Our four field inspectors/officers still need the assistance of Sun City residents in maintaining our beautiful Sun City. As the saying goes, weeds grow very quickly and ALTHOUGH DEAD, THEY STILL NEED TO BE PULLED AND CLEANED UP. Whether you are a full time or part time Sun City property and/or home owner, you are still required to maintain your premises free of all weeds – tall or flat – as both can weed killer on the weeds, you are also required to remove those dead weeds. Most of our residents have generally been very good at having a neighbor or landscapers come in regularly to maintain their property and eliminate any weeds, if they are going to be gone any length of time. If not, please contact https://www.suncityhoa.org/cc-and-r-compliance-staff/ and speak to the SCHOA compliance officer who is responsible for your area and they will be able to contact the property owner. We also ask that vacant or abandoned houses be reported as soon as possible so we can initiate action. SCHOA appreciates the cooperation of all of our residents as everyone assists us in keeping Sun City the place we are proud to call HOME.

AS A HOME OWNER &/OR NEW RESIDENT - DEED RESTRICTION ENFORCEMENT BASICS 101

Sun City is a deed restricted community and is most well-known for requiring at least one resident, living in the

household, to be 55 years or older. Sun City is also a remarkably clean and well-kept community and much of

that has to do with the efforts of Sun City Home Owners Association, the dedicated staff and our Board of

Directors in enforcing the Sun City Deed Restrictions. When you purchased your property and became an

owner within Sun City, you agreed to comply with the Deed Restrictions – whether you knew of them, read

them and/or understood them. Like any easements, Deed Restrictions are recorded documents and they

control what you can and cannot do with your property.

Courts consider Deed Restrictions to be enforceable and you are:

1. An owner about to buy or sell a home 2. You are a realtor 3. You are a title company SCHOA is able to provide information regarding

the property to be assured there are no current

violations and/or fees owed. The Administrative

Enforcement fee for this service is $200. For more information, contact 623-974-4718 and ask

to be connected to the Compliance Department.

We all appreciate our neighbors who we see

SCHOA MEMBERSHIP = OPPORTUNITY

Complying with the Sun City’s Covenants, Conditions

and Restrictions (CC&Rs) is mandatory for all

residents. Beginning with its inception in 1963, the

Sun City Home Owners Association (SCHOA)

membership, however, has always been voluntary for

the citizens. Membership in SCHOA is an opportunity

for Sun City residents to make a small monetary

contribution with big rewards. Members appreciate

the work and the commitment by SCHOA to keep the

dues for membership manageably priced for all

residents, while working to keep Sun City’s property

values where they are today.

The SCHOA organization strives to operate on a

modest budget and has maintained the very

reasonable price of $25 per year membership fee for

the extensive services which are offered. This low

cost, allows members to consider and include a

donation with their annual membership fee.

All new members need to complete a membership

application. Visit www.suncityhoa.org and return it

with your payment to the SCHOA office for processing.

All current SCHOA members may renew their yearly

membership online, if you have not gone past your

expiration date. If your expiration date has passed,

payment needs to be made either at our office or call

membership (623-974-4623) to make a credit card

payment.

A SCHOA membership is a perfect way to support

Sun City for $25 a year. Find the membership form

ELECTION WORKERS NEEDED

YOU have an important role to play in making our elections

successful.

Maricopa County needs an army of volunteers and poll workers to support voters in 2020. Set

up a polling place or help register voters prior to the

election. Be a poll worker on Election Day. Or work on a

Citizen Board to help process early ballots to ensure every vote gets counted. However you choose to serve, you’ll be

making a difference and strengthening our democracy!
