E-Properties Powerline 24 Hour Lead Capture System……

How does this system work?

1. An 800# will be assigned to your listing and be advertised via a Sign Rider placed on your yard sign, Internet advertising sites and print advertising and Direct Mail campaigns

2. Free 24-hr recorded information about your listing is offered to callers, along with the option of dialing “O” to speak directly to a buyer specialist

3. Whether they dial “O” or not, critical details are sent in a text message to our buyer specialist, ie, Callers name, phone number, Your property address, where they found your 800#

4. The caller is then contacted by our buyer specialist, who uses their sales training to promote your listing and to potentially schedule a showing

Why is E-Properties better than more traditional methods, such as flyers, magazines, or newspapers?

1. It has been proven that consumers would rather interact via an automated telephone system than immediately talk with a live salesperson, resulting in more calls on your listing. More information can also be provided than could practically be put in an ad.

Pre-Inspection Checklist Check all smoke detectors to make sure that they are functional

on all levels of the home

Check for any plumbing leaks in all areas, including behind toilets and underneath sinks

Make sure all windows are functional and intact, no broken panes

Make sure all wall outlets are functional and have cover plates

Check all doors for proper closure (ie, no rubbing or sticking)

Make sure all lights and ceiling fans are operational

Check all bathtubs and showers for proper drainage and intact caulkiing

Are any stairway railings loose?

Make sure all appliances are operational and all handles/knobs are present and functional

Check that the garage door is operational and adjusted properly

Is there any peeling paint or drywall issues throughout the home

Accentuate your Curb Appeal. Make sure all shrubs are trimmed and the lawn is manicured

How the Real Estate World Really Works……..

When Don Swearingen & Associates lists your home, we will do everything to attract buyers so that they will want to see your home.

Most buyers are already working with an agent to find a home. They are looking on the internet at many different web sites and they are picking the homes that they want to see. If they are not working with an agent and they call on your home, we are always willing to show the home if they are pre-qualified for mortgage funds. We recommend they ride by first and look at your home to see if it is what they would like. If so, then we schedule a showing.

Before the Internet, agents did all the selecting and showed many homes that the client did not want. Now with the accessibility of the Internet, showing homes has become so much better for the prospective buyer and for us. If they select your home, it is because they liked what they saw online.

Please be patient, as it sometimes takes several showings and several months to get a home sold. If we have a large number of showings and no offers it is usually one of three things……

Location, Price or Condition

One of these things must change if you desire a quicker sale. It is very important to price the house correctly, as that always insures the quickest sale. Always have the home in excellent showing condition and ready to show.

We can do everything to market your home, but it is the buyer who will make the ultimate decision to see and buy your home.
