Executive Summary
This study finds that the T★ Mart Community Plan area can support a 5,000 to 15,000
square foot supermarket generating 3.9 to 5.7 million in gross annual sales at market maturity.
The potential market should be developed as one of the following industry classifications:
• Conventional Supermarket: Offering fresh self-service meats and above-average quality
produce. The size of the unit is assumed to be 15,000 gross square feet with
approximately 5,000 square feet of selling area.
• Limited-assortment Market: Selling pre-packaged fresh meats and a limited variety of
produce (top 25 to 35 SKUs). The unit is assumed to be 10,000 gross square feet with
approximately 5,000 square feet of selling area.

Location
Chinatown Philadelphia lies within 6 blocks. It stretches between Vine and Arch streets and 8th and 11th streets. There are over 50 restaurants and 15 grocery stores as well as other businesses, a police station, and a fire station.

T★ Mart Grocery Store will be strategically built and located in the Chinatown District of Philadelphia
Pennsylvania. A vacant commercial building will be acquired and used for the T★ Mart Grocery facility,
North 200 Clarion St; located at North 13th Street, near the heart of Chinatown. This business plan is
prepared to obtain joint financing in the amount of $5,250,000, to begin construction work on site and for
preparation and modifications, purchase equipment, and to cover expenses in the two years of operations.
T★ Mart–Chinatown Philadelphia PA will be incorporated initially as a corporation. This will shield the
owners and all other investors from issues of personal liability. The investors providing the funding will be
treated as shareholders and therefore will not be liable for more than their personal investment. Suburban
Renewal C - Corporation will contribute Commercial Construction Labor towards this business venture.
The $750,000 Commercial Expansion Construction Capital should be awarded to Suburban Renewal C -
Corporation for the sole purpose of Commercial Property acquisition, development and overall expansion
of T★ Mart / Suburban Renewal C - Corporation * Paths To Progress Joint Venture Collaboration within
the United States.
The Joint Venture financing, in addition to the capital contributions from the Private Lender’s / Investor’s
and Shareholder’s, will allow T★ Mart to successfully open and maintain operations throughout the two
years. A large initial capital investment will allow our store to provide its customers with a fully featured
grocery store. A unique, upscale, and innovative environment is required to provide the customer with an
atmosphere that will inspire continued use. The successful operation of year one will provide our store with
customers that will allow it to be self-sufficient in year two.
The T★ Mart concept, as shown in our plan, has an excellent profitability level and growth rate. Our
competitive edge, along with a mix of new and traditional retail techniques and technology, puts our store in
the forefront of the retailing of perishable and nonperishable consumer goods. We are living in an age
where unique grocery store environments are in great demand. Our store will differ from the traditional
grocery store because of our added personal touch.
Objectives
As a distributor of fresh produce, our commitment is to provide quality products and services in a cost-
effective manner, enabling T★Mart consumers to experience fresh fruits, vegetables and meats at

neighborhood intends to be a center for Asians in Philadelphia and a place where all of our residents and
visitors can experience Chinese American culture and life.
