Crime Proofing Your Home There are many simple ways to make your home a secure one. By following these simple steps, you can target harden your home. Make doors unbreakable:

Install deadbolt locks Use sturdy hinges Use strike plates

A Moment with

For those of you who have a hard time put-ting a face with a name, my name is Mi-randa Lee and I have been a part of Ston-eybrook Hills since 2010. I take a lot of pride in creating events that you and your family will love. I’m a people pleaser by nature, so you should never hesitate to

share your thoughts with me. I hold a monthly Lifestyle Planners meeting, where everyone is welcome to come up the Clubhouse and sit with me while I go over upcoming events, and even share my thoughts on events that I might be interested in planning. If you cannot attend our meetings, you can still have a say! Feel free to call or email me at the office anytime to share your thoughts!

On that note, I’d like to share some new events that we’ve got coming up! In October, we will be starting a monthly BYOB Cocktail Hour and a monthly Board Game & Card Night. At the BYOB Cocktail Hour, all adults will be invited to bring up their favorite drinks to share and socialize with their neighbors! For our Board Game & Card Night, all of our resi-dents will be invited to come play games with their neighbors! We have a

wide variety of games such as: Scrabble, Monopoly, The Game of Life, Battle of the Sexes, Candy Land, Chutes & Ladders, Yahtzee, Bunco, plus many decks of playing cards for card games! If there’s a specific game that you want to play and we don't’ have it, feel free to let Miranda know, or you can bring it up yourself! We will also have our first: Water Quality Seminar (hosted by the RAC), an Adult Halloween Party (that will have a costume contest, of course), and an International Potluck Dinner. I, personally, am super excited for our International Potluck Dinner! It will give all of our residents the opportunity to share a piece of their heritage, or maybe just their favorite dish, with their neighbors!

I can’t wait to see what everyone dresses up as for Halloween! Last year, I was a Pirate! You know, you’re never too old to dress up for Hallow-een!

I hope everyone has a SPOOKtacular Halloween, a Thankful Thanksgiving, and a Very Merry Christmas! Happy Holidays!

While our current financial situation is good, the primary focus of the Finance Committee (FC) this last few months has been on reducing expenses and improving service. As of July 31 our cur-rent financials show YTD Income at $743,209.30 which is over budget by $48,209.30, partly due to the developer selling homes much quicker than anticipated. While expenses are over budget by $8,509 for the year, our bank account for operations has a balance of $297,973.12. Working with management, the FC created a Request for Proposal (RFP) for landscaping services and held pre-bid meetings for six contractors. After reviewing the six quotes, a recommendation was made to the Board of Directors (BOD) which, when approved, will save the community money and the level of service is expected to improve. Another RFP was created for the gate attendant services which the BOD has given their approval to proceed. The FC hopes to make a recommendation to the BOD by the end of the month. The FC along with management have been monitoring the irrigation rust control services and when the contractor wasn’t providing the level of service expected, payment was withheld and the con-tract has been terminated. Instead of leasing the equipment, the FC and management are re-searching the costs for new equipment as well as chemical prices and the landscape contractor has agreed to assist with these services which will greatly reduce our monthly output of $595. After the initial cost of the equipment, our monthly cost will be for the chemicals and a minimal fee to the landscape contractor. Another one of our large expenses was for the phones in the clubhouse and gate house. Access Management is in the process of changing over their phone system which will allow us to take ad-vantage of their pricing and we will be able to greatly reduce our monthly costs for phone ser-vices. Several homeowners have taken the opportunity to save money by taking advantage of the special pricing the FC negotiated with Lake Jem Sod Farm for sod replacement. The HOA was able to save over $1200 for sod replacement for two of the HOA titled homes, one currently being rent-ed and the other ready to be rented. We still continue to be aggressive in our collection efforts and as of July 31 have collected $134,430 in past due assessments and after attorney fees, the community received $72,687. We currently have at least thirty-five homeowners who are one year or more past due in assess-ments with ten homeowners owing more than $10,000. Unfortunately, we have more than one hundred twenty-five additional homeowners who are more than thirty days past due in assess-ments or fees. In addition to the ten-day courtesy letter notifying homeowners they are past due, management will be making phone calls to homeowners who are thirty days past due in an ef-fort to work out payment plans to prevent attorney action. After the forty-five day letter is sent to the homeowner, if no response is received, it is turned over to the attorneys for legal ac-tion and a lien is placed on the home. Once it is turned over to the attorneys, legal fees start ac-cumulating. We encourage any homeowner with past due assessments or fees to contact manage-ment to discuss payment options or possible payment plans, thereby eliminating additional fees or service disconnections. In our efforts to collect past due assessments, the HOA has foreclosed and taken title to eight homes. The bank foreclosed on one of the homes and the HOA received payment. Two of the homes are currently being rented. Two homes, in their current state, are unrentable and the HOA would not be able to recover any monies to make it rentable in a timely manner. One home

is currently ready to be rented. One home is being evaluated for costs to make repairs to make rentable, and the last home will be assessed after the homeowner moves out. The FC and management are currently working on the 2014 Budget and continue to strive to keep our assessments at a reasonable level. Our budget is based on every homeowner paying their assessments and using past history and actual expenses. Once we budget the anticipated expenses for a year, we subtract miscellaneous income that will be received (rental income, capital contributions, interest, administrative fees) and subtract the developer’s funding. The remainder must be paid with homeowner assessments. The FC is also reviewing all reserve ac-counts to make sure we are properly funded. Quotes are currently being solicited for certain services in order to make sure we have current pricing and a proposal for additional funding of some of the reserve accounts will be provided to the BOD for review before presenting to the community. Current financials are being posted to the community web site and are posted by the 20th of the following month. We will continue with our aggressive approach of collecting unpaid as-sessments as well as looking for ways to reduce our expenses in order to make this a financial-ly strong HOA. IMPROVE THE WATER QUALITY IN YOUR HOME

An educational seminar, available to all residents, will be held in the Stoneybrook Hills Clubhouse, sponsored by your Resident Advisory Committee (RAC) on Thursday, October 17 from 7-9PM. Since everyone is becoming more and more aware of the Water Quality of water for drinking, bathing, etc., this is an opportunity to learn more about how to approach providing cleaner and safer water in our homes. Last year about 25% of new owners have installed home filtration systems indicating a great interest in this aspect of their home envi-ronments. This informational meeting will include a rep. from Mt Dora’s Public Works Dept. to explain the ‘How's’ and ‘Whys’ our city water is aerated , filtered and treated and a mem-ber of the Florida Rural Water Assoc. who will ID what some of the contaminates are that we should be aware of so we can select a home filtration system that will best suit our indi-vidual needs by lowering their impact or risk. In addition, several manufacture reps and dealers who have previously provided services to SBH residents will make short presenta-tions on the features and benefits of their products including their latest and greatest tech-nologies. This will be followed by an open forum to ask questions. After the seminar resi-dents will be able to meet directly with the panel participants or make appointments to get additional product information.

Note: The RAC regrets that there are too many manufacture reps and dealers in our area to include all of them in this short seminar and make no endorsements of the participant’s products or services. We encourage all to do their own due diligence by investigating all available alternatives so they can best meet their own individual needs prior to making de-cisions on any future purchases.

Applications for changes and/or additions to the property must have the appropriate forms filled legibly with all information requested, i.e. tele-phone number, email addresses, home address and owner requesting them.

ACC APPLICATIONS

PLANTS & PETS Living in Florida, most of us have pets that frequently go outside, such as a dog or a cat. When de-

ciding to put in a new plants, whether it be a tree or some annuals, picking out the type of plant

that you want is half the battle! But not all types of plants are pet friendly. When cats and dogs go

outside, sometimes they eat grass and plants. Your pet could ingest a potentially harmful plant sub-

stance and could end up with serious health issues. To avoid this from happening, you should re-

search your plans before you put them in. You can effectively research your plans online, or you can

go to your local Lowe’s or greenhouse/nursery and ask someone to assist you. After all, pets are

I wish all the children and families a won-

derful 2013-2014 school year and hope all

have transitioned well from the summer

months to the hustle and bustle of the holi-

day seasons.

As I mentioned in last quarter’s newsletter we

are going through a lot of changes here at Ston-

eybrook Hills. August and September were very

busy months for the HOA Staff and Committees.

I would like to thank the Finance Committee,

Resident Advisory Council and Architectural Con-

trol Committee for all their hard work and dedi-

cation to Stoneybrook Hills. Please don’t forget

to visit each Committee’s Section of the Newslet-

ter for updates.

I am excited to advise the homeowners of some

of the significant changes coming up. The Board

of Directors has made a decision regarding the

Landscaping Contract for Stoneybrook Hills. At

the recommendation of the Management Com-

pany and Finance Committee, RLC Landscaping

will be taking over the common areas of our

community October 18th. The crew that services

the Mount Dora Country Club will then be on site,

so please don’t forget to welcome them with a

smile.

The Association will also be hiring a full

time Maintenance Technician. The goal we are

trying to obtain is to bring down the costs of

maintenance while expanding our onsite capabil-

ities.

I would like to thank all the new faces we have

been seeing at our Lifestyle Events, as well as

the various HOA meetings. If you are interested

in seeing any particular activities in the calendar

please attend the monthly Lifestyle Planners

meeting with Miranda. Along with the Ston-

eybrook Hills Activities, don’t forget to participate

in events happening in Mount Dora including

Booktoberfest, and the Food Truck Bizarre. At

the 3rd Quarter Stoneybrook Hills Board meeting

the Board of Directors made a motion to sepa-

rate the Annual Meeting, which is scheduled for

November 19th, 2013, and the Budget Meeting.

The Budget Meeting is now scheduled for Octo-

ber 29th at 6:30p.m. in the Clubhouse.

Lastly, I would like to encourage all of our resi-

dents to be a voice in Stoneybrook Hills’ HOA.

Homeowner participation with Management and

the Board will build only a stronger community. I

hope everyone has a safe and fun Halloween, as

well as a Happy Holiday Season!

Stretching & Balance Clas-ses Every Tuesday 10:30-11:30am, in the Ballroom This class is perfect for our older residents, as well as for anyone who may have health problems that would restrict them from strenuous exercise. This class costs $20 per month.

Wallace Fitness Classes

Every Wednesday 7-8pm, in the Ballroom Wallace Fitness is back and in full swing! This class is great for get-ting in shape and toning up. It is a more rigorous class, but the in-structors are wonderful and will work with you, at your needed pace. This class costs $20 per month.

Kids Matinee Movie-Epic

November 29th at 3pm Young Mary Katherine (M.K.) returns to her eccen-tric scientist father's home, but his all-consuming

The Grinch is a nasty creature that hates Christ-mas, and plots to steal it away from the Whos which he equally abhors. Yet a small child, Cindy Lou Who, decides to try befriend the Grinch.

T he Resident Advisory Committee members and your neighbors are John "Bud" Cunnally Chair, Frank Fillippelli Vice Chair, Sherron Malino Secretary, and Garry Grimm Mem-

ber at Large. We have been very active in seek-ing out issues and effectively working to im-prove our community. Many residents have at-tended our meetings this past quarter and have offered suggestions on positive things we can do to improve the community. Some residents have offered concerns about issues that should be addressed by the Management and the BOD.

Some discussions that took place over this last quarter are:

Paving of void areas on our roads was placed on the BOD meeting for Jul and was reported out favorably. Michelle is gathering bids to fix the problems. Tremayne Sidewalk/irrigation is-sues are being fixed and proposals are pending with the BOD. Shrubbery needs to be planted around the water check valve in Oakridge. Michelle to get proposals and send to the BOD. Resident Directory request and the Sexual of-fender web page information are placed in this newsletter. On a suggestion of a homeowner, the percentage of Rental verses Homeowners was discussed. Bud brought forth a paper by Glaser Law Firm that stated that it was not a good idea as it brings into focus the Fee Simple rights of homeowners to unencumbered legal use of their property. It could lead to unneces-sary lawsuits against the association. A survey of area HOA's has shown only one HOA in Lake

County has a 10% rental restriction and it has never been challenged, as they have not reached that plateau.

The RAC is investigating the feasibility of placing an electronic announcement sign at the en-trance. This will be discussed at the October meeting. A water quality seminar is scheduled for 17 October 2013, 7-9 pm in the Clubhouse. It will feature a representative from Mt. Dora Wa-ter department and several water filtration ven-dors, which will explain what their various sys-tems will do for the community's healthful pota-ble water. The RAC will be sponsoring an Insur-ance Seminar in November. The details will be completed by at the October Meeting and dis-seminated to the community. Tailgating at the main entrance has become a concern the RAC is investigating a possible change in gate securi-ty equipment. This will be discussed at the Octo-ber Meeting.

The RAC also presented a comprehensive re-port to the HOA BOD in July and in Sept as to the workings of the Council. It was received with much appreciation from the BOD.

The RAC is dedicated to having a speaker at our meetings, or to sponsor seminars to address concerns and educate homeowners about community matters. We need your input and we could use your expertise on the RAC. "Neighbors serving Neighbors". Join us on the first Monday of every month. Remember the "squeaky wheel gets oiled".

Trash picks up every Tuesday &

Friday, and recycling picks up eve-

ry Friday. Trash bins & recycling

cans may be put out after 6PM the

evening before the day of pick up

and need to be brought in before

midnight the day of pick up. Please

store trash cans and recycling bins

out of sight when not curbside.

Always walk your dog on a

leash. Do not allow young chil-

dren to walk large dogs. Pick

up after your pet (there are

stations equipped with bags

and trash cans along the

Boulevard). Do not leave your

pet unattended at any time

while outside. Do not allow

your pet to become a nuisance

to the community.

Make sure you and your guests are

obeying traffic laws when driving

throughout the community. Follow

speed limit signs, and always stop at

stop signs. Be mindful of the time of

day, as well, so you can make sure to

watch out for children leaving or com-

ing home from school.

Do NOT call the gate attendant directly. The direct

line to the gate attendant is for them to contact resi-

dents for guests and vendors that have not been

called in. Gate attendants can NOT add guests.

REMINDERS!

Long-term and overnight street parking is prohibited.

Make sure your vehicles are parked correctly so they are

not blocking the sidewalk or parked in the street. If you

are having issues with a neighbor blocking the sidewalk

or parking in the street, contact management and we will

work to get the parking issue remedied.

ALL tenants, new AND renewing are required to submit a

lease application and pass a background check completed

by the HOA in order to seek approval to live in the com-

munity. The Board of Directors reviews each application

submitted before approving or denying an application.

New applicants that are denied are not permitted to

move in and denied renewing applicants are required to

move out. Approved applicants receive a lease approval

letter from management in order to gain access into the

community from the gate attendants. Lease applications

are available from the management office or on the

HOA's website at stoneybrookhills.org. Contact the of-

fice for more information.

When at any of the recreational facilities, always be sure that you and your

guests are following the rules. Guests are required to ALWAYS have a resi-

dent with them while at rec facilities. If someone is trying to gain access, and

you don’t think they belong there, or you know that they are NOT a resident,

you can report it to management (if during office hours) or you can report the

trespassing to Orange County’s non-emergency number at (407) 836-9000.

Management randomly checks Access Cards at the rec facilities. Non-

residents, or guests without an accompanying resident will be asked to leave

the premises. Trespassers will be prosecuted.

If you see something that you believe is suspicious, it

is best to report it to both Orange County and to

management, as soon as possible. Contact Orange

County’s non-emergency number at (407) 836-9000,

or call 911 if it is an emergency.

If you’re trying to get healthy, lose weight, and get fit, but all you’re doing is cut-ting calories, or exercising, then you need a reality check.

According to U.S. Institute of Medicine, for you to lose weight by just exercising, you would need to do ninety minutes of rigorous exercise every single day. Can you? Do you have 90 min. every day?

Similarly, with a poor “low-fat”, “low-carb” or “High-protein” diets, even if you lose weight you might be creating a nutrition imbalance. Most of us think we eat healthy, but it is different when you have extra weight to lose.

Lincoln and I, being Certified Health Coaches and Personal Trainers, we see peo-ple going on diets or starting to work out, but lacking to achieve the desired sus-tainable healthy weight loss and toning at the end. From experience, as well as based on clinical studies, the way to a healthy weight loss and maintenance is the combination of what we eat, when we eat and doing physical fitness training with proper form and techniques in addition to turning these behaviors into daily habits.

Here are couple tips that may get you started towards a healthy lifestyle (Please consult with you physician before practicing any of these)

Eat foods that are low calorie, low sodium, low carbohydrate, and high in pro-tein every 2 to 3 hours

Drink about 64 oz. of water every day

Do strength training twice a week for 30 min

Do cardiovascular exercises 3 times a week for one hour

Sleep 7-8 hours everyday

Surround yourself with healthy and active people

Above all, Lincoln and I believe the most important step is for you to

MAKE THE DECISION TO BE HEALTHY.
