Stone Canyon Ranch is a 100± acre live water, horse and vacation ranch for sale in Dallas County, Texas. Just 15 minutes south of Dallas and convenient to I-35E, I-20, and Highway 67, this ranch is a secluded yet convenient getaway for horse and outdoor enthusiasts. In addition to live water and excellent equestrian infrastructure including a six-mile trail system, Stone Canyon Ranch features a main home, foreman’s home, and two enticingly decorated guest cabins. Despite its proximity to Dallas the privacy and seclusion of this ranch would make it a great personal equestrian center, a commercial equestrian training and boarding facility, and a vacation rental getaway experience.

Stone Canyon Ranch has paved road access from South Westmoreland Road in Glenn Heights, Texas with very good quality gravel ranch roads throughout. There are over six miles of beautifully maintained trails on the ranch for horse-back riding or hiking. The ranch is comprised of 20% native brush, 25% lush pasture, and 55% productive farmland. It is low fenced into 15 pastures.

The equestrian infrastructure of the ranch includes a large outdoor dirt horse arena, three round pens, and two horse barns with stalls. There are four other barns for supply and equipment storage for the ranch, including a ±5,000 square foot shop and storage barn.

The ranch has over a mile of the always flowing and scenic Little Creek with its limestone peninsula and 30-foot can-yon wall. There are also two limestone bedded wet weather tributaries of Little Creek that offer exciting fossil hunting opportunities. The ranch has three water wells with one in operation under electric power near the guest cabins, a 2,500-gallon storage tank, and city water supply.

Stone Canyon Ranch has two vacation cabins on the proper-ty that are perfect for a vacation rental operation that would cater to experiences from simple country escapes from the city to equestrian weekends to which guests would bring their own horses to enjoy the tranquil horseback riding and hiking trails of the ranch. Both cabins are creatively decorated and ready to be rented. The first cabin comfortably sleeps four in two bedrooms with one bathroom in ±1,100 square feet. The cabin’s theme is the Western frontier in the late 1800s. All modern-day amenities are present, but significant at-tempts have been made to hide or disguise them. The cabin and nearby barn are private with no view of civilization. The second ±700 square foot Bootlegger’s Cabin is where the 1920s meets 2018. Inside and outside, modern day materials have been distressed to appear to be right out of the Prohibi-tion period. The cabin will sleep four, but its design is perfect for a romantic couple’s getaway. Only a horse barn is visible from this cabin. The ±2,000 square foot single story main ranch home has 3 bedrooms and 1 bathroom with a patio and covered parking. The two-bedroom foreman’s home is approximately 900 square feet.

TYPES OF REAL ESTATE LICENSE HOLDERS: • A BROKER is responsible for all brokerage ac�vi�es, including acts performed by sales agents sponsored by the broker. • A SALES AGENT must be supervised by a broker to perform any services and works with clients on behalf of the broker.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):

• Put the interests of the client above all others, including the broker’s own interests; • Inform the client of any material informa�on about the property or transac�on received by the broker; • Answer the client’s ques�ons and present any offer to or counter-offer from the client; and • Treat all par�es to a real estate transac�on honestly and fairly.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

• AS AGENT OR SUBAGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a wri�en lis�ng to sell or property management agreement. A subagent represents the owner, not the buyer, through an agreement with the owner’s broker. An owner's agent must perform the broker’s minimum du�es above and must inform the owner of any material informa�on about the property or transac�on known by the agent, including informa�on disclosed to the agent or subagent by the buyer or buyer’s agent.

agreement of each party to the transac�on. The wri�en agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obliga�ons as an intermediary. A broker who acts as an intermediary:

• Must treat all par�es to the transac�on impar�ally and fairly; • May, with the par�es' wri�en consent, appoint a different license holder associated with the broker to each party (owner and

buyer) to communicate with, provide opinions and advice to, and carry out the instruc�ons of each party to the transac�on. • Must not, unless specically authorized in wri�ng to do so by the party, disclose:

ᴑ that the owner will accept a price less than the wri�en asking price; ᴑ that the buyer/tenant will pay a price greater than the price submi�ed in a wri�en offer; and ᴑ any conden�al informa�on or any other informa�on that a party specically instructs the broker in wri�ng not to

disclose, unless required to do so by law.
