DESCRIPTION AND TENANT INFORMATION: 55 sites RV park and 13,500 square feet mini storage located in the northeast corner of the State of California in Tulelake and the Klamath Basin. The Klamath Basin has the largest concentration of waterfowl in the Pacific Flyway and is a very popular duck and geese hunting area. The property is adjacent to Lava Beds National Monument and Crater Lake National Park. The property is open to the public but has been primarily operated as a private hunting club. The hunting club also owns an adjacent 900 acres duck club down the road from the property. The 40 members use the RV park for free during the October-January hunting season but pay for the electricity they use. During the offseason February-September the members pay $270.00 to leave their RV in the park unhooked. If they use their RV during the offseason, they pay the regular rates plus electricity. The members also pay only $500 in the mini storage and have exclusive use of the club house and sleeping rooms. The main hunting season is October-January. The property has all 50 amp electrical service replaced new in 2006 and septic sewer and two wells. Rental rates in the RV park are $28 daily full hookup, $18 dry, and $270 monthly + electric. The newer mini storage buildings built 2006-2008 are a total of 13,500 square feet and rent for 10X20 $75, 12X20 $90, and 12X25 $100. Amenities include the clubhouse with kitchen, bar, fireplace, and three sleeping rooms with two bunks each, laundry, bathrooms and showers, dump station, and bird cleaning facility with sink counters and picking machines. The property is run as a private club and not as a business. The property has grossed between $37,000-$69,000 the last three years. Other than the web page there is no advertising, brochures, rate sheets, or promotion. Broker anticipates members staying but at the very reasonable market rental rates like other customers. Description of Tule Lake Hunt Areas

Tule Lake National Wildlife Refuge is located in northern Siskiyou and Modoc counties, California, 25 miles south of Klamath Falls, Oregon.

Waterfowl and pheasant Hunting occurs 7 days per week during the normal California seasons, but shooting ends every afternoon at 1 pm. Tule

Lake hunts consist of two large marsh units accessible by boats, a spaced-blind hunt in dry fields, and open free-roam areas offering field hunts

over harvested grain and smaller marsh units. Opening weekend hunts are under a draw-permit system.

NOTE: A Recreation Pass is required for all hunting on the refuge. See general regulations (/nwrs/threecolumn.aspx?id=2147504563) for more

information.

All hunters are required to have in their possession all necessary state licenses and duck stamps and permits.

Ducks are the most commonly hunted species on Tule Lake Refuge. Most duck hunting takes place on the large Tule Lake Marsh and is accessible

only by boat. Water is very shallow in the marsh. Goose hunting for Canada, White-fronted, Snow/Ross', and Cackling Canada ranges from good to

fair on Tule Lake Refuge. White-front hunting can be good in the early season as well as a good number of Ross's/Snows in the late season. As

with all areas, Tule Lake goose numbers can vary greatly from year to year.

Spaced-Blinds

The Tule Lake fields hunting area is divided into two sections: restricted space blind fields, and an unrestricted free-roam area known as the

"League of Nations". There are 60 to 65 space blinds available that are issued by random drawing each morning 2 hours before shoot time. You

must check in and register to hunt these fields. As each group is called randomly, they then choose their "blind"...a numbered post in the field. One

dozen goose decoys are required to hunt these fields. No digging of pit blinds in these stubble fields.

League of Nations

This area of the refuge does not require check in, and you may drive into these fields to set up.

Note: depending upon the growing season, some of these fields may be not be harvested and unavailable early in the hunt season.
