MARKET REPORT STAR VALLEY, WY REAL ESTATE MARKET REPORT 2015 YEAR-END THE STAR VALLEY REAL ESTATE MARKET LEADER OVERALL MARKET The real estate market in Star Valley showed a posive increase in the number of sales for both single family homes and building sites in 2015 when compared to 2014. The total number of transacons increased 12%, from 373 sales in 2014 to 418 sales at the end of 2015. Sales volume increased from $85,040,349 to $92,232,683, but the average sales price actually decreased from $227,990 to $220,652. The overall trends of 2015 connued to show increased transacons and decreased inventory. Regarding inventory, at year-end 2015 there were 629 acve lisngs in the Star Valley area. This is about a 10% decrease from 702 acve lisngs at year-end 2014. SINGLE FAMILY SEGMENT As of 2015 year-end, there were 241 single family home transacons, an approximate 22% increase when compared to 2014 year- end (196 single family transacons). Total dollar volume in the single family segment was up from $57,801,024 to $68,939,471 in 2015. Average sales price decreased about 3% from $294,903 to $286,056. Single family homes on average sold for 97% of list price. At year-end 2015, there were 151 single family lisngs on the market, a 21% decrease from year-end 2014 where there were 192 single family lisngs on the market. www.STARVALLEYREALESTATE.com | 307.883.7575 Thayne | 307.654.7575 Alpine RESIDENTIAL BUILDING SITE SEGMENT Building sites experienced a 1% increase in number of transacons, from 147 sales in 2014 to 149 sales year-end 2015. This contributed to a 49% decrease in total dollar volume, from $18,516,313 in 2014 to $9,311,273 at the end of 2015. The average sales price fell 50%, from $125,961 to $62,492. Inventory was sll high in this segment of the market at year-end 2015, with 389 acve building sites on the market. Although, this was an 8% decrease from year-end 2014 when there were 425 acve building sites on the market.

The overall trends of 2015 continued to show increased transactions and decreased inventory.

CONDOMINIUM & TOWNHOME SEGMENTThis segment of the market didn’t see much activity in 2015, with only 12 transactions. Total sales volume decreased from $4,842,000 in 2014 to $2,167,000 in 2015. There were 11 active condominium/townhome listings on the market at the end of 2015.VALLEY STATSAt the end of 2015, the least expensive active listing in the Star Valley market was a .30 acre building site in Star Valley Ranch, listed for $7,000. The most expensive listing in the Star Valley market was a 245 acre ranch on the Salt River, with a 7,260 square foot home, listed for $7,750,000.

The least expensive Star Valley listing sold in 2015 was a .62 acre building site in Star Valley Ranch listed for $9,995. The most expensive Star Valley listing sold was a 562 acre ranch in Etna, Wyoming listed for $4,700,000.

COMMERCIAL SEGMENTThere were 9 commercial sales at the end of 2015. The average sale price was up 6% from $241,112 to $256,378. Total dollar volume increased 6% as well from $2,170,012 to $2,307,399. Of the few commercial properties that sold in 2015, the sales prices averaged 81% of list price. At the end of 2015, there were 33 active commercial listings on the market, a 15% decrease from 2014 when there were 39 active listings on the market.
