Situation

Located on one of Stamford’s premier roads, 66 Tinwell Road enjoys an elevated position with views over the Welland Valley and is situated just a short walk away from the centre of the Lincolnshire market town of Stamford. Renowned for its Georgian architecture, the town is largely built from lime-stone and has over 600 listed buildings as well as open spaces and a wide range of shops and restaurants, including the well-known George Hotel. There is a thriving Arts Centre and Burghley House and grounds offer a range of events plus outdoor leisure, as does Rutland Water, 6 miles away. The area has an excellent choice of state and private education, in Stamford and with Oundle, Uppingham and Oakham closeby. Stamford railway station has connections to the Midlands and to Peterborough, for the high speed train link to London Kings Cross and the North, and the town is just a few minutes drive from the A1 for national road access.

Seller Insight It was definitely the combination of house and location that proved to be the main attraction when I purchased this house

seventeen years ago,” says Chris.

“The previous owner had lived here for over forty years, so the interior of the house was definitely in need of updating. We ended up doing a full renovation, during which we stripped it right back and almost started from scratch. We updated the plumbing, the wiring, put in new bathrooms and a new kitchen… the lot. We also reinstated some of the lovely period features, so I’d say the house now has a really nice mix of traditional and contemporary styles.”

“The garden was designed by Adam Frost, and it has been a real success,” continues Chris. “It’s a generous size and has areas for everything that children want - trampoline, Wendy house, swing and a sandpit - but also a spacious patio area with a lovely view of the garden, which is a very nice spot for summer BBQs.”

“We are so close to the town centre, but looking out from the front of the house you just wouldn’t know it as the views across the Welland Valley are amongst the finest in Stamford,” says Chris.

“In the basement we have another bedroom and shower room,” says Chris, “which has been really useful for visiting guests.”

“This is the house my children have known from early childhood to adulthood, so we hold a deep affection for it,” says Chris. “With its stone steps, oak front door and lantern-lit porch it has always been a house that I’ve enjoyed getting home to and it has been a place of many happy memories.”*

The accommodation is extremely spacious and the house sits just far enough from the hustle and bustle of

the town centre to enjoy a degree of peace and tranquillity, but close enough that everything is within easy reach.”

With those doors closed, curtains drawn and fire roaring away, in the depths of winter, the living room is a very cosy place to be.”he formal living room and what I currently use as a study area are divided by double doors, which
