BCEDC was facing some challenges in the old location, one of which was the lack of parking spaces for visitors. Another chal-lenge was that the building was under-utilized, as it had too much space for our needs. The building had two floors of office space and there was no elevator for access to the second floor.

After numerous discussions with the Strategic Planning Committee and Board of Directors, it was decided that it was in the best interest to place 2 East Court Street on the market for sale. The building was listed for sale September 2016. In December 2016, the building was under contract. In March of 2017 BCEDC relocated to the new building.

BCEDC’s Annual Dinner at The FugeBCEDC’s 59th Annual Dinner and Reorganization Meeting was held on Wednesday, May 17th at The Fuge located in Warminster. Over 160 people attended the event.

Succession Planning: Is Your Company Prepared for the Future?

Far too often, companies wait to address the succession of key management until the need is staring them in the face. For

instance, they may learn their CFO is retiring this year and rush to find a replacement because they hadn’t already identified a successor.

You could argue that the company should have been much more prepared because retirement is a foreseeable event. But what about the proverbial “hit by the bus” situations? While your key employees probably (and hopefully) will not get hit by a bus, there are other unforeseeable events such as death, disability, divorce, and disagreement for which your business needs to be prepared.

Death and disability often come to mind when you think about unforeseen events, but divorce and disagreement can also af-fect someone’s ability to function properly in a management position. For anyone who’s been through a divorce, you know its impact to your life and the significant changes that can re-sult. Disagreement is also a possible scenario, occurring when management and ownership reach an impasse on business matters and need to part ways.

Though it can be time intensive, proper succession planning only produces positive results. Said another way, nothing bad ever comes from proper succession planning. In addition to helping ensure your company is prepared for an unforeseen cir-cumstance, here are four other benefits of succession planning:

• Helps the Business Today: When a company plans for tomor-row’s leadership, it is likely to consider in-house candidates

first. Earmarking select individuals provides an incentive for the company to start developing their skill sets today.

• Increases Employee Morale: Planning for the future is excit-ing, and it can inspire your employees to stay engaged and loyal. It is not a secret that a plan is often put into place to avert a disruption, but it can also be a method of embracing the future.

• ProvidesSufficientTime: Waiting until the last moment to find a replacement can lead to rash decisions which may not be best for the company in the long run. Worse, putting the wrong person in a management role can lead to detrimental results and be challenging to remove and replace.

• Develops Young Talent: The next CEO or CFO of the com-pany may be in their 30’s and in a mid-level role today, but in 15 years you may need that person to step into an executive position. Identifying that individual today provides plenty of time to allow them to serve in various roles within the orga-nization, which will ensure they will become a well-rounded leader for tomorrow.

Succession planning does not necessarily mean that you need to hire your future leaders today. Rather, it should simply be a well laid out plan to bring those leaders into the organization when the time is right.

7 years = 2.25% readjusted – see the second enhancement

Enhancements

The first enhancement involves increasing the lending limit for machinery and equipment loans funded from the PIDA-MELF account from $400,000 to $1,500,000. The lending increase ap-plies to projects where PIDA is financing machinery and equip-ment acquisitions for eligible manufacturing, industrial, biotech-nology, and computer related service enterprises. Please note that a 50% match is required and loans funded via the PIDA-MELF fund are subject to the job retention/creation require-ments of one full-time job retained for every $35,000 loaned and/or one full-time job created for every $50,000 loaned.

The second enhancement is related to a new term offering for PIDA loans used to finance eligible real estate costs such as ac-quisition, construction, or renovation projects. In addition to the

customary 15-year term loans with a regular 15-year amortiza-tion, PIDA is now offering a ten-year loan term with payments based on a 20-year amortization period and a balloon payment due at the end of the ten year term. If a borrower chooses the extended amortization option, the borrower will also have the ability to select the fixed interest rate option, currently 4%, for the full ten-year term or the reset option whereas the interest rate will be fixed for a five year period set at the ten-year treasury rate +50 basis points. After five years, the rate will reset to the ten-year treasury rate +50 basis points and the reset rate will be limited to a 200 basis point increase/decrease with a floor of 2.25%. The current reset rate is 3%. Please note that if a bor-rower elects to choose the 10-year term/20-year amortization option, the borrower will be required to pay-off the loan in full at the end of the ten-year period or refinance the remaining bal-ance with a lending institution outside of PIDA.

Equipment: 7 year amortization 4%

Working Capital: 12 months term, 4%

The Bucks County Economic Development Corporation Busi-ness Builder Loan Program was established in 1989 to provide funding to small and emerging Bucks County companies. The primary goal of this loan program is the creation and preserva-tion of employment consistent with all programs available through the Bucks County Economic Development Corp. Loan proceeds may be used for the acquisition of land and building,

expansion, machinery and equipment and certain other eligible activities. Since funds are limited, applicants are encouraged to contact the BCEDC office to determine if sufficient funds are available for your project. Borrow any amount between $100,000-$350,000 with an interest rate between 3%-4%. Roddy Inc., the Bensalem, PA industrial and commercial real estate brokerage firm, announced that it represented ShaiSar LLC, a real estate investment com-pany, in the acquisition of 184 Railroad Drive, Northampton Township Business & Technology Center, Northampton Township, Bucks County, PA from Sungard Availability Services, LP who were represented in the transaction by Justin Bell of Newmark Grubb Knight Frank.

The fully air-conditioned flex building is sprinklered throughout, offers two tail-gate loading docks, 14 foot clear ceiling heights, extensive parking, approxi-mately 4,000 square feet of office area and features a new roof installed in 2014. Colliers International represented seller, Brookwood Finan-cial Partners, in the sale of One Greenwood Square in Ben-salem, PA. The 60,705 square foot building was purchased by Philadelphia Police & Fire Federal Credit Union. PFFCU has offices at neighboring Four Greenwood Square, and was looking for additional space to expand. Colliers worked in relocating the existing tenants in One Greenwood Square to provide the contiguous space that the credit union required. Philadelphia Police & Fire Federal Credit Union will be oc-cupying two floors of the building later in 2017, with an ex-isting tenant to remain in the building.

Colliers International represented the seller, Reist Market-ing Organization LLC, and the buyer, Bio-Pharm in the sale of 220 Rittenhouse Circle in Bristol. Bio-Pharm, a manufac-turer of generic pharmaceutical products, needed addition-al space. The company purchased the 100,800-square-foot building 49 percent leased, which will allow long term flex-ibility for growth. Bio-Pharm chose this location because of the proximity to its headquarters in Levittown.

Cotner Trailer, Durham Township was approved to borrow $140,000 from BCEDC’s Business Builder Loan Fund (BBLF) for building renovations. Cotner Trailer is a manufacturer of custom horse trailers and has been in business since 1971.

Their retail store in Revere, Pennsylvania supplies quality mo-torcycle trailers, race car trailers, enclosed trailers, landscaping trailers, equipment hauling trailers and dump trailers and they also build custom trailers.

“The addition of media production to our portfolio will not only augment our Lampire product line, but will enhance our ability to provide industry-leading monoclonal antibody production and tissue culture services to our clients,” said Gregory F. Krug, President of Lampire. “The synergy is clear, and this is a fantastic opportunity for us to continue to expand in this marketplace.”

Karen Hoskins, former CEO of H.B. Custom Media explained, “In order to grow, we needed to grow cGMP manufacturing and

expand our infrastructure. Given Lampire’s stature in the indus-try, it was an obvious choice for us.” The manufacturing of all H.B. Custom Media products will be consolidated to Lampire’s Pip-ersville Biotechnology Center. Karen Hoskins has joined the Lam-pire family as a Senior Operations Scientist, focused exclusively on the manufacturing and distribution of our newly released Lampire Custom Media line of products.

The transition is expected to be completed by the beginning of June, 2017. Additionally, all H.B. products will be rebranded with the Lampire name, including updates being made to the label-ing, associated documentation and quality control standards.

PECO customers in eastern and north Bucks County will benefit from a $3 million investment to trim trees and remove vegeta-tion along 373 miles of aerial electric lines. This project, which will begin in early April, will be completed by the end of July and will improve electric service for more than 36,000 customers.

This work will occur in the townships of Bristol, Falls, Lower Makefield, Newtown, Northampton, Solebury, Upper Makefield and Wrightstown. Work will also take place in the boroughs of Morrisville, New Hope, Newtown, Tullytown and Yardley.

“Vegetation growth causes about one-third of all electric out-ages,” said Dave Weaver, vice president of Technical Services. “Our comprehensive vegetation management program is vital to safely keeping the lights on for our customers.”

Each year, PECO invests approximately $500 million to enhance its electric infrastructure, including preventive maintenance and equipment upgrades to provide safe and reliable energy to customers. As part of this work, PECO will invest about $41 mil-lion in vegetation management work around 3,400 miles of aerial electric lines in 2017.

PECO’s vegetation management crews are trained in arboricul-tural techniques as defined in the American National Standards Institute (ANSI) A300 Standard. This standard takes into ac-count the type and location of the tree, its relation to overhead equipment and overall health of the tree. Customers are noti-fied before work begins in their area.
