This national law firm – with 10 years remaining on the lease for its 372,000 SF space in Chicago’s CBD – retained Colliers to perform a strategic analysis of their lease and provide tenant advisory services to help increase space efficiencies, reduce costs, and manage future growth.

> Our solution

In the course of evaluating the firm’s stay-vs.-relocate options, the Colliers team presented an intriguing solution: to have Jenner & Block join forces with another firm, Mesirow Financial, whose lease requirements and timeline was almost identical. With a combined 750,000 RSF requirement, both firms were able to maximize their negotiation advantages.

Colliers coordinated the site selection process for both firms, including extensive market examination and in-depth financial analyses. After bidding to three new development sites and one existing building, the client chose to anchor a 1.13 million-square-foot, 45-story new office tower at 353 North Clark Street. In addition to negotiating participation in the building design, Colliers introduced a flexible planning concept, which included demount-able furniture systems in core areas – reducing costs and increasing flexibility.

> What was the result for the client?

Jenner realized a tenant-driven design-build for this $380 million project which was completed on budget and on schedule, and for which Jenner’s Optimum Floor Plate Study was utilized to guide design. Jenner’s NER was $2.65/SF less than that of a major competitor executing a similar lease in a new project nearby.

ZYNGA iNc.

Having expanded from one small office to a substantial international real estate portfolio in only two years, fast-growing Zynga was looking to relocate. They required a cost-sensitive solution with total flexibility in a setting aligned with their culture and identity.

Colliers worked with Zynga’s leadership, developing a strategy that aligned financial objectives and operational requirements with short- and long-term occupancy solutions.

Scrutinizing potential vacancies, Colliers created an off-market opportunity to redesign and reposition an existing building, which included relocation and termination of several of the building’s tenants.

After a comprehensive analysis, Colliers developed a negotiation strategy for Zynga. With a focus on strong economics and lease flexibility through unilateral expansion, extension, and termination options, Colliers created leverage to obtain incentives from the City and County to retain Zynga in the City.

> What was the result for the client?

Colliers delivered a short-term solution, allowing the company to mature while maintaining absolute flexibility. This was combined with the 270,000 square foot off-market transaction, which provided a longer-term strategy, with aggressive expansion, extension, and termination rights, giving Zynga broad flexibility.

Managing Zynga’s global real estate portfolio, Colliers continues to help in strategy development, facility acquisition and disposition, financial impact of real estate decisions, special consulting projects, and integrated ancillary services.
