Cost Segregation Services

Overview Value Proposition Action / Spec

Under United States tax laws and accounting rules, cost segregation is

the process of identifying personal property assets that are grouped with

real property assets, and separating out personal assets for tax

reporting purposes.

Page 5: Special Svc and Product Offerinces presentation

WorkPlace Efficiencies

Cost Segregation Overview

Johnson Controls 5

Cost segregation is the application of IRS-approved techniques

that separate the essential (real) and non-essential (personal)

components of a building and then reclassifying their depreciation

schedule. The goal is to identify and re-classify as many

components, including associated costs, from the typical straight

lined non-residential 39-year treatment to 5-, 7-, or 15-year

treatment. A cost segregation analysis will generally produce a

substantial return on investment.

Program Goal:

Increase your cash flow through Accelerated Depreciation

No. 2: The Wall Mural can

be depreciated as

personal property.

However, more

importantly, the down

lights used to specifically

highlight the mural feature

can also be depreciated.

No. 1 :The branding

feature indicated was

being depreciated at 7

years per company’s

furniture package.

However, as a piece of

equipment it can be

depreciated at 5yrs as can

the features’ supporting

elements.

Depreciable items:

1. Monitor

2. Monitoring casing & Pole

3. Electric Junction Box

4. Electrical Wiring

5. Data Cabling

Misclassified

Assets Correcting misclassified

assets provides opportunity to

claim “catch up” depreciation

from prior years in the current

year without amending

previously filed tax returns.

Accelerated

Depreciation Increases cash flow

immediately by reclassifying

depreciation’s timing from

later years to earlier years to

decreases tax liabilities. As

the dollars affected are

reclassified to the shorter

depreciation schedule, the

present values of those dollars

become greater.

Reduced

Property Taxes Reduced real property taxes

resulting from reclassifying

assets as personal property.

An engineered cost

segregation study, when

implemented, can produce a

better economic return for the

properties.

Another benefit of Cost Segregation is accurate financial reporting and forecasting.

Construction Component cost data can be used for benchmarking, forecasting, trending, and portfolio

management. Pre-construction, development tax planning, internal valuation reporting, and facility

management asset-based O&M management as well as asset-transfer during Mergers and Acquisitions are

also positively influenced by Cost Segregation Techniques.

Branding and Signage Services

Overview Value Proposition Action / Spec

The recognition and perception of a brand is highly influenced by its

visual presentation. A brand’s visual identity is the overall look of its

communications.

Branding and Signage Services

Johnson Controls 9

Rebranding is a relatively common event in corporations.

As a supplement to the Project Management Services,

Johnson Controls has provided excellent diverse skills to

support those needs with clients. The “customers”

requesting these services from DCS even included our

own company during Johnson Controls’ branding refresh

in 2007.

Program Goal:

Improve your quality, response to market,

information exchange, and communication

through the distributed project manager

network.

• Follow up/close out tasks

The Single Point of

Contact (SPOC) Program

Manager utilizes a

combination of DCS’

Variable Pool resources

and vendors. Utilizing the

DCS team successfully

solves the inevitable

concurrent “flash” of

efforts in the field.

Johnson Controls’

coverage footprint allowed

immediate resource

deployment to start the

survey process.

JCI’s distributed network

of professionals provides

flexible coverage to meet

client’s needs.

The typical phases

include:

• Design products

• List target locations

•prioritize locations

•identify launch/flagship

stores

•next phase(s)

•special cases

(relo’s, closings etc.)

•ideally done on

regional basis

•initiate execution

process

Performing this in a

decentralized format

would have introduced

higher costs, poor

communications, and high

rate of rework.

Green Compass Overview

Johnson Controls 13

Green Compass is a Johnson Controls internet-based software

tool designed to help assess and score a building’s sustainability

status when judged using the US Green Building Council’s LEED

rating system. Green Compass has been updated to reflect the

changes in the LEED 2009 rating system and is ready for use

across all business lines.

Program Goal:

Identify gaps between a building’s current state and the

opportunities for improvement based on the LEED rating

system.

Page 14: Special Svc and Product Offerinces presentation

WorkPlace Efficiencies

Green Compass Value Proposition examples

Johnson Controls 14

The outcome is an evaluation

of the building that includes a

“scorecard” with a likely LEED

score, while also identifying

gaps between a building’s

current state and the

opportunities for improvement

based on the LEED rating

system.

The Green Compass tool also

has the capability to export the

data from the tool into a

comprehensive Green

Compass Assessment Report,

with fields to add information

and tailor the report to the

specific building and

customer.

Green Compass is an easy-to-

use tool that walks users

through each credit in every

LEED category and provides a

preliminary assessment of a

building’s current status.

The tool also offers a

comprehensive – yet

understandable – approach to

utilizing the LEED scorecard

as a means to facilitate

communication between all

parties involved in a LEED

project.

These outputs provide

useable, concise information

regarding the building’s status

and deliverables can provide

to your customer.

Example

• Surveys can be for a single

site or multiple locations.

• Providing a comparison of

multiple sites highlights

consistency as well as

differences between

properties.

This is a powerful tool to

help site managers learn

how to quickly adapt green

practices. It also indicates

where the portfolio is

strongest in green attributes

and can demonstrate

differences in regulation

from country to country.

Panelized Building Systems

Overview Value Proposition Action / Spec

In the high-tech approach known as panelized construction,

pre-engineered wall sections are produced for a new building in

factory-controlled conditions, then shipped complete to the building

site for final construction. A panelized building can be weather tight in

just a few days.

Page 44: Special Svc and Product Offerinces presentation

WorkPlace Efficiencies

Panelized Building Systems Overview

Johnson Controls 44

Installing exterior finishes in a controlled

environment is a primary strength and

competitive advantage. It offers tremendous

benefits to the clients by eliminating the

frustration of being restricted be delays caused

be local site issues and weather (cold / rain).

Clients save money by not having to scaffold, tent, and

heat the enclosed area. The exterior finishes can be

installed year-round regardless of the weather.

The finishes have the same look and feel as a block

and steel or a stick-built structure, yet save clients time

and money, and spare the jobsite clutter of traditional

methods.

Reduce completion 50%

The restaurant industry jump

started the niche in the early 80's

and really paved the way for

many other industries to take

advantage of accelerating the

fast-tracking of construction

It was very apparent back then

that something needed to be

changed in the process because

it was taking over 120 days to

complete a 2,000 to 3,000
