HOW TO GUIDE 2013 3

5 THINGSYOU NEED TO KNOW…

• Ask your local dealer for brochures on the latest new vehicles

• Drive a few cars before making your buying decision

• Check comparable vehicle insurance rates before buying

• Research vehicle safety

• Get the best extended warranty you can

when buying a new vehicleOKANAGAN DODGE

Too many of us joke about how frustrating it is to buy a new car or truck. The experience need not be as bad as our jokes, in fact, it can be satisfying - if you do your homework, set up a plan, and stick to it. Next to a home, a vehicle is one of the most expensive items most of us will ever purchase. It is important to purchase a new car or truck that matches your particular needs by doing your research and comparing makes and models.

First, be sure of your needsDo you really need a vehicle change? Why? Get out a pen and paper and make a numbered list of your answers to the “why” question. Continue to ask the question until you run out of answers. As you read the list, you might nd the answers in front of you give insight into the type of vehicle you should be looking for. The average vehicle in North America is between seven and eight years old. The average truck owner has to face replacing a vehicle every three to four years.

Do some researchSince the purchase of a vehicle is so important, it only makes sense that you need to be satis ed in the process. You will probably have more satisfaction buying a car that you already know is what you want, at the price you can afford and that you know is fairly priced and will be properly serviced in the future. This takes some research.Once again, take out pen and paper (or computer with your favorite word processor or database software) and consider these vehicle categories: pickup truck, car.

Write down some answers to these questions:1. How many kilometers per year do I think I am

going to put on this vehicle?

2. On average, how much time per day will I be spending in the car? (Example: three hours)

3. What type of driving will I be doing in the vehicle? (Example: 60 per cent city driving, 30 per cent highway driving, 10 percent off-road or towing)

Bring in your nancial researchWrite down the budget numbers you have come up with to see what down payment you can comfortably make and what monthly payment you are able to afford. (Example: $3,000 down from savings and a $400 per month payment gured after the household budget work has been done.)

Now, write down all the reasons the vehicle is needed. Remember, this is the list you worked out when you rst decided that a new car was worth looking into. (Example: daily commute to work, taking the kids to school along with soccer practice after school, a yearly vacation, trips to the grocery store, or to the hardware store, etc.)

The more comprehensive this list, the more insight you’ll get as to which new vehicle is best for you now. Advance work on our nancing will save you money and better prepare you.

For a low interest car loan, in Kelowna, the Okanagan nance team has you covered. By working with a network of nancial institutions, we make our customer’s dreams of owning a Chrysler, Jeep or Dodge come true. Get an auto loan or car lease that you can afford by completing our online auto nance application.

Stick to your planYou’ve got the plan; now stick to it for your new wheels.

Okanagan Chrysler, Jeep Dodge, Fiat is the #1 Chrysler Dodge Jeep volume dealership in the Interior. We are con dent that we can get you the best possible price and the lowest monthly payment on your next new vehicle. Let our experienced staff guide you through our 300 new and used vehicles, to nd the one that best suits your needs. We want your buying experience to be one that won’t soon be forgotten. Our goal is simple, hassle-free vehicle purchasing.

How-To Save Money on Everything in Life

4 HOW TO GUIDE 2013

5 THINGSYOU NEED TO KNOW…

• How do I save money for the rest of my life?

• Make Your Dreams Possible – It’s now affordable

• Purchase From over 500 Brand Name Manufacturers

• Return on Investment

• Long Term Investment

about your favourite Canadian and international brands at prices never seen before

We are passionate about saving money. Our team of professional buyers bring you today’s most sought after products at prices so far below the competition, most manufacturers ask us not to ad-vertise their brand names, show their most recognizable products, and rarely, if ever, reveal our prices to the public.

We can make your dream kitchen or bath affordable. We carry more of the exact same brands and styles as your favourite stores. We offer professional design, delivery and installation services, and can help you create nearly any look with endless choices in appliances, counter tops, plumbing xtures, lighting, and more.. But who are we kidding? It’s our prices that have quickly made us one of the top cabinet resellers in the country.

Finding the right appliance for your home takes a lot of work. Finding the right price shouldn’t. We carry most major brands and, like everything else we sell each appliance comes with the full manufacturer’s warranty. Higher-end appliances can often be expensive and out of reach. Directbuy makes them affordable.

At our prices, it’s easy to become the neighbourhood’s rst choice for entertaining. Create the ultimate entertainment space with the best brands in audio, video, surround sound, home theatre seating, game tables, hot tubs, saunas, exercise equipment, and much more. The only challenge you’ll have is getting your friends to go home.

REMODELING 101Are you remodeling a bathroom? Looking to update your home with new furnishings? Have you always wanted to redesign your kitchen?

If so, there’s one resource that can help make your next project a breeze, as well as help save you money on the things you want most for your home – DirectBuy. With a membership at Direct-Buy, you can make your next remodeling or home improvement project easier on you and your pocketbook. Our members enjoy convenient and exclusive access to insider prices on rst quality merchandise from more than 500 brand-name manufacturers or their authorized suppliers.

SPEND WISELYStart by deciding precisely what you want to improve, whether it’s updating your bathroom or nishing your basement. Identifying what you want to improve and how you want to improve it is just as important as deciding how much to spend in both time and money.

As popularity in home improvement has increased, so has Di-rectBuy’s emphasis on home improvement merchandise, and our members now have access to a wide variety of products including windows and window treatments, carpeting, doors, tile and hard-wood ooring, in addition to marble and custom-cut, solid surface countertops and cabinetry.

BOOST YOUR REMODELING ROIIt’s true that you’ll get more bang for your buck when re-selling your home if you choose the right home improvement projects. Will your money best be spent remodeling your living room, bath-

room or kitchen? A home with only one bathroom would be vastly upgraded with the addition of a second, while homes with small kitchens might be best suited for an expansion.

Any improvement will increase your return on investment. Think of the long term bene ts or improve your standard of living NOW at a more affordable price.

THE FUTURE OF BUYINGThe last thing you want to do is spend more than you have to when upgrading your home. One way to ensure you’ll save is by purchasing the things you want and need for your home remodeling venture through DirectBuy. By allowing members to buy directly from manufacturers or their authorized supplies, DirectBuy is revolutionizing the buying process by eliminating the need to pay hidden retail markups.

Moreover, our selection of top brands is unmatched. DirectBuy has a huge selection of home improvement products and materi-als available at con dential dealer prices. Here, you’ll nd virtually everything you want for in and around your home including home furnishings (bedroom, living room, dining room, dinette, upholstered, occasional, home of ce, infant, youth, outdoor) and accessories; oor coverings; window and wall treatments; kitchen and bath cabinets and xtures; plumbing; lamps and lighting; home improvement and hardware; lawn and garden; bedding and mattresses; appliances; electronics; tness and sporting equipment; place settings and cookware; jewelry and much, much more. A one-stop shop for your home building, furnishing and remodeling needs, we have virtually everything – including the kitchen sink – for in and around your home.

RECENT TRENDS

SETTLE INTO A NEW SOFADon’t nap on the newest trends hitting the sofa scene – contempo-rary loft collections and swanky bench-inspired couches. Whirling, twisted furniture legs will also be common, and earth tones and cool gray shades remain popular alternatives for nearly any season.

GREEN PANACHEOne of the more talked about trends in furniture is the advent of furniture made from environmentally friendly, renewable materi-als. In recent years, consumers were averse to purchasing “green” furniture mainly because of its bland, boring styles and dated color schemes. Now, the styles are sexier and the colors outra-geously bold. Couches made of pure cork, chaise lounges made from recycled seatbelts and cardboard, and bookcases made from recycled paperbacks are just a few of the various “green” furniture options that have hit the market in recent months.Experience DirectBuy’s savings, service and selection for yourself. 5 THINGSYOU NEED TO KNOW…

• Look online to nd out what similar vehicle models are priced at and what is available

• Ensure you are dealing with a certi ed licensed motor vehicle dealership and certi ed licensed salesperson

• Make sure you have your questions about the vehicle written out in advance for the dealership to address and take the vehicle for a test drive with a sales person

• Ask for all the pertinent vehicle inspection and service records along with a proof of the vehicle’s past ownership history. And don’t be afraid to ask for a third party inspection

• There is always some room for negotiations on a price, but do your research in advance so you know what a fair offer on the vehicle would be

about your next vehicle purchaseTURNER VW | AUDI

The risk of buying a second hand vehicle has been diminished considerably over the years when dealing with licensed vehicle dealership, says the sales manager of Turner Volkswagen Audi in Kelowna.

Aaron Fanslau says reliability on a fair market price and programs that back up a vehicle’s condition quality help reduce the element of surprise that can come with signing off on a private sale.

“For us, selling used cars is about 50 per cent of our business, so we have people driving off the lot feeling good about a used vehicle the same way they might feel about a brand new one,” Fanslau said.

Fanslau said Volkswagen has a 110-point inspection reconditioning program with factory original parts for its used vehicles and the opportunity to add a two year, 40,000 km warranty (80,000km for Audi) as well, something he says many people

might not be aware of with regards to available warranties on used cars.

“And we can offer nancial packages as well through the dealership with low interest rates that might make it more attractive as an option to buy,” he said.

Fanslau said the Internet offers a wealth of

information on all makes of vehicles,

something he says is bene cial because it takes away most of the mystery behind what is a fair price for a given vehicle, either new or used.

“I think the more homework people can do and the more information that is out there, the better it is for everyone involved, both the dealership and the used car customer,” Fanslau said. “We are looking for a win-win situation. We want to see the customer happy with the price and we want to be able to stay in business so we can continue to offer follow-up service in the future for all the vehicles we sell.”

Because of that attitude and the more stringent quality control measures adopted by automakers, Fanslau believes the car dealership option for buying and selling used cars is dramatically less of a gamble from previous eras.

“Car dealers have their reputation go out the door with every car sold, so if the buyer has con dence in the dealership, then they will have con dence in the decision to buy the vehicle. Just always be prepared to ask questions and always ask about what warranty coverage is available for the vehicle,” he said.

“When you buy privately, you don’t generally get a warranty on the vehicle. That warranty is usually pretty affordable and can save you thousands potentially on repairs down the line.”

“I think the homework people can do and the more information that is out there, the better is it for everyone involved, both for the dealership and the used car customer.”

Dr. Michael Webster, DMD

…our focus

I would like to introduce myself, Dr. Michael Webster, as the owner of the new Kelowna Dental Centre. I would like to express how excited I am to be back in Kelowna and to be the proud owner of this beautiful facility. I was born and raised in Kelowna, attending Black Mountain Elementary, Hollywood Middle School, Springvalley Senior Secondary and graduated from Rutland Senior Secondary. Following graduation I completed a Bachelor of Science at Okanagan University College and a dental degree at UBC Vancouver, graduating in 2010. I immediately accepted an associate position in Fort St. John, which allowed me to gain valuable experience in a short amount of time. Fort St. John allowed me to practice broad and diversifi ed dentistry, and develop a wide portfolio of skills including crown and bridge, root canals, dental implants, sedation dentistry and children’s dentistry.

Being a native of Kelowna, and having all of my family residing in Kelowna, my goal and desire to move back to Kelowna was always present, and I was fortunate to have the opportunity to do just that.

My vision for Kelowna Dental Centre is to create and establish an Oral Health Centre that will be a cornerstone in the city for years to come, as a

centre for excellence in dentistry. The clinic will have a high focus on family dentistry, and will off er a broad range of services. My objective is to create individualized comprehensive ‘life’ treatment plans for each patient, which looks at the big picture as opposed to fi xing one problem at a time as they arise. I believe one of my strengths

is clear and eff ective communication and will strive to educate you on all aspects of your dental health. Together we will work to create a lifelong plan that will satisfy your personal dental health goals.

Part of my vision consists of making Kelowna Dental Centre more accessible to the community. Clinic fees

will follow the fee guide determined annually by the British Columbia Dental Association for a majority of services, and we will also accept direct billing to insurance companies.

I would like to invite you to stop in to the clinic at any time. Our dedicated and experienced team at Kelowna Dental Centre will do their best to answer your questions, and/or schedule a consult, at which I will gladly discuss any concerns or questions. I look forward to meeting you and developing life-long relationships.

5 THINGSYOU NEED TO KNOW…

• REAL ESTATE AGENT: Find an agent who is motivated to sell/market your home and demonstrates the ability to dojust that

• REALISTIC PRICE: Work with your realtor to get to the real market value of your home and price it to sell. Don’t be the last one to be sold!

• MARKET VALUE is the price that works within your market, for property your size and speci cations, see your home through the buyer’s eyes!

• PRE-LISTING INSPECTION: Find out what you never knew about your home, before it turns off a motivated buyer!

• PREPARATION FOR SALE: Stage your home to entice buyers to make an offer. Negotiate to get the best price in the fastest time with the least amount of inconvenience

about buying and selling a homeJ&R FAMILY REALTORS

HOW TO SELL A HOME…Take the process one step at a time, nd good professionals to help you and you will nd buyers,-negotiate the sale and close the deal before you know it.FIND A REAL ESTATE AGENT A professional with experience can help you make the more challenging decisions, like what your selling price should be, how to stage your home, how to nd a home inspector, any renovations which can help sell your home, and much more.SETTING YOUR LISTING PRICEAre you on the market, ‘just to

see what happens?’ What are other properties in your neighbourhood selling for, and what are similar sized properties throughout the city selling for?MARKET VALUEIn terms of residential, single family housing, market value is the price at which a particular house, in its current condition, will sell within 30 to 90 days.THE PRE-LISTING INSPECTIONA pre-listing inspection can provide you with a list of current defects that can be easily remedied, as well as other current or near future defects which may not be easily remedied. Most home buyers will also be getting their own inspection, so revealing any critical issues in advance, can make the sale smoother.PREPARING YOUR HOME FOR AN INSPECTIONMake the house accessible and easier to inspect. It will not change the material ndings of the inspection, but could eliminate some unneces-sary aggravations.PREPARE THE HOUSE FOR SALEPut your house and property in the best condition possible, by keeping it clean and doing any necessary repair work. Work on your home’s curb appeal. Clean windows, make sure the paint is not chipped or aking, be sure that the doorbell works. Blinds and drapes are open. Clean and freshen up rooms, furnishings, oors, walls and ceilings. Bathrooms and kitchens are spotless. Organize closets. Replace leaky faucets and frayed cords. Eliminate the source of any bad smells. Remove clutter.NEGOTIATION:Try to determine how eager the other party is without demonstrating your own motivation to sell, until the right moment. Motivations for buyers include job transfers, or other relocations.

HOW TO BUY A HOME…Buying a home is one of the big-gest nancial decisions that you will make in your lifetime, whether it’s your rst home,or your latest. Here is a brief guide to walk you through the home buying process.FINANCINGMortgage pre-approval is a great way to establish a budget, giving you an idea on how much mort-gage the nancier will provide you with to buy a home.Other bene ts of a pre-approved mortgage may include a locked-in interest rate, better negotiating position, taking advantage of the

many possibilities of mortgage nancing, having the opportunity to shop around and secure the best nancing package for you.GAME PLANStart with your pre-determined needs and wants list, ‘must-haves’, and ‘would-like-to-haves’. Take a close look at your lifestyle, family space needs (current and growing), desirable neighbourhoods and location, number of bedrooms and bathrooms, yards, and many other.REAL ESTATE AGENTIt’s important to nd a Real Estate Agent you can work with, who is as invested in nding you a home as you are. Their experience should be balanced with their enthusiasm.HOME INSPECTIONHaving a third party home inspection provides you with the details that may not have been disclosed. House inspectors examine the major systems in the house, plumbing, electrical and heating, plus roof, foundation and insulation. Ensure that your home inspector has training and credentials, experience and a great reputation. You will get what you pay for.MAKE AN OFFERThere are a few key issues which can make it easier and faster. Price, few or no conditions, meeting the possession date of the seller, a size-able deposit and pre-approved nancing will speed the process along. Items which may slow things down or cause you to lose a bid, include: over negotiation, too many conditions, weak deposit, lack of nancing and too long between offers and counteroffers.CLOSINGOnce you have an accepted offer, are satis ed with your due diligence and remove all conditions, you have of cially purchased your new home. There are some things you will want to do to be ready for com-pletion day. These include choosing a lawyer, transferring all utilities (water, gas, electricity, phone, cable and sewer). This is also a good time to get your home insurance in order, and to arrange any interim nanc-ing if necessary. Call us to nd the ‘hidden’ costs in buying a home, you won’t just be paying the price on your negotiated offer. Finding great professionals to help you with the home buying process will really make things go more smoothly with less stress.

Many, many, many thank-yous for all you have done on our behalf regarding the sale of my home.

~ G. Chutskoff

Thank you so much for all you did for me. Can’t say ‘thank you’ enough.

~ J. Williamson

Thank you for your hard work! You were amazingly patient, which allowed me to nd exactly what I was looking for within my budget. I am so, so happy with the place I purchased and am so grateful for all the knowledge and expertise you shared with me. As a rst time home buyer I was nervous and unsure of what to expect, but you enabled the process to progress smoothly and ef ciently, ending with fabulous results. Thank you for all your hard work, I really appreciate it! The wait was de nitely worth it. Thanks.

5 THINGSYOU NEED TO KNOW…

PREPARE a PLANItemize exactly what the project will entail. The considerations are many from new cabinets and countertops to ooring and electrical. A well-conceived plan removes surprises that can greatly impact the BUDGET and the overall outcome of the project

FORMALIZE a BUDGETKnow your resources available. The advantages of having a comprehensive budget are many. It allows you to allocate your hard earned dollars to the most important priorities of the project. Meet with a quali ed Designer to discuss pre-liminary designs and establish some baseline budgeting

BEGIN the DESIGN ProcessThere is a SPECTRUM of choices of Cabinetry available. Are you traditional or contemporary? Style is only one facet of the design process

FUNCTION and ERGONOMICSGreat kitchen designs are based on your life-style and needs

UNDERSTAND THE PROCESSYou have nalized all the Designs, ordered the kitchen and now the project begins. Establish the timelines and understand that you may be without a kitchen for a short period of time. A well planned project should minimize this duration of inconvenience. In the end it will be all worth the effort

when you think about thewhole SPECTRUM

PREPARE a PLANWhen preparing the plan there are many things you need to consider.• From start to nish how long will the process

take• What is the total scope of the kitchen renovation• New Cabinets…New Floors…New

Countertops…New Appliances• Are there mechanical changes required…

plumbing, electrical etc.

FORMALIZE a BUDGETOnly you know the amount of nancial resources you have available for your new Kitchen. The Budgeting process is one of the most important aspects of all KITCHEN renovations. Many homeowners are reluctant to share this information for fear that they will be taken advantage of.In reality it helps the Designer work within your guidelines and determines how your objectives can be met.Points to consider:• New Cabinets• New Countertops• New Appliances• Flooring• Backsplash• Plumbing and Electrical

BEGIN the DESIGN ProcessThe design of the kitchen is all about you and your needs. It is important to identify what your wants and needs are. Choosing a wonderful door style and nish are important but the kitchen must be functional and be designed around your lifestyle. Accept there may be compromises along the way.

FUNCTION and ERGONOMICSThere is an old adage that function should always beat form. In today’s modern kitchen design there are many questions we need to ask and plan for.

• Should cabinets be taller and to the ceiling for increased storage

• Full access to the base cabinets with pullout drawer banks

• Identifying how you work in the kitchen• Are there two cooks • Are there physical challenges that need to be

accommodated• Countertops have a wide range in costs from

simple post-formed laminates to Granite, Quartz and Corian…It is important that the attributes of these tops are all explained as they all have great merits and will effect the budget accordingly.

• Appliance information is important to the kitchen designer who will need to provide the appropriate cabinetry to accommodate your existing or new appliances.

• Flooring is another vital component of a new kitchen. A decision whether the ooring is to be installed prior to the cabinets needs to be determined. The type of ooring may dictate this and accommodations to the planning process will need to be addressed.

• It is recommended that only licensed quali ed plumbing and electricians be used.

UNDERSTAND THE PROCESSNow that all the hard work in preparing for the new kitchen has been accomplished the process begins.• Removal of old cabinets• Preparation for the ooring• Delivery and installation of the new cabinets• If ordering a solid surface countertop templating

will be required and it may require you to be without a countertop for a period of time while the new top is being manufactured

The Design has been achieved the kitchen has been ordered and dependent on the length of time required to manufacture the cabinets the project is underway.

A well-coordinated plan will deliver your Dream Kitchen with minimal disruption to your life.

18 HOW TO GUIDE 2013

5 THINGSYOU NEED TO KNOW…

• Location: where do you want to live?

• Lot site: size, shape, corner,cul-de-sac, view and perspective

• Home model - number of bedrooms, bathrooms, interior style, number of rooms

• Exterior and Landscaping: Especially in the Okanagan the outdoor is stil part of our living space. Pre-construction and Budgeting: determine your allowances for décor selections, and any minor oor plan changes

• Selection of décor: Flooring, cabinetry, lighting, paint, window treatments, the items which make the rooms more personal and unique

when building a new homeDILWORTH HOMES

Today’s new homes offer a level of quality and comfort, with healthy indoor environments and lowmaintenance materials used in and out. New homes offer a solid, energy-ef cient construction with all the features to accentuate your lifestyle. The bene ts to building your home are balanced with the workload ahead of you. This is your home, making it t for you, your family and your future needs, is a task only you can address.

Before you pick up your hammer and level, your job as the future home owner is to communicate your needs and desires for your home to your builder, so the nal result is what you dreamed of, within a realistic framework.

LOCATIONWhere do you want to live? Check out your top three communi-ties, visit them during the day, after work and even later at night, to experience the neighbourhood, the traf c, the people. Of course, if it’s a brand new community there may not be a lot of action in the immediate area, so expand your research to cover a few blocks in each direction.

This will be your central location from which you participate in all external activities in your life. Work, school, recreation and sports, shopping, and churches may be important considerations for you. Get out of the car and take a walk around, if you see your future neighbours, talk to them, tell them you are considering their neighbourhood and ask them the questions that are important to you.

BUILDING LOTOnce you’ve narrowed down your neighbourhood, it’s time to look at building lots. Most current developments are on mountain or hillsides, offering an abundance of choice for housing types, depending on the side of the street, lot size and parameters.

If you make your lot purchase rst and separate from the housing contract, you can save thousands of dollars in land transfer taxes. Many developers will encourage buyers to go this route, as it is less costly, however, they will often place a development time condition, a time frame by which the house must be built. This discourages re-sellers who may purchase at the original lot price, sit on the property for a year or more and then re-sell it when the neighbourhood is more developed and the lot has a higher value.

HOME STYLEYour lot details may in large part determine the style of home you build, like a 2-storey or bungalow walkout. Even with the architectural controls in most new developments, the slope of the land offers variety to builders and homeowners alike. Challenges offer the opportunity to think outside the box, building speci cally for your needs, while blending with the homes in your immediate proximity and the rest of the neighbourhood.Your home style may also depend on the recommendations of engineering experts to ensure safe construction and longevity. Most developers have a library of home types, models or plans to choose from, and they can help you select your best t, from your basic home structure needs. These include:• Number of Bedrooms / Bathrooms / Parking Stalls• Formal Dining Area or Breakfast Nook

• Laundry – Main oor or Basement• Basement – nished immediately or over time• Home based of ce with separate entrance• In-laws or home-based college students who require a little more solo space

Once you’ve selected your plan and made any minor adjustments to interior wall plans, you are ready to move on to the next step.

EXTERIOR TREATMENTSWithin controlled neighbourhoods, the exterior treatments must fall in line with building schemes and guidelines. Exterior treatments and landscaping are generally reviewed and approved to ensure your new home blends perfectly with your immediate neighbours and the neighbourhood at large. This maximizes esthetics and protects your investment.

PRE-CONSTRUCTIONAt this point, with the siting, house style and exterior treatments decided, your builder will estimate the cost of building your new home. The project manager will explain the Allowances, the Change Order and the accounting processes which will allow you to monitor the cost of building, which prevents unwanted ‘surprises’.

SELECTIONAfter choosing a house model and plan, it’s time to customize your décor including ooring, cabinetry and lighting. The bene t of having a reputable builder with strong ties to the building and contractors community will become apparent at this stage.

Your builder’s excellent relationships become your excellent relationships with suppliers and subcontractors, allowing you to choose the ooring, cabinets or lighting of your choice, and then communicating with your builder to ensure deliver of materials is timely.

You may decide to choose the décor yourself, or you may choose to consult with a designer. Their expertise on what’s current, what’s timeless and what will be most functional and beautiful for your lifestyle can help make a dif cult decision much easier.

DECISIONSIt’s very important to make nal decisions at each step of the process, because after-the-order changes can be costly both in materials and time delays. Building your own home, even if you never raise a hammer, requires a good deal of effort, but it’s really worth it.

It can take from 3 months up to 18 months to properly build a home, from the lot purchase to the move-in, and builders encour-age you to take the rst 12 months deciding all the pre-construc-tion decisions, from structural changes to the house plan, to paint colours and door handles. Once those decisions are complete and decided, the construction process can go much more smoothly, allowing the builder to coordinate contractor and subcontractor services ef ciently, not being held up by last minute details or decisions.

We utilize our technical expertise and outstanding customer service to ensure long-term value in exciting, quality built homes.
