It’s not hard to see why everyone wants a piece of South Yarra. Historically significant as one of Melbourne’s oldest suburbs, its hilltop and riverside topography made it a favourite for Melbourne’s wealthiest citizens. As mansions gave way to apartment living in the 1930’s, South Yarra retained its prestigious standing, surrounded by the city’s largest heritage parkland precincts and leading private schools, and, with a reputation as Melbourne’s most connected inner city domain.
The hard and fast facts? In the last 15 years, South Yarra’s population has experienced a growth of 46% with a further 19% growth anticipated from now to 2031. And there’s money to spend in South Yarra. A high 63% of its well-educated residents are professionals and managers earning a top dollar to give South Yarra a per capita income 47% higher than that of surrounding Melbourne. Median sales prices for property have increased by 6.1% over the last decade for houses, and by 3.8% for apartments while median weekly rent has grown by a significant 72.5%. Across the past 12 months ending in June 2016, a 2bedroom apartment in South Yarra has been commanding an average $500 weekly rent compared to its even wealthier neighbour Toorak at $461, popular Prahran at $450 and Melbourne CBD at $540*.
A high proportion of South Yarra’s population are renters, 34% more than across Melbourne’s inner precincts. Household sizes in South Yarra are a significant 30% smaller than that of Melbourne yet their spending dollar is greater, adding to the compelling investment story. As the largest, high density residential hub outside of the CBD, South Yarra is also consistently voted as the city’s most liveable suburb** which speaks volumes about its ability to grow and respond to population needs.
