Little Cheston Farm

Little Cheston Farm is a non listed character stone Farm House with a slate hung rear wall with a pitched slate roof and is a wonderful family home. The property is currently let on an assured tenancy and would let in the region of £1250 per calendar month, this agreement is due to end soon. The shower room has been nicely fitted with a modern two piece suite and an enclosed shower cubicle. The living room has an exposed ceiling and beams and is a wonderfully light and airy room. A very relaxing part of the house with windows, skylights and two double doors to the southerly aspect and gardens. The Gardens

The gardens in total approach three quarters of an acre and are predominately to the southern aspect. Both properties and garden are on one title. The lion’s share of the gardens is currently allocated to Cheston Hollow but as previously mentioned, this arrangement can easily be altered to suit the needs of a new owner and for example, if Cheston Hollow became holiday accommodation the larger garden could be transferred to Little Cheston Farm. To the front of both properties are lawn areas with two LPG tanks (feeding to each property) buried under the lawns. There is a picket fence and gate which separate the two properties. The main gardens are quite beautiful and landscaped over many, many years by the current owners. The gardens have a moorland feel with two Moorland streams meandering through the garden from a small pond at the top, down to a large pond, created by the owners 20 years ago, at the bottom of the garden. Features include a railway sleeper bridge, granite stone features and plants and shrubs have been cleverly planted throughout the garden. There are a variety of trees and as the photographs show, large lawns through the gardens. The garden is an explosion of colour in Spring and Summer with a wild variety of flowering shrubs and fruit trees, including a fig, peach, plum and apple tree. The pond is a haven for wildlife, with visiting woodpeckers, robins, finches and blue tits. The tenants at Little Cheston have actually mentioned that they will miss all the birds feeding outside their kitchen window. A full length patio runs along Cheston Hollow with a great level of privacy, which is also enjoyed throughout the gardens.

“Since moving in we have completely renovated the entire property,” explains Ian. “The next owners will therefore benefit from this as everything is

to an immaculate standard. We are really going to miss living in this peaceful and

private hamlet though. Although there isn’t a particular room that we will miss the

most, we will be sad to leave everything about the house. We especially love the

fact the property is south facing because this makes it extremely light.”

From Plymouth:Heading from the City on the A38 take the third main exit off for South Brent and then return onto the A38 westbound taking the first exit off. Go straight across at the cross roads, staying on Shute Lane and Little Cheston Farm is approx. 400 yards on your right.

From Exeter:Join the A38, which merges from the M5, following signs for Plymouth. Take the exit off for Wrangaton/Modbury and at the next junction turn right, go over the A38, then turn left and immediately right onto Shute Lane. Go straight across at the cross roads, staying on Shute Lane and Little Cheston Farm is approx. 400 yards on your right.

Area DescriptionCheston is a small Hamlet on the edge of Dartmoor and a renowned area for equestrian activities with Cheston Equestrian Centre nearby which offers lessons from beginners to coaching advanced riders. Cheston is situated on the sheltered southern slopes of Dartmoor National Park and is within easy reach of the A38 Devon Expressway.
