TheprojectSofiaBusinessTowersislo-cated in one of the most attractive locations inSofia-TsarigradskoShosseBlvd.
Tsarigradsko Shosse Blvd. connects the citycenterwiththeringroad,highwayTrakiyatowards Plovdiv and Istanbul.

Electric installations ThebuildinghasfirstcategoryofpowerfromtwoindependentsourceswithMVforgreatersecurityagainstbreakdowninpower. The building has two transformers in the basement and one on the roof of Block A and one on the roof of Block B to power the HVAC consum-ers on the roof. Three additional diesel generators are designed for backup power. Forpoweringofconsumersinthebuildings,theconstructionof9maintransformerboardsisplanned.Connectionsbetweentransformersandmain transformer boards will be implemented by busbars. Forpoweringvariousrentalunitsinthebuilding,thereareseparateswitchboards.Eachoutput,thatispoweringrentalunitinmainswitch-boards,isequippedwithanautomaticswitchandthree-phasedouble-tariffelectricmeter. ThereisroomfortheconstructionofcentralUPSequipmentdependingonthespecificrequirementsoffuturetenants. Thereislightningprotectionsystemspecificallydesignedfortallbuildings,assuminghorizontallightning.
Telecommunications Telecommunicationsinfrastructurewillbebuiltusingthelatestgenerationofsymmetricalcoppercablesandfiber-opticcables. Opticalcomponentsareprioritizedinthemainnetwork,inthehorizontalnetwork-coppercomponents.Theestablishedinfrastructuretherebyensureshighqualityandreliabletransmissionmediumvoice,dataandvideo. Itisenvisagedthattheuseoffiber-opticandmulti-pairedsymmetricalcablesfortheconstructionofthehighwaydistrictsubsystemandsym-metrical copper cables – mainly for voice transmission. Therearefourconstructioncommunicationfacilities.Andforeachofficerentalunitsthereareofficedistributors.EveryworkplacewillhaveoneRJ45 for telephony and one RJ45 for computer network. Thehorizontalwiringisperformedwithcoppercables,whichallowthetransmissionofsound,imagesanddata.Thecablesarelaidinthedoublefloor,withcontactsforcomputersandtelephonesinstalledclosetoworkplaces. On the roof of the building there is a possibility for placement of antennas and telecommunications equipment
Lighting ArtificiallightingisdesignedincompliancewithmodernEuropeanstandardsforlightingthepremises. Luminaries are mounted on the suspended ceilings. Its management is likely to be connected to the BMS system. Anoverallevacuationlightingsystemisdesigned,whichturnsonincaseofemergency.
Ventilation Systemsfordecentralizedventilationwithhighefficiencyaredesigned,locatedoneachfloorwithasupplyoffreshairandremovalofexhaustair directly to the facade. Freshairistakenfromthefacadewithfixeddamperswithnetandintegratedpre-filter.Primaryheatingofthereceivedoutsideairafterrecu-perators is done by passage of freon climate unit with direct evaporation mounted in the path of the duct. Supply and exhaust of air in the rooms is done with insulated and soundproofed ducts mounted in the ceiling. Thelatestgenerationofenergy-efficientregenerativechannelcamerasisused,thatsignificantlyreduceenergyconsumptionforprocessingoffresh air. There is an opportunity for natural ventilation of the premises by opening parts of the facade. All convectors are connected to the BMS system of open windows.
Air conditioning Thebuildingisequippedwithhighlyefficientfreonheatpumpairconditioningunitsofdirectevaporation.Thesystemistriplepipeforalloffices. Outdoorunitsarelocatedinspecificplacesontheroofsofthebuildingsandinseparatetechnicalfloors.Theindoorunitsareceilingconvec-tors located in the suspended ceiling of the premises. All coils will be powered by vertical and horizontal pipe network of copper pipes installed in the suspended ceiling with heat insulation. AllsystemwillbeequippedwithitsownsoftwareforreportingenergyconsumptionandconnectedwithcentralBMSofthebuilding.

Fire detection and fire fighting Eightaddressablefirestationswillbeconstructedinthebuildingbytheproject.Firealarmpanelsareinterconnectedandareorganizedsothattheyaretriggeredbytheoccurrenceofafire,inanyroomthatrequiresafirealarm. Addressablefirealarmpanels(AFAP)arecontrolledbyamicroprocessorandhavetheabilityforintegratedoperationinex-ceptionalcircumstances.Theyallowimmediatelocalizationoftheroom,whogaveasignalofafireoraccident.AFAPareconnectedtofumeopticalgauge,thermaldetectors,manualcallpoints,isolationmodulesandsirens. Automaticfirefightingwillbecarriedoutbysprinklerfireextinguishingsystem.Thesamewillrespondautomaticallyincaseoffire,whilewiththestartoffirewillsignalaboutthepresenceoffire.Theinstallationwillbeequippedwithsprinklersandfirefight-ing alarm control valves. The sprinkler system is divided into 19 extinguishing sections powered by three pumping groups. The system is powered by a storage tank of the necessary supply of water from the street plumbing network
Plumbing The water supply of the building will use street water. Duetothegreatheight,thebuildingisdividedintothreeareasforwatersupply.Thefirstzoneissuppliedbygravity,whilesecond and third - by pump hydrophore systems which draw water from a tank located in the basement. Power of the tank with water is done by street plumbing. Therearetwotanks,theywillkeepwaterfordrinkingandhouseholdpurposes,fire-preventionstockforsprinklersystemandfire-preventionstockformanualfirefightinginmiddleandhighzone.
Sewerage For drainage of the complex there is two building sewer deviations discharged in municipal sewage.Internalsewerage,wastewaterconsistsofverticalpartcollectingwaterfromappliancesandhorizontalinthebasement,whichtakethem into street sewers. Separateseweragesystemisdesignedforthedrainageofroof,itisconnectedwithatankforcollectingrainwatertobere-used for irrigation of green areas.
Access control SystemAccessControlisconnectedtobuildingentrances,entrancestooffices,technicalrooms,exitstotheroof,turnstiles,car barriers in underground parking and more. System access control restricts access and presence to certain areas and at certain period of time of employees in the build-ing,accordingtotheirdutiesandresponsibilities. Eachemployeewillhaveindividualcontactlesschipcardwithaunique10-digitnumber,whichwillbeidentifiedinthesystem.Customers’cardsarevalidforaspecifiedperiod,afterwhichthesystemautomaticallytakestheaccess. Thecardisreadbyreaders,mountedtoentryandexitpoints(scannersandterminals),connectedtoacontroller(station)operatedbyacomputerwithspecializedsoftware. There is a video surveillance system. Monitoring is done by cameras for indoor and outdoor installation. Videocamerasarelocatedinplaceswherethemainstreamofpeopleis-lobbies,landings,theperimeteraroundthebuilding,as well as underground parking.
BMS All technical installations of the building are provided with the opportunity to integrate with BMS systems. Full control and measurementofenergyconsumption,lighting,sunprotection,accesscontrolandothersystemsisenvisionedwiththeabilitytoup-grade the system.
