The problem presented with the 111 West Wacker Project is unique in that the volume and value of construction is immense, while the uses, form and structure of the future construction is to change. This proposal treats the issues with an abject honesty of the circumstances and leverages the existing conditions to create a juxtaposition between what “was” and what “is”. This concept transcends the mere physical conditions to also speak to the development process as well and reinforces Related’s good will and commitment to fostering the regenerative qualities of our cities.

The design for a proposed development in Chicago’s rapidly evolving west Loop office corridor consists of a 38 story, 928,000 sf office building with an underground parking structure. The building’s unique form derives from the need to transition from large trading floors at the base of the building to more conventional sized office floors towards the top. The strength of the sloped wall is reinforced by ‘folding’ the public park space to the south of the site up the south façade to form a series of ‘sky gardens’. Designed to be a signature form marking the west entry to the Loop, the building also strives to obtain a Platinum LEED rating, the highest level of certification sought for a commercial project in Chicago.

The proposed development is located in Chicago’s rapidly evolving West Loop office corridor ; it is located on the south side of Monroe Street between DesPlaines and Jefferson Streets on a site of approximately 63,000 square feet. The proposed development will consist of an office building, with a

separate multi-level parking garage with active ground level retail uses.

Adjacent to the property, on the southwest corner of the same block, is a new public park. A 40-foot wide promenade, lined with retail uses, will physically connect West Monroe Street to the park. This promenade, designed with landscaping and seating areas, will integrate the park to the residential neighborhood to the north and serve as a visual connection.

Asan Baebang Mixed-Use ComplexAsan, Korea

This mixed-use development is located on a 58,000 square meter site, adjacent to the high-speed railway station in the city of Asan. The program includes a four-story retail mall with a department store and movie theatres. On top of this retail base are five residential towers and three office towers, ranging from 34 to 62 stories in height. It also includes 5,000 below grade parking spaces. The design utilizes the existing stream that cuts through the site, and uses it as the feature open space around which all the retail activities are organized. A retail street sweeps through the site from east to west linking up all the secondary feature spaces, including a water court, a shopping globe and a performance stage.

Beijing Offi ce ProjectBeijing, China

The total height is 260m high, 56 stories and is composed of three parts: the podium, the main tower and the head. The podium itself has 5 stories and is oriented east-west of the site to maximize the presence of the park and the whole CBD area. Office spaces are reserved from the 6th to 52nd floor. In the mid-rise zone, there are seven sky gardens that are each 2 stories high. The 53rd floor is reserved for the CEO. From the 54th to 55th floor, there is the VIP lounge along with restaurants, conference rooms and offices. The landmark of the tower, the Sky Lounge, is located in the south east corner of the tower and is designed to provide multi-use programs.

The tower itself is monumental in its massing and proportion, using a square plan to create a very singular and strong presence that is viewable from all the directions. A pure white glass exterior will be brighter and a step forward of the constant haze and fog common in Beijing. Lastly the tower is crowned by a cube at the top corner. That cube is a symbol of the perfection representing vision and innovation of Samsung, which is the core concept of Samsung’s future.

Bank of Communications of China

Suzhou, China

This 700,000 sf development for the Bank of Communications of China is comprised of two components: a 22-story tower, with corporate offices above a ground floor banking hall, and an adjoining four story podium housing public banking facilities, meeting rooms and an employee cafeteria. The building was designed to reflect local cultural and architectural influences in Suzhou, which is known as a city of gardens. With its chamfered corners and a screen-like curtain wall the building’s shape resembles a typical garden gate motif. Nestled between the tower and podium is an open-air garden, whose natural landscaping follows the naturalistic style for which Suzhou is famous. Open office spaces are located on the east and west sides of the building, creating open floor plans that allow for natural ventilation and abundant daylighting. Shaped to provide shade from the sun, pleated window walls on the east and west elevations provide a glassy, informal counterpoint to the more formal expression of punched openings that characterize the north and south facades. A roof-top garden caps both the tower and podium and serves as a restful green space for staff and executive functions.

Bank of Communications of China

Wuxi, China

Being one of the tallest proposed structures in the area, the buildings dramatic cantilever is aimed to solidify the building’s presence in the Central Business District of Wuxi. The Tower appears to make an energetic turn toward Taihu Lake as it reaches a height in excess of 150meters; the overall massing is a striking contrast between the verticality of the tower and horizontal nature of the podium. Cantilever floors at its crown provide a symbolic civic gesture towards the lake and are designed as amenity floors for the community of employees that is houses.

The Design Intent is that the Bank of Communications Wuxi Branch becomes the pearl of the Tai Lake New Town Region.

Canyon Ranch Living-Chicago

Chicago, Illinois

A 67-story mixed-use tower for a site at Rush and Huron Streets on Chicago’s near north side. The 995,000 sf building, designed for LEED Certification, will house an estimated 257 luxury condominium units, four floors of fitness and spa facilities, eight floors of hotel condominiums and two floors of office and conference space designed for the Episcopal Diocese and the St. James’ Cathedral, which are located adjacent to the tower. Parking for 430 cars occupies 8 levels at the building’s base. A 67-story mixed-use tower for a site at Rush and Huron Streets on Chicago’s near north side. Cityfront PlazaChicago, Illinois

This three phase development on a prominent site at CityFront Plaza in the Streeterville area will be a new center for downtown living. The master plan completes the infill of two city blocks between the Michigan Avenue corridor and the lakefront. The project consists of retail amenities and public gathering spaces along upper Illinois Street, 800 luxury residential units, a five-star hotel, and parking for 1,200 cars, for a total of approximately 2,700,000 sf of enclosed space. Phase one, The Fairbanks, incorporates an existing parking structure, converting a portion into 42 loft condominiums and adding a 24 story, 239 unit residential tower above. Phase two, The St. Clair, completes the street wall along upper Illinois Street with retail and adds 253 residences in a 43 story tower at the site’s west end. At the center of the site, phase three includes a 300 room hotel with 325 residential units in a 63 story tower. All three towers are oriented on the site to maximize views to the Chicago River, Navy Pier, Lake Michigan, and the Magnificent Mile.

Dongnam Distribution CenterSeoul, Korea

The Dongnam Distribution Complex is a specialty mall that is designed to be the focal point of the master plan of the Munjeong area in Seoul, Korea. It is to be a 10-story building on a site that is approximately 28,400 sm, which includes facilities for the retail shops, storage, extensive loading docks as well as convenient entertainment and food facilities. The language of the exterior presents a sheet of cladding, which wraps up and over the building, and is strategically cut away to reveal and accommodate the various functions of the building.

Doosan Haeundae Zenith Busan, Korea

This first class, mixed-use residential development will consist of three 75- to 85-story towers containing 1,800 luxury residential units. Sculptural in form, the towers are inspired by the natural beauty of waves on the surrounding ocean. The building exteriors are created from a refined unitized curtain wall system which integrates natural ventilation requirements into the curvilinear building forms. To reinforce the development’s identity as a world-class address, sensitively landscaped public spaces surround the buildings, providing a relaxing environment for residents and creating open vistas to enhance views from the units. An oval promenade defines an active central plaza for outdoor activities and links the buildings at the second floor. Space on five below-grade levels accommodates retail, parking for 4,800 cars,a central plant and other building services.

Eunpyeong Mixed-Use DevelopmentSeoul, Korea

A mixed-use project that incorporates residential, hotel, and office units, a shopping mall, complete with department stores, a hypermart, and a cinema proximate to a major transit center. The complexity of the program, with its overall size, transit center and subway connection, provided distinct design challenges. The site is centered within four surrounding streets, all with distinctive characters that require careful urban responses. The north street is commercial in character while the west street is wider and resembles a highway. The south side is adjacent to a residential area with the east side designed to be pedestrian friendly, accommodating traffic from the subway line and transit center. Located in the heart of the new town development.

Incheon University Campus Master Plan

The plan for this 20,000-student university complex on a 113 acre site includes research, academic buildings, dormitories, an auditorium, a gymnasium/recreational facility, administration center, museum, library, student union and parking. The campus would contain approximately 1,727,000 sf of new construction. Two public parks are part of the master plan, accommodating the requirement for more than 15% of thesite area to be dedicated to landscaping.

Lotte Super TowerSeoul, Korea

The Lotte Supertower is a 550 meter tall tower intended to anchor a vast retail and entertainment complex in eastern Seoul. The tower is characterized by its subtle evolution from a square base to a thin linear top. Local cultural references were crafted into the building’s design to anchor the tower in the minds of the people and become a source of pride for the Lotte Group and the people of Seoul.

KINTEX Goyang, Korea

Working as the Architectural and Engineering component of the Samsung Consortium that won the competition for the 1.5 million sf first phase of a four-phase facility. The exhibition and convention center includes a large exhibition hall that is targeted to large, heavy industry shows but is divisible into smaller halls, meeting rooms and a grand ballroom. The glassy and colorful design concept dissolves the indoor/outdoor boundary and extends the landscaping indoors to a grand three-story, skylit public pre-function space. The central spine through the master plan connects the central entry with Goyang, “The Garden City”, approximately 30 km northwest of Seoul.

Ministry of Foreign Aff airs

Hanoi, Vietnam

The design and site planning for the new Ministry of Foreign Affairs headquarters competition were driven by goals for sustainability and inspired by the geographical map of Vietnam and vernacular architectural features. Traditional elements, such as a prominent roof overhang, natural ventilation, sunshading devices and a ‘living wall’, maintain functional values within a distinctly contemporary design. In composition, the sweeping forms of the complex embody the Ying-Yang concept of balance and asymmetry, stability and fluctuation, and the site’s anchor tower has a woven texture that recalls a traditional tropical building paradigm.

Ningbo Huangxing HeadquartersNingbo, China

The design concept for this 12-story, 167,900 sf corporate headquarters building is to create a composition of dynamic movement and elegance around a courtyard, which is a common feature in all development parcels in this district. A four level retail podium is oriented north-south, while the office tower is turned 90 degrees and cantilevered toward the west. A semi-enclosed square garden on the northwest part of the site connects the grand open space below the office tower, integrating the two interlocking structures into the landscape. The design is characterized by a technologically advanced approach to sustainable design, featuring a screen that provides shade and unifies the overall building composition. The design’s contemporary vocabulary evokes a powerful modernism appropriate to the symbolism of the client’s science and technology focus.

The Paradiso, Jin Sha ZhouGuangzhou, China

This residential development is situated on a 144,657 square meter site, just west of the Zhujiang River. The overall concept aims to create a residential community that incorporates the riverside scenery and greenbelt, to coexist with the existing commercial and residential land, and to design organic links through city streets. The project will establish a new standard for residential projects in Guangzhou, utilizing over 35% of the available land as green space.

Qingdao International ParkQingdao, China

The new technological park development by Qingdao airport will be the first major development in the airport zone of Qingdao. It has an opportunity for self-definition and establishing future identity of airport zone and city of Qingdao.

The project will feature a large office-park and retail complex to serve the office workers, users of the airport and local residents. The edges of the site are surrounded with headquarter and office-tel buildings. This situates the project in the urban context. The center of the site is reserved for the low-rise individual office buildings set in a lush garden landscape.

Seoul City Hall Expansion Seoul, Korea

This competition design for a new city hall for Seoul creates both a public place and a new public institution through the provision of innovative, active spaces for the transaction of municipal business and the accommodation of municipal agencies and staff. The facilities are housed in a transparent, accessible facility signaling the ascendance of democracy and its institutions. Five primary elements inform the design and provide the conceptual foundation for the project; the promenade, the gate, the garden, the follies and the pavilion.

Seoul Forest Doosan We’ve DevelopmentSeoul, Korea

The winning competition design for a 700 unit residential development on a prominent site in Seoul. The Seoul Forest Doosan We’ve Development is comprised of three towers whose forms draw inspiration from the nearby body of water. Thoughtful landscaping brings the lush green of the adjoining forest preserve into the site. A ground level podium element houses amenities for the residents, and additional amenities, including a swimming pool and hospitality facilities, are located on the 43rd floor of one of the towers.

The Post Tower Seoul, Korea

The Post Tower is situated on one of the primary sites in the central area of Seoul. The building is designed to provide a highly memorable form that provides identity to the large urban space in the foreground. A large four-story space at the base of the building serves as the main public postal hall. The building houses the executive offices of the Postal service as well as speculative office space. The project was a winning entry in a turnkey design competition proposed in collaboration with LG Construction & Engineering and Space Group of Korea.

Shanghai World EXPO 2010 Expo CenterShanghai, China

Located in the waterfront green belt of the Huangpu River, the Expo Center for Shanghai World EXPO 2010 is one of the four permanent facilities, among over 180 buildings to be built on this 5.28 square kilometer world exposition site that straddles the Huangpu River in Shanghai. The Center features 9,000 sm of exhibition space, a 2,200-seat Auditorium, a 600-seat Auditorium, a 8,000 sm Banquet Hall and 18,000 sm of meeting space. After the EXPO in 2010, the building will serve as the premier convention and exhibition facility for Shanghai.

Songdo Daewoo World Mark

Incheon, Korea

A 700-unit residential mixed-use complex on two blocks at the gateway to the New Songdo City development. Four towers in each block are comprised of commercial functions on the lower levels and residential condominiums on the upper floors. Retail space is located in the podium base of the towers.

The winning design for this multi-use development competition weaves commercial, residential, hotel, retail, cultural and transit components together on a four-block site, capturing the essence of Suzhou while reinterpreting it in fresh way that is appropriate for the growing, contemporary Chinese city. The inherent pedestrian character of Suzhou’s oldest districts is emphasized and preserved in variety of scales of walking streets that lace the site. At the same time, the beauty and richness of textures and materials of traditional Suzhou gardens is given new life in the proposed materiality of retail pavilions and the play of light and shadow in indoor-outdoor spaces.

Vanke Jiangwan

Guangzhou, China

This project is located on a 9,600 sm site in the Haizhu district, south of the Pearl River and adjacent to the historical landmark General Sun’s Mansion. The 59,000 sm complex is comprised of two residential towers and a 1,450 sm kindergarten at the south edge of the site. The super-tall 56-story tower at the north end of the site contains 180 units, and the 29-story south tower contains 60 units. Every unit in the north tower has view to the river and city center of Guangzhou. The design concept for the high-end development is inspired by the traditional basket weave, allowing the exterior wall to breathe while creating ever changing reflections as the sun moves across the sky.

Tongfuxi Tower Guangzhou, China

Tongfuxi Tower is a 51-story residential tower in Guangzhou, China designed for Vanke. The building design anticipates the new luxury market emerging in China by providing a modern design comprised of simple forms, natural and elegant materials, and high quality craftsmanship. The building image is vertically focused and includes a twin lantern expression at the top, a mid-level amenity floor with a public terrace overlooking the adjacent river, and a spacious, sky-lit lobby. Additionally, each building facade is detailed to respond to its sun and view orientations and the unit lay-outs have been arranged to work in harmony with these priorities.

West Loop MasterplanChicago, Illinois

Chicago Historic Loop has reached its capacity and the city growth pattern will only allow commercial district to grow west. We propose to create economically sustainable ‘New West Loop’ district in Chicago West Loop neighborhood to attract leading edge companies to build sustainable world class urban campuses. West Loop currently has about 10,000,000 sf vacant and underutilized lot capacities. There is a potential to significantly increase density in the area and provide opportunity for 40,000 new jobs.

We propose to build a new public park over expressway to serve as a 7/24 catalyst of the new development and to develop a new bus and bike route to connect residential West Loop to new CBD and further to the lake. The proposal was developed in collaboration with Fifield Companies and recommends utilizing TIF and EDGE dollars to catalyze the plan.

Han City Lake Entertainment ZoneXian , China

70,000 sm retail complex designed on the banks of Xan Lake Park, a newly built park in the north-west of the city of Xian.

Han City Lake Entertainment Zone will provide a variety of unique retail and cultural experiences. Development zones are themed around their specific locations: ‘Hill’, ‘Plateau’, ‘Water’, ‘City’, ‘Forest’ and ‘Meadow’ and provide stimulating and varying environment – a link to old city planning patterns.

Han City Lake Entertainment Zone is respectful to the existing conditions of topography and site features. Each proposed development zone is positioned carefully to work in harmony with existing context.

The proposed buildings exhibit stylistic references to Han traditional architecture, as well as sensitivity to cultural and climatic conditions of Xian area.

Yinzhou Fantasy Island Master PlanNingbo, China

By extending an existing canal system, the Yinzhou Fantasy Island Master Plan will create a new retail hub that is unique to the Ningbo region. With its pedestrian friendly boulevards and proximity to mass transit systems, the development will feature entertainment, retail and cultural venues supported by mixed-use neighborhoods to the North, East and West. A mixed-use mall for family shopping, entertainment and recreation is at the heart of Fantasy Island. The plan also introduces a dynamic shopping concept of Eight International Shopping Streets inspired by the world’s most prominent retail avenues. Infinity Tower, a 200 meter tall landmark, will house a five star hotel and luxury service apartments to accommodate the island’s temporary guests. On the Chenpodu District Performing Arts Island a Cultural Center with exhibition, art gallery, theater and library space is surrounded by expanses of open public space for outdoor gatherings, festivals and celebrations. The Fantasy Island proposal aims to achieve a hybridization of cultural space and ecological functionality by systematically integrating the canals, wetlands and parks.
