House built in 1967 on 1.04 ac lot in a quite, rural, upscale neighborhood. Rehab Overview Property was in need of extensive exterior and minor interior renovations. An all new septic system was installed, extensive landscaping, and deck repairs were needed to complete exterior. Inside the entire house was painted and upgrades were added in bathrooms and living areas. The heating system also need repairs due to the fact the house had been vacant for some time. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the interior upgrades, a licensed plumber was hired for all plumbing and heating repairs. A licensed electrician was hired for all electrical work needed. And a licensed contractor was hired for the new septic system. EXTERIOR: 1. Power Wash all decks and stairs 2. Seal with Thompsons Water Seal or similar 3. Repair existing gutters and install new downspouts (leaders) were needed 4. Make sure all leaders point water away from house 5. Repair any and all wood siding exterior were needed GARAGE: 1. Project Introduction and Overview

Description A single family home, 2916 sq/ft with 6 bedrooms and 3 baths. House built in 1967 on 1.04 ac lot in a

quite, rural, upscale neighborhood.

Rehab Overview Property was in need of extensive exterior and minor interior renovations. An all new septic system was

installed, extensive landscaping, and deck repairs were needed to complete exterior. Inside the entire

house was painted and upgrades were added in bathrooms and living areas. The heating system also need

repairs due to the fact the house had been vacant for some time.

Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the

interior upgrades, a licensed plumber was hired for all plumbing and heating repairs. A licensed electrician

was hired for all electrical work needed. And a licensed contractor was hired for the new septic system.

EXTERIOR:

1. Power Wash all decks and stairs

2. Seal with Thompsons Water Seal or similar

3. Repair existing gutters and install new downspouts (leaders) were needed 4. Make sure all leaders point water away from house

5. Repair any and all wood siding exterior were needed

GARAGE:

1. Clean out all trash 2. Remove finished portion and convert back to 2 car garage

3. Make sure garage door openers work properly – replace if needed

LANDSCAPING

1. Remove all weeds on entire property – including decks and pool patio

2. Install dark bark chip in flower beds 3. Mow and edge all grass 4. Trim all existing bushed – front and back

5. We may need to trim some larger trees – will discuss at property

6. Replace missing sections of black iron fencing

7. Replace brick pavers after new septic system is installed

8. Inspect and repair sprinkler system as needed

SEPTIC SYSTEM

1. Remove existing septic tank

2. Install new 1500gal tank and pump (as per engineered plans)

3. Install line to new leaching field at back of property 4. Install new leaching field to code and engineer plans 5. Coordinate with city on all soil testing and permits to code

6. Be careful to do as little damage to existing driveway as possible

INTERIOR

1. Clean out any trash and debris in house 2. Paint all rooms on both floors, including bathrooms and kitchen

3. See final paint scheme below

4. Repair scratches on hardwood 5. Clean all tile floors and grout in all rooms – were needed

6. Install closet behind door in bedroom on main floor where there is not one

1. Paint scheme: Navajo eggshell walls, semi-gloss white trim & doors, flat white ceilings, white

closets

o Purchase all paint from Pratt & Lambert

5. Remove all trash and clean all appliances

LOWER LEVEL

1. Paint all rooms (see color chart) and clean all floors

2. Clean all ceilings and paint if necessary 3. Make sure all doors close and lock properly

ELECTRICAL

1. Inspect panel and make sure it is wired to code

2. Make sure bathrooms and kitchen have GFI’s to code

3. Make final panel connection for septic pump

a. Pull permit and coordinate all inspections

4. Replace recessed lighting in kitchen 5. Install under cabinet lighting – (flat florescence) 6. Install new light bulbs were needed 7. Install smoke and CO detectors to code

PLUMBING

1. Inspect all plumbing connections in all bathrooms and kitchen

2. Test all fixtures to make sure they work properly

3. Service boiler and hot water heater 4. Inspect washing machine connections

5. Inspect heating system and repair as needed

6. Inspect oil tank and clean all filters
