C) Since then the Vendors herein are jointly seized and possessed of the aforesaidplot of land admeasuring an area of 01.2463 Decimals comprised in RS. & L.R. DagNo. 1137 under L.R. Khatian Nos. 316 & 377, lying and situated at Mouza­BAJETARAF, J.L. No. 50, present Touzi No. 10, within the local limits of ChandpurGram Panchayet, within the jurisdiction of Rajarhat Police Station, in the District ofNorth 24 Parganas, by virtue of above own L.R Settlement Record of Rights and havebeen enjoying the same peacefully, freely and absolutely and without any interruptionsfrom any comers whatsoeverand have the full right to dispose or transfer the same to anybody in anyway as the Vendorsherein shall think fit and proper.

2. That the Purchaser shall hereinafter peacefully and quietly possess and enjoy thesaid property in khas without any claim or demandwhatsoever from the Vendors or theirlegal heirs, executors, administrators,representatives,nominees and assigns.

3. That no notice issued under the public demand recovery act has been served onthe vendorsnot any such notice has been published.

4. That the land fully described in the schedule below stands retained by theVendors through operation of family ceiling as envisaged in chapter II-B, West BengalLandReformsAct.

5. That the said land or any part or portion thereof or under any interest therein hasnot vested in and/or is neither acquirednor any notice has been served under the state ofWest Bengal Acquisition Act. 1956 or statutorymodification thereof or under the UrbanLand (Ceiling& Regulations)Act. 1976or any other law for the time being in force.

6. It is hereby declared by the Vendors that the said land which described in theschedulehereinafterwritten is the self acquiredproperty of the Vendorsand that they arenot the benamder of anyone.

7. It is hereby declared that the said Purchaser has the absolute right to mutate it'sname in respect of the present purchased land.

8. All the taxes land revenue and impositionspayable in respect of the said propertyup to date of these presents have been fully paid by the vendors and if any portion ofsuch taxes levies impositions etc. be found to have remained unpaid for the period up todate the same shall be deemed to be the liability of the Vendors and realizable from thevendors.

9. It is hereby declared that the sai~.land is absolutely free from all encumbrancesand that is not the benamder of anyone and the same is not the DEBATTOR or

It is transpired that the said property hereby sold, conveyed and transferred andassigned by the vendors, if not free from all encumbrances as herein covenant, thevendors shall be bound to refund to the purchaser, the full consideration money paidhereunder together with cost of the stamp and registration charges incurred by thepurchaser herein AND in this deed, if any typographical mistake is discovered in laterthat will be rectified by the Vendors without any claim or demand, at the costs andexpensesof the Purchaser. ~

AND the vendors hereby deliver this day khas possession of the said land unto thepurchaser herein.
