ForewordThank you for reading this newest issue of the KOMA Bulletin. The edition you are holding reflects the motto “The future be-gins now”. Perhaps this phrase has beco-me cliché – so much so that we may have lost the underlying meaning. In spite of this, there is a truth hidden within. It is for each one of us to interpret his own thou-ghts. We are aware of this in KOMA FAMILY and we want the steps we are taking in the present as well as in the future to lead us in the right direction. Where are we going and what do we want to achieve? You can follow our course by reading the information below:

→ We aim to manufacture and create lu-xurious modular buildings and rooms. We will sell them, lease them, and, if the need arises, we will also move them.

→ We will utilize modern designs, recycled and recyclable materials, and optimized logistics and production processes.

→ We will use up-to-date digital technolo-gies (IOT, VR, AI) in production, design and implementations.

→ Our buildings will be erected using the latest clever construction kits.

→ We will treat nature as a friend. We will use more nature materials and minimize the usage of plastics.

→ We will step into the new world of sha-ring with our new KOMA SPACE brand and FASHION LINE series with its collections.

→ We will be an example of how to use the circular economy in practise. We will change the streets, squares, and public places in accordance to needs.

→ We will produce houses, schools, kin-dergartens, factories, and airports for the whole world. We will dress up facade sys-tems in the latest fashions.

→ Our mission is to work for and to serve the people, and to serve the natural wor-ld in which we live and from which we benefit.

→ We do what we love and love what we do.

→ We surround ourselves in art.

→ We strive to be together, to create to-gether, to resolve challenges, to enjoy, to weather difficulties, and to be happy in our lives. We stand to eliminate negative circumstances using our time efficiently and without occupying ourselves with meaningless tasks.

→ More than momentary short-term gains, we focus on long-term strategies.

→ Our aim is a simplification; this is the principle we follow. New software appli-cations help us to achieve this but, if they are not compatible or functional, depen-dence on them complicates and worsens the situation.

→ We do not stop helping less fortunate people.

→ We do not stop enriching the world with these approaches; we will build up a pro-totype of a small industrial town of the future here in Vizovice.

CITY Modules Not Only for Culture

The CITY modules fulfill their mission being an ambassador of pop-up archi-tecture and revitalizing towns. You cou-ld see them at various film and musical festivals, namely at The International Film Festival in Carlsbad, The Ji.Hlava Docu-mentary Film Festival, The Children’s Film Festival in Zlín and The Festival of Popu-lar-Science Films in Olomouc, as well as at The Summer Film School in Uherské Hradiště, The Colours of Ostrava, The Mo-ravian-Slovakian Summer, and in the fra-me of the Art-in-Park event in Trenčianské Teplice. Yes, that is a heap of events, but there are others. They served as presen-tation auxiliary rooms at the Designblock in Prague, Zlín Design Week, Prague De-sign Week, Czech Design Week, as well as other festivals such as The Signal Light Festival, The Valmez Light Festival, and the Ynspirology Youth Festival.CITY modules also captured interest as representative rooms for the introduction of top products. For the 4th time, the pro-minent automobile manufacturer, BMW,

used our CITY modules at the Carlsbad Film Festival. They comprised the top background there, a show-window for the presentation of cars in front of the Imperial Bathhouse. Three special modules made their premi-eres 2019; they formed the UNESCO BAR near the world-famous Carlsbad Thermal Spring. The Carlsbad Region proper par-took in the employment of the bar and left it in operation until the end of the summer holidays.This year our City modules bore out for the first time that even waiting can be pleasant. We built a state-of-the-art waiting-room at the Brno Lower Railway Station, which currently accommodates nearly 18,000 travellers each day. This serves as an auxiliary facility for rest and the refreshment of the visitors. But it has also another role, to bring this grandiose project for the construction of the main station and new south quarters to the people. A large project model has been set up in the waiting-room.

In July 1969, Neil Armstrong, Buzz Aldrin and Michael Collins began their Apollo 11 space flight to the Moon and back. The flight there lasted 3 days. Armstrong and Aldrin then spent 21 hours and 36 minu-tes on the Moon’s surface. They became the first human beings to set foot on the Moon.This occasion has opened the gates of our imaginations. As our Director, Mr. Martinec, says, “When buildings are built on the Moon, they absolutely will not be

constructed from bricks and mortar, but most certainly from modules”. On the eve of the 50th anniversary of “one small step for a man, one giant leap for mankind”, we organized a photo exhibition of the “First Woman on the Moon” dress collection with public participation in our EXPO-pa-vilion. Wonderful photos of the interga-lactic styling show us again that a man can be literally caught up in interstellar fancy, which approaches unfathomable infinity even though his feet remain fir-

mly planted on Mother Earth. Visions and fantasies such as these continually push us forward regardless of whether we are promoting the clothing industry or archi-tecture. Connecting the two of them se-emed a wonderful idea to us, which you can see for yourselves until 15 October 2019.This clothing collection was design by Adriana Šatková, who reacts to the mood of the 60’s, the space age and the era of plastics by connecting traditional woo-

llen materials and artificial lamé textiles. The collection was created with a certain embellishment as a reaction to the work of American female artist, Aleksandra Mir, who had already sent the first woman to the Moon with her performance in 1999. Photos by Julius Filip complete the KOMA modules as a symbol of space, speed, variability and sustainability in a proper manner. The future of architecture is in modular systems, which are already being produced by our company in the present.

8—9 We Built an Eco-friendly Hotel in Paris

This spring we completed an annex buil-ding for the LE RELAIS DE LA MALMAISON 4* hotel in Paris. The modular extension has 28 hotel rooms equipped with eve-rything that belongs in a 4* hotel inclu-ding a balcony and air-conditioned ro-oms with a regulated air exchange. The modular structure has demonstrated yet another type of application that it can fill. The hotel proper is situated in pleasant park surroundings and the low-impact assembly with the help of modules was one the main reasons the client deci-ded on this construction solution. This 4-storey hotel was erected following an architectonic project by MARINA PROJETS & ARCHITECTURE, who also coordinated and supervised the entire process. Our company and the method of modular construction, which conforms to the philosophy of a circular economy, were closely philosophically aligned with the vision and wishes of the hotel manage-

ment. The hotel undertakes many steps for the protection of the environment in-cluding the use of plants to absorb hyd-rocarbons, the application of regenerati-on systems, and the usage of rainwater. The hotel has five beehives of its own and provides its guests with a wonderful experience serving its own honey; they call the succulent honey “mille fleurs” and serve it at breakfast. The first guests to experience the hospitality of the hotel and its auxiliary facilities were members of the French women‘s football team. Fa-cilities include a tennis court, an indoor swimming pool, a 9-hole golf course ad-jacent to the hotel, and a jogging path along the Seine. A load test was perfor-med successfully, so the hotel could be completely prepared for high season. The modular structures also manifest their advantages as auxiliary rooms for various sporting activities. This time we erected a modular complex in the Moni-nec Sporting Park for the TRIGEMA com-pany. The complex serves as a rental service for ski outfitting and ski schools in winter; in summer it serves for various outdoor activities including a rental servi-ce for bikes and scooters.Monínec is situated in the heart of Czech Siberia and the combination of its climate, the north-facing hillside, and its altitude above sea level makes Moninec a unique natural glacier. Several downhill runs for skiers and snowboarders are here at your disposal. The sporting park is equipped with the most up-to-date artificial snow machines enabling snow production at temperatures above freezing. Monínec is, therefore, an ideal place for skiing not

far from Prague. Thanks to the state-of--the-art artificial snow machines, the local hill is ideal for skiing even at times when cycling season is well under way in other locations.In summer, park visitors can enjoy a large number of biking trails in the area as well as entertainment attractions within the park. There is a bike park with several trails suitable both for experienced bi-kers and also for beginners and children among other attractions. A good time can be had by all with the park’s trampolines, tubing facilities, disc golf, zip lines, moun-tain scooters, tennis, volleyball, and other activities. The Monínec Sporting Park can be found at Javorová skála (Maple Rock) south of Prague on the frontier between the Central and South Bohemian regions near the town of Sedlec-Prčice.

Also a Sobering-UpStation Can Be Modular

Individuals from the Czech Highlands who have imbibed excessively have a new re-fuge. A modular sobering-up station was approved in Jihlava and replaced so the existing one which no longer complied with new legislation in regards to the floor size of individual patient rooms, layout, and requirements for hygiene and equipment. The former station had 9 units available; the new one has 11. The building came to almost 18 million Crowns.Our company won a tender, the underwriter of which was The Vysočina Region. In the sobering-up station you can find air-conditioning and in-floor heating. The

whole complex has a secondary roof and a secondary facade. The patient rooms have anti-vandal features.The Deputy Director of the Jihlava Hospi-tal, Mr. Alexandr Filip, commented on the facts: „The building proper brings with it many more improvements than the only the fulfilment of the legislative requirements. A notable upgrade of social and auxiliary facilities such as showers, toilets and chan-ging rooms, both for the clients and for the working personnel, will be achieved.“

On 19 July, the gates of Manifesto in Smí-chov were opened to the first visitors – a place for a unique experience on the left riverbank of the Vltava that integrates gastronomy, elegant design, and cultural and artistic programs. The author of this idea and concept is Martin Barry, a New-

-York landscape architect, who currently lives in Prague.A genuine summer oasis arose from the water surrounded by a lush green garden in a space with two bars and six restau-rants serving tank beer and original soft drinks on tap along with cocktails, and

paired with extraordinary recipes and exotic cuisines. KOMA MODULAR manu-factured and assembled all the modular buildings on the property. The whole po-p-up summer oasis was designed by the Chybik+Kristof Architectural Studio. Ma-nifesto pumps life into the as yet unused Smichov Art Nouveau National House cou-rtyard, formerly a parking lot. The pop-up complex will have a shorter lifecycle than the market in Na Florenci Street, after the winter it will be moved to another place in Prague 5.

Hospital Refurbishment in Kroměříž

The Kroměříž Hospital underwent a refur-bishment in which KOMA FACADE took part.It furnished a glazed aluminum wall near the escape stairs and the exchange of the various entrance doors. Further, it ca-rried out the exchange of old windows and interior glazed walls. Elements of the

glazing are accident-proof and break-in--proof. Some windows gleam thanks to foil bonded on the glass. For security rea-sons, some selected glazed surfaces are marked with a visible foil strip.

KOMA FACADE undertook the refurbis-hment of the Baťa shoe store situated on Dlouhá Street in Zlín. A glazed facade covers the building on the western and northern sides; the previous siding did not meet the requirements laid out for the energy-efficient operations of the building. During the disassembly of the previous glass plated façade, the entry marquise and glazed shop-window, the walls were brought down. The entry ro-

ofing was exchanged for new glazed ro-ofing and new shop-windows including automatic sliding doors. The exchanged facade glass plates, vertical window stri-pe with outdoor roll-up shutters, entry glazed shop-windows, and entry roofing were modified in such a manner so that the composition of a form, material, and colour building solution was maintained.

We, as a socially responsible company, undertake one larger project within the scope of humanitarian activities each year. This year, we decided to support the Czech Radio Endowment Fund Fire-

-Fly project. Three firms from our KOMA FAMILY participated in this project. The In-the-Dark Café was designed and pro-duced by KOMA MODULAR, the re-clad-ding by KOMA FACADE and the transport and assembly by KOMA RENT. Moreover, the latter provided the space for Café

“parking” at a time where no events are organized and will ensure logistical servi-ces in the future, as well.The In-the-Dark Café had its premiere on Peace Square in Prague where it functio-ned for two weeks. As is the custom for this Café, there was the sightless service staff, and thanks to complete darkness inside, the visitors could empathize with their difficult situation for a moment.

The C3V modules with replaceable walls demonstrate their flexibility as they can be changed in a very short time. Thanks to the variability of these walls, they ena-ble us to meet customers’ demands in temporary arrangements, mainly with rent modules. On the one hand we come to-

wards users’ wishes and needs and on the other hand we use the modules from our rental park economically and raise their utilisation rate. The C3V modules are an ideal solution for temporary rooms where emphasis is laid on function.

The municipality of Skalité is situated at the Slovak-Polish border, a few kilometres from the place where the Slovak, Polish and Czech borders converge. It is a beautiful mountainous area in the northern part of the Kysuce Beskyd Mountains featuring preserved cultural elements – the dialect, folk costumes and architecture. Every year a grandiose event is organised there – The Goral Folklore Festival.KOMA SLOVAKIA was contacted by the firm consortium of VÁHOSTAV–SK, Inc.,

Bratislava, Doprastav, Inc., Bratislava, STRABAG, Ltd., Bratislava and Metrostav, Inc. Prague, which has undertaken an important construction project, the D3 Highway from Svrčinovec to Skalité. In cooperation with the DOPRAVOPROJEKT Inc. project office in Bratislava, we were requested to supply a modular building.We successfully completed the HOM Ska-lité modular building in March 2019; this will be used for purchase of toll stickers and board units for motorists coming from Poland. work for the KOMA modules was under-taken by VÁHOSTAV–SK, Inc., Bratislava, which is now finalizing the parking and pedestrian areas around the building. The building consists of 9 KOMA modules with a total area of 190 m2. The purcha-se price is more than 8 million CZK. The aluminum panel facade covering entire building is done in the colours of the Bratislava National Highway Company logo. The openings are glazed with the ALIPLAST system using the RC3 glass pa-nels. The HOM Skalité modular building

has been granted a class B energy label (to 70 kWh/m2a). The entire structure is equipped with floor heating and the lights are built into the suspended ceiling. The kitchen equipment has been implemen-ted in German quality. The outside lighting of whole modular building employs spe-cial LED lighting fixtures with a high de-gree of IP66 protection for the area with adverse weather conditions. The roof is heat-proof with four air-conditioning units.

ctionality – electric transportation and modular structures have much in com-mon. KOMA AUSTRIA interconnects both industries through cooperation with Audi.This year, the Audi e-tron electric sports car was the official car at the Wings for Life Run in Vienna. The “Catcher Car” vehicle serves as the moving finish line in this global charity race. The Catcher Car drives out exactly 30 minutes after the official start of the race and continuously

increases its speed. When the last runner (thus the fastest) is overtaken the race is over. This year 100,000 runners parti-cipated in the race and the Audi e-tron parked in front of the Vienna City Hall was visited by hundreds of visitors. The great combination of the glazed KOMA CITY modules and the elegant e-tron SUV garnered much deserved attention.The Viennese event was the culmination of the Audi e-tron promo tour. By the be-

ginning of April KOMA CITY modules had travelled to St. Valentin in Lower Austria, subsequently on to Anif near Salzburg, and ended up at the Austrian capital. Audi is to use The COMA modules for other events as well – after all, the first Audi e-tron was sold within the first hour of launching.

The Czech and Slovak Association for Modular Construction Established

We recently initiated the establishment of the Czech and Slovak Association for Modular Construction. Together with us, architects from the Chybik+Kristof AA Studio, the James Hardie Company (supplier of dry construction boards) and YIT Slovakia – the Slovakian subsidiary of a Finnish developer – are among the fou-nding members. Its purpose shall be to bring together companies, institutions, and individuals who focus on the design,

production and assembly of modular buil-dings or who are linked to this sector in other ways. In accordance with an exam-ple from abroad (a similar association has been established in England since 1938), it gives a platform to share experience and to promote modular building interests in our countries as well. The goal of our participation in the Czech and Slovak Association for Modular Con-struction is a professional one and but

also one of public education. We will disseminate information through lectu-res, publishing activities, and by the or-ganization of workshops and specialist conferences. We hope to cooperate with secondary schools, universities, scienti-fic institutions, national and local gover-nments, and with interest groups in the fields of construction, architecture, eco-logy and many others.

Cohousing — an Alternative Way of Housing?

In the last Bulletin, we briefly shared thoughts about a possible solution to the housing market crisis and, in this context, we mentioned the “cohousing” concept. Despite its pragmatism, cohousing is still considered to be an alternative housing arrangement. Nevertheless, let’s delve deeper into it now. Where has cohousing been implemented and what in fact is it? Cohousing first appeared in the 1970s in Denmark and, from there, it subsequent-ly spread worldwide. There are separate households, each living in a private, fu-lly equipped house or apartment and, in addition to this, they share common ro-oms with their neighbours (social rooms, a playroom, a workshop, etc.), some equi-

pment (e.g. a lawnmower or even a car), but, above all, they want to coexist. Co-housing mainly stresses positive interper-sonal relationships and all the benefits resulting therefrom – while maintaining personal independence. A cohousing project is typically located near a large city. The residents know one another because at the initial stage they participate in the planning and constructi-on of the project. They assist each other, are actively involved in functioning of the community, assist with babysitting, coo-perate and meet each other. In addition to Denmark, cohousing fares well in places such as the USA, Canada, and New Zea-land, as well as in the Netherlands, Austria,

Switzerland, and Japan. In the Czech Re-public there have been several attempts at cohousing, but none of them have ever been finalized. It is a pity that cohousing is still considered to be something that is out of range in our country. In the above mentioned nations very few people would think this type of housing to be out of the ordinary. Certainly, this type of hou-sing may not be suitable for everyone, but similar to modular housing it is not only for those who live alternative lifestyles. There is a clear evidence abroad that this is a perfectly suitable way of life in the mainstream.It is possible that this will change over time, especially considering the poten-

tial demand for “senior cohousing”, which could provide solutions for the ageing po-pulation. Senior cohousing operates on similar principles to the traditional co-housing but with a stronger focus on the needs and wishes of senior citizens. They spend leisure time with their friends, live in a pleasant and environment adapted to them, and they are less dependent upon family and social assistance. Thanks to cohousing they continue in their existing lives in their natural social background.In short, cohousing is a way to assist with the living solutions in various manners. And what about you? Could you imagine such a life?

EXPO Pavilion Honoured with an Important Award

The relocated EXPO pavilion that has been modified into a multifunctional building to house a gallery and our company headquarters has been acknowledged with first prize in the Zlin Region Building of the Year 2018 competition – the Pavel Novák Grand Prize for Architecture. The Grand Prize is not awarded each year but only exceptionally to outstanding building initiatives. This award is only the 6th in its 17-year history. Additionally the pavili-on was also recognized in the CBRE 2018 Meeting Room competition with the Most Attractive Working Environment prize.The expert jury appreciated the elegance

as well as the structural accomplishment of KOMA MODULAR. “We are delighted by the overall quality of this work. It is a demonstration of a completely different building technology and an example of how structures can be erected with the help of the modular system. Such a high level quality of work, detail and interior solution – this is very rarely seen. Mo-reover, it has been completed with the excellent artistic work of Lukáš Rittstein and Barbora Šlapetová, which is unique within the Czech Republic,” commended the jury foreperson of the Building of the Year competition, M. Arch. Dagmar Nová.
