United Bank & Trust United Bank & Trust was established in 2002 as a new community bank in the Marshalltown Area. A team led by then President Leo Her-rick started the bank in a temporary building at 2101 S Center Street while a permanent structure, now the current location was built on the property where McDonalds was formerly located. Over the 10 years, the bank has grown from 8 employees to 22 employ-ees, added a branch office in 2006 located at 29 S. Center Street and has developed into a $110 million well-capitalized bank. Our growth has come about as a result of the personalized service, experienced employees and lo-cal decision making. This is particularly evident in the array of loan prod-ucts and services offered by our lending staff. The bank has built a fine reputation in the mortgage business and we truly appreciate such opportuni-ties and work hard to earn the trust and respect of our clients. Speaking of trust, our trust department is an area we are proud of. Mike Bloom and his staff now manage over $40 million in assets in a fiduciary capacity. So you see, “Trust” isn’t just part of our name! United Bank & Trust also offers commercial/small business products and services including cash management and remote deposit capture. Our staff is especially excited about the launch of mobile and text banking ear-lier this year, demonstrating the bank’s desire to stay ahead of the technol-

ogy curve. Many of the employees and board members are involved in local orga-nizations either holding leadership positions or lending a hand in volunteer efforts. Numerous employees assisted in the recent Total Resource Cam-paign for the Chamber. The bank understands that the Chamber is a solid resource that advocates a balance of commerce, a healthy prospering com-munity, and relationship building. When asked to respond to what he most enjoys about his job, President Curt Hoff is quick to respond that it is the “opportunity to make a differ-ence.” Hoff further explains, “we know it is important to be helpers, so let us help!”

Cakes & More opens at Marshall Town Center

Provided by Marshall Town Center management Some might say there has been a “dry spell” inside at Marshall Town Center. If that has been the case, then Cakes & More is the latest oasis at the shopping center! Owner Stephanie Anderson is proud to announce that Cakes & More is now open at Marshall Town Center. Cakes & More is now serving baked goods, such as cupcakes, cinnamon rolls and cookies, along with coffee, soft drinks and other refreshments. Anderson, who has been baking for approximately seven years, and had established her reputation as a home-based baker of wedding cakes and other baked goods. “This is the next step in building our brand”, says Anderson. “We are committed to providing all of customers with a variety of fresh baked goods, as well as special sandwich options for lunch.” “We are very pleased that Stephanie has partnered with us to open her location at Marshall Town Center,” said General Manager Ken Huge. “Providing coffee, drinks and other refreshments and snacks to our custom-ers and associates fills a void among our family of stores than we have been aching to fill. The fact that Cakes & More is locally owned and operated makes it even more exciting for us,” Huge adds, Cakes & More is open seven days week, opening early as benefit for mall walkers at the shopping center. Cakes & More may be reached at 641-328-1047, or on the web at www.marshalltowncakes.vpweb.com. Marshall Town Center is located at 2500 South Center Street in Marshalltown.

Economic Statistics In a recent survey of site selection consultants by Area Development magazine, labor costs and state and local incentives were tied as the num-ber one criteria when recommending sites to their clients. More than half of the consultants say incentives are more important to their clients now than in the past and nearly half believe that tax incentives along with other financial incentives such as grants and loans are very important. Number three on the list of criteria is highway accessibility. A site needs good infrastructure access in order to make a clients’ short list of potential locations. Fourth on the consultants’ list of priorities is the availability of skilled labor. Having a work force with the required skill sets to perform the job is always important. In these recent difficult economic times, large num-bers of unskilled labor has become available due to plant closings and lay-offs. Improving their work skills would greatly improve their chances in the labor market for skilled labor. Energy availability and cost ranked fifth in importance in site selection. Rising energy costs are impacting clients’ facility plans and many are mak-ing energy-saving modifications to their facilities. Seeking LEED certifi-cation and sustainable energy development are also starting to show more importance in clients’ facility plans. The sixth spot in the survey was given as proximity to major markets and suppliers. Transportation costs and delivery time to customers and from suppliers weigh heavily into this factors rating. Available tax exemptions’ was ranked seventh in importance among those consultants surveyed. Occupancy and construction cost is ranked number eight by consultants. Another tax-related factor was rated ninth in importance in site selec-tion. This factor is the corporate tax rate. And rated number ten in importance by site selection consultants is the availability of existing buildings. The ability to get projects up and run-ning quickly in response to rapidly changing market conditions weighs heavily in importance to clients. When it comes to quality of life factors, low crime rate is the number one factor of importance, while recreational opportunities place last. In tough economic times, recreational needs are put aside.

Built on what had been a corn field on the edge of town, it seems only appropriate that Marshall Town Center will be celebrating its 40th Anni-versary with an Antique Tractor Parade and Anniversary Party on Saturday, September 15 from 10:00 a.m. to 2:00 p.m. The Antique Tractor Parade, which will leave the Marshall Town Center parking lot at 10:00 a.m. is open to all and is free of charge. Marshall Town Center requests each participate register prior to the parade. The tentative parade route will be south on South Center Street, west on Merle Hibbs Blvd., North on South 6th Street, east on Main Street and then south down Center Street back to Marshall Town Center. The Antique Tractor Parade will just be the beginning of the day’s fes-tivities. Everyone is invited to the shopping center after the parade to view the tractors, as well as enjoy anniversary cake, prepared by Marshall Town Center’s newest tenant, Cakes & More. Joining in the festivities will be Miss Iowa 1972, Jennifer Jo Owen, who was on hand for the Grand Open-ing of the mall 40 years ago. Among other activities on September 15, The Sweet Adeline’s will perform, there will be a fashion show at the south end of the mall at approximately 1:00 p.m., a live radio remote on Energy 106.7 and door prizes/surprises from Marshall Town Center merchants. Marshall Town Center celebrated its grand opening in August of 1972, anchored by Sears, Woolco and Younkers. Marshall Town Center is man-aged and leased by The Lerner Company, and continues to be home to Younkers, as well as JCPenney, Bath & Body Works, Kay Jewelers, Chris-topher & Banks, Plaza 9 Theatres, Mama DiGrado’s, Sports Page and other specialty stores.
