As an LSM, he has earned the highest level of recognition for community managers (the PCAM) and has gone on to specialize in large-scale community management. The LSM designee has the knowledge, experience, and integrity to provide the best possible service to Brambleton. Rick began his career working for the Reston Association. In 1998, he became the Operations Manager at South Riding Proprietary and within 3 years was promoted to Assistant General Manager. In December 2006 he moved to the GM’s role at Brambleton at the same time Armstrong Management was retained as the new management agent. Rick leads a staff of 10 at Brambleton, which currently has over 3,000 occupied homes, including 3 condominium sub associations, a wide variety of amenities, events and programming. The community is anticipated to have over 8,500 homes when it is completed. During 2010, Rick was instrumental in working with 3 other large scale managers in the area to develop and implement the annual Large Scale Manager Workshop in NOVA. This event brings managers from around the country for 4 days of educational events focused on managing large communities. Rick is very involved with CAI. In addition toholding the designation of ProfessionalCommunity Association Manager (PCAM), he alsoholds the designation of AssociationManagement Specialist (AMS) and CertifiedManager of Community Associations (CMCA)through CAI and the National Board ofCertification for Community Association Manager(NBC-CAM). He is also a member of theWashington DC Metro Chapter of CAI andvolunteers his time on the VA LegislativeCommittee for the chapter.

Many residents and neighbors have met Rick

over the years as he has been the GeneralManager for Brambleton since January 2007 andhas lived in the community since 2003. Ricktakes pride in the work he does for Brambletonas well in the community he lives in. Workingand residing in the community is not always aneasy thing to do! He has earned the respect ofthe Brambleton Board for his innovative ideas inmanaging the Association and for his activeparticipation in Loudoun County matters thatimpact the overall community. All Brambleton’s Covenants began with a visionand purpose for the development of ourcommunity; establish and maintain graciousarchitectural qualities of neighborhood living withwell designed homes and thoughtfully placedlandscaping. This style reflects attention topreserving the open park-like settings andintegration of community amenities. The look ofBrambleton gives our community its uniqueappeal, and superb property value. In order topreserve this quality-of-life, the BrambletonGroup established protective covenants thathave guided Brambleton’s development.Because these covenants protect our commongoals of maintaining Brambleton at its best, it iscritical that all Brambleton homeowners andresidents are aware of the rights andresponsibilities imparted to us by our covenants.

The primary source for Brambleton’s covenantsis the Declaration for Brambleton. In addition,Supplementary Declarations for each sectionalong with the Design Guidelines for Brambletonand Policy Resolutions enacted by Brambleton’sBoard of Directors make up the governingdocuments of the Association. Thesedocuments are provided to each prospectivepurchaser in Brambleton, and are also availableon Brambleton’s Community Intranet atwww.brambletonhoa.com. Whether you optedfor new construction or a resale property,Brambleton’s covenants ”run with the land”meaning they are attached to, and benefit theland in perpetuity. This means that even if youare not the original purchaser, the covenantsbind your property, and will be binding on allsubsequent owners.

Preservation of the Brambleton covenants isfacilitated by property owners working togetherand through their community association. It isimportant that each owner is aware of andabides by all of the community covenants. Inaddition, owners are obligated to share thisinformation with their tenants, householdmembers and guests.

Association staff serves to support owners withinformation about our community covenants. Atthe Direction of the Board of Directors, staffconducts proactive community wide inspectionsthroughout the year and investigates reports ofconcern. Enforcement actions are outlined inthe governing documents. Association staff canassist you with questions or concerns regardingour community covenants.

The Brambleton Covenants Committee isempowered to consider violations of theAssociation Documents and to take enforcementactions. The committee also guideshomeowners through the design review processto preserve high standards, protect propertyvalues and enhance the aesthetic of theneighborhood.

This year, the Regal Fox 16 was again proud toparticipate in Regal Entertainment Group’s Starsof Hope summer charity drive. For ten weeks,they asked their customers for dollar donationsto help dozens of worthy charities including TheAmerican Red Cross, Boys and Girls Clubs ofAmerica, St. Jude Children’s Research Hospital,United Way, and The Will Rogers Foundation. Afew local businesses donated $200 gold stars,as did the Fox management team. This was byfar their most successful year ever, as theyraised over $22,900, trumping their 2010 totalby nearly $10,000. They are looking forward totopping their 2011 total next summer. Thankyou to everyone who donated!

Wait until deciduous trees and shrubs begin todrop their leaves before fertilizing them. Thissignals dormancy, when no new growth will bestimulated that might not harden off prior to coldtemperatures. However, roots are active untilsoil temperature drops below 40 degrees F, sonutrients will be taken up and used by theplants to develop a stronger root system.

To minimize the occurrence of black spot onroses, prune and remove infected areas. Be sureto destroy the clippings, as the disease will carryover from year to year.

Many balled and burlapped trees and shrubs arenow sold wrapped in synthetic burlap that will notrot in the ground, resulting in a rootbound plantthat doesn’t grow well if the burlap is left in

place. Completely remove any burlap wrapping orremove as much as possible after setting theplant into its planting hole.

Select some accent plants for your landscapethat will provide autumn color. Trees that turnred include dogwood, red maple, black gum,sweet gum, and red or scarlet oak. Shrubs withred fall foliage include viburnum, blueberry,Virginia sweetspire, and barberry.

Tree-wound paints used after pruning are nolonger recommended because they can slowhealing and may promote decay.
