Ocean Hills Country Club has won numerous industry awards, including the Gold Nugget
Grand Awards for Best Retirement Community. The community has earned more than 10

The Maurice Abravanel Hall for Performing Arts seats 750 in the auditorium, a venue for
performing artists and entertainers, sits in the heart of the community.

Dances, Gatherings, Speakers, Parties and Musical Shows. Hardwood Stage with Curtain,
Dressing Rooms, Projection Booth and Banquet Catering Kitchen.

The “Village”
Residents refer to the Ocean Hills Country Club as the "Village" and they believe the Village is
more than real estate, landscaping and facilities. The "sense of community" adds value and

General Information
There are eight individual villages within the main village. Each has its’ own board of directors
and services. The Homeowner dues are a combination of the main and individual village. The
dues are revised annually in April. Included in the monthly dues are:

Home Choices
This premier Senior Community consists of a wide variety of beautiful Mediterranean-style, one and two story, 2 to 4 bedroom, 2, 2.5 and 3 baths, attached and detached homes with one or two car garages. These modern homes have beautiful interior designs, some with high ceilings, fireplaces and an abundance of windows. They each have one or more patios and some have nice views of green belts, the golf course or of nearby hills. Some even have ocean views. All landscape maintenance, including maintenance of front yards and green belts, and all home exterior and roof maintenance is paid for from HOA fees.
A total of 1633 Homes were built here in 3 phases. These phases were completed in 1984, 1991 and 1999. They come in 17 different floor plans. Attached homes range in size from 970 to 1850 sq. ft. and detached homes from 1600 to 2800 sq. ft. There usually is a fairly large selection of Ocean Hills Country Club homes offered for sale, although not all home styles are available at any given time.

The Ocean Hills Country Club community consists of 8 villages. The Home Owner's Fees vary from village to village but run in the $485 to $545 per month range. You get a lot of value for your dollar however because these fees pay for a 24 Hour guarded-gate, dusk to dawn security patrol, golfing, basic Cox Cable and for common area, front yard and roof maintenance and for outside painting.

In the original section of Ocean Hills Country Club, the homes are half-duplexes. There are 6
floor plans, built from 1984 to 1988. Approximately 1200 of these homes were built.

After the success of the first section, 5 new and larger floor plans were
introduced. These were detached homes, built from 1989 to 1992. Only around 200 of these
homes were built.

Then the recession of the early 1990s hit, and no homes were built for 5 years. In 1997 Ryland
built out the last remaining section of Ocean Hills, with 6 new floor plans. These detached
homes were built from 1997 to 1999. Only around 200 of these homes were built.
