• Median Price – Flat this week at $237,736
• Average price per square foot: $208
• Average Days on Market is down: 49
• Percentage of properties with price decrease: 29%
• Percentage of properties that are flips: 0%
• Interesting that we have seen investor pull back and
• Price decreases are Big at 29%
Santa Clarita City Proper Condo/Town-home
• Median List Price – downward trend at $300,000.00
• Asking price per square foot - $224.00 (increasing)
• Days on Market is increasing: 19 +
• Percentage of properties with a price decrease: 12%
• 6% flips, but this number is decreasing as well
• FAIL: not strong indicators for this market for this week as compared to last week.
Acton CA – Single Family Homes
• Median List Price is flat $449,000
• Asking price per square foot is also flat $190.00
• Average Days on Market is down and decreasing 74
• Huge Numbers of percentage of properties with price decrease 49%...
• Flips have increased from last week: 13% - still much lower than months past.

• Median list price in Castaic is a flat $427,000

• We have an upward trend on time on the market to 91 days
• Number of listings have decreased to 31
• Stand by for the Price Decrease percentage – 65%Someone is getting sold short!!!
Deductions about the current market
• Interest rates are going to remain steady throughout the rest of 2013.
• Property prices are going to continue to level off – becoming more static.
• We are going to experience a shift from a Sellers Market into a Buyers real estate market – concluding 2nd quarter 2014.
• Hiring a creative listing agent and an experienced buyers agent is going to be much more important in the coming months!
