Are We at the Bottom Yet?With so many mixed signals regarding
the economy, are buyers still waiting to in-vest in real estate? In some markets, savvyinvestors are acquiring tremendous realestate deals as they sift through numerousdistressed properties looking for motivatedbanks or sellers willing to negotiate. OnSanibel and Captiva, however, there havebeen only a few distressed properties, butthey have affected the values of real estateon the islands. Most sellers have a hardtime accepting it, but short sales and fore-closures have changed our market, andthat is why the number of closed andpending sales has increased in 2011.
Through November this year, therewere 30% more single family home saleson Sanibel over last year. The averageprice increased six percent while themedian price decreased five percent.During the same time period, the num-ber of condominium sales increased10% over 2010 with no significantchange in average or median sales price.
As the values of the homes dropped,many buyers feel that it is less expensiveto buy and remodel an existing home thanto build a new home. Therefore, lot saleson Sanibel have slowed down and the av-erage sales price has dropped about 30%.
On Captiva, as sellers finally ac-
cepted the adjustment in values, thesales doubled over 2010, but both theaverage and median prices declinedmore than ten percent. Condominiumsales remained fairly level, but the me-dian price dropped more than 30%.
Even though the inventory histori-cally picks up in the late fall and earlywinter, the inventory is lower than lastyear. With a leveling off of prices, mod-erate inventory and low interest rates,we are poised for another good year ofsales on Sanibel & Captiva. If you arewaiting for the media to announce thatwe have hit the bottom, you may missout on potentially the best buyers mar-ket of our lifetime.
