cation. It is a much better

idea to find the ideallot before you finalizethe design plans ofthe new home. Theland can play a largeroll in how the designplans will work. Thestyle, shape, size,foundation type,width, and etc may allneed to be adjustedto certain land fea-tures and criteria. If

you have decided topurchase the plansfirst, be sure that youknow what criteria tofollow for the lot youselect. Constructionblueprints are non-re-turnable.

There are buildingrestrictions and pro-tected covenants inmany developmentareas. These are min-imum standards fornew constructionswith more stable,controlled home val-ues. If you want alarge lot, consider thetime and money it willrequire keeping itmaintained. Be sureof the requirementson basements, crawl-spaces, or slabs thatyou may choose touse as your founda-tion. Also, considerthe orientation to thesunrise and sunset ifyou are concernedwith interior heatingand cooling consider-ation. If the require-ments do not suit

your preferences, itmay be worth theextra cost to find adifferent location,even if it ismorecostly.

Beskepticalof "bar-gain lots". Ifthe price is togood to be true itquite possible is. Ifthe price is muchlower than the com-munities normal pricerange, there is proba-bly a reason. Look forproblem areas.Check the drainage;low spots wherewater can lay can bethe result of poor soilconditions. This canaffect drainage, foun-dation design, sani-tary disposal,topographical prob-lems, difficult restric-tive covenants oreasements, availabil-ity of utilities [water,sewer, electric, gas].It may be beneficial to

consult a local pro-fessional before mak-ing the decision to

purchase. Be cau-tious, but be

wise. Itmay bedifficultto find agood lot,

so if thereare problems

that you can workwith or around youmay still want to con-sider the purchase.

Make the best effortpossible to build inan area with homesthat will be compara-ble. The surroundinghomes will have amajor impact on theresale value of yourhome someday in thefuture. You shouldn'toverbuild and have ahigh valued home inan area with homesof much less value -as this will lower thevalue of your home.Even if you have builtthe most unique and

most beautiful homein the area, it will bedifficult to sell latersince it does notblend with the neigh-borhood.

Look at the surveythat was done on thelot. The seller shouldbe able to provideyou with a copy of thesurvey prepared by aregistered surveyor. Itshould show all legaleasements, setbackrequirements, base-line elevations, andpossible wetlands,which you may not beable to build on. Thelast required step isto insist on and payfor a title search andtitle insurance. Ifthere would ever be adispute over the landownership, the title in-surance would be anasset. Most lendinginstitutions will re-quire a title that is'free and clear' beforethey will negotiate ona loan.

Several manufactur-ers that actively sup-port WaterSense aretaking the federalmandate of 1.6 gal-lons of water per flushto a new level. KohlerCo. has developedtoilets which use onlyone gallon of water,and there are severalmodels available atthe 1.28 gallons-per-flush level. Dual flushtoilets allow users tochoose a level of

water -- 0.8 gallons forliquid wastes and 1.6gallons for solids --with improved flushingtechnology, meaningconsumers are notgoing to lose out onperformance or de-sign.

If the average familyof four peoplechanges their old, 3.5gallons-per-flush toiletfor a high efficiency,1.28 gallons-per-flushtoilet, they could save20,000 gallons ofwater a year. If everyhousehold did thesame thing, more than1 billion gallons ofwater would be saved.
