Rent:$40,000 annually for the Initial and second Lease Year, and the fixed minimum rent shall increase by two and one half percent (2.5%) on the third lease Year. Current tenant will assign remaining balance of lease. Lease period 5/2017-4/2020.
Percentage Rent:For the period beginning on the Rent Commencement date and ending at the end of the first lease year, tenant shall pay percentage rent in the amount equal to the product obtained by multiplying the (a) total gross sales exceeding Five Hundred Thousand, ($500,000) by (b) eight percent (8%). Thereafter, the Tenant shall pay percentage rent each lease year occurring throughout the remainder of the Term in an equal amount obtained by multiplying the (a) total gross sales exceeding Five Hundred Thousand, ($500,000) by (b) eight percent (8%).
The Baytowne Wharf Neighborhood Association:BWNA collects a percent of every taxable sale made from the business of the lease, referred to as ''F.E.E.'' Festivals, Events and Entertainment fee, currently 2%. Leasee to verify all measurements, square footage and details. Ranges of gross income from a variety of venues is available upon request and with execution of a non-disclosure agreement. This lease contains provisions for base and percentage rent & CAM, which includes insurance, prop tax and defined maintenance.
