DescriptionRykehurst House is an impressive and handsome detached Victorian villa, originally dating from the 1880s. The property was acquired by the current owner in 2012 and has been the subject of an extensive yet sensitive refurbishment which enhances and extends the original design of the villa, creating a spacious home arranged over four floors. The house has been beautifully remodelled both structurally and decoratively, with extensions to the west and east complementing the original brick elevations and creating a stunning, contemporary family home which retains the integrity and symmetry of the grand Victorian style. One of the key features of Rykehurst House is the superb vista across Lewes to the South Downs and Ouse Valley.

The property is spacious and light; high ceilings, plaster coving and bay windows typical of the original architecture are cleverly combined with modern features such as under floor heating, recessed downlighting, double glazed sash windows, large panels of double glazed glass in the modern extensions and a retiled roof with high performance thermal construction to keep energy costs to a minimum. The finely decorated interior of the property takes inspiration from the setting of the surrounding chalk and flint landscape, using natural materials such as light oak wooden floors, stone surfaces and a palette of warm greys and soft tinted whites.

The central, solid wood front door opens to the beautiful reception hall, which has an expertly hand crafted bespoke oak and walnut staircase as the main feature. The drawing room has an elegant limestone fireplace and a superb bay window with stunning views across the south facing garden to the landscape beyond. To the west of the reception hall lies a naturally lit mezzanine study space overlooking the kitchen and separated by a simple glass balustrade; the eastern extension provides a spacious study, with sliding doors to the family room and open access to a light filled gym space. There is a cloakroom lying off the reception hall.

On the lower ground floor, full height glass panels flank and create the door which opens to the stunning open plan kitchen/

dining/sitting room, a space which has been thoughtfully and cleverly designed to create distinct areas that blend seamlessly, perfectly suited for both family life and for entertaining. A tiled inner hallway gives access to well-appointed storage and utility rooms, the cloakroom and to the western courtyard.

The kitchen is where the original footprint of the villa merges with the double height space and mezzanine of the western extension and is light, airy and superbly appointed with polished stone surfaces and an excellent range of bespoke under counter and wall hung units, high end appliances including Gaggenau cooking appliances, a wine fridge, two Miele integrated dishwashers, and an integrated fridge/freezer and larder unit. The south wall is fully glazed with large panels of glass showcasing the striking South Downs views; there is a glazed sliding door to the terrace.

The dining area has ample space for table and chairs; beyond is a snug, with a Hwam wood burner set in a central chimney and a large bay window with door to the terrace. To the eastern end, and slightly screened by the chimney, is the sitting room, a cosy space for relaxing.

Situated at the head of the stairs from the reception hall is a light half landing. Beyond lies a bedroom with an en suite shower room and a balcony with glass balustrade to ensure the spectacular views are unimpeded.

The master bedroom suite is situated in the original Victorian villa and comprises a spacious bedroom, with a beautifully appointed en suite bathroom and dressing room; the bedroom has views to the south. There is a further bedroom with en suite bathroom to the first floor; on the second floor are two bedrooms, one with dressing area, which are served by a bathroom. The bathrooms have been individually designed with stylish, modern fittings, designer basins and baths, and wet-room style tiled showers.

The full extent and layout of the accommodation can be seen on the accompanying floorplans.
