LOCATION: Rolling Oaks Ranch is located 15 miles west of Graham, Texas just outside of Newcastle,

Texas. This location is 2 hours west of Ft. Worth and

2 hours and 40 mins from Dallas proper.

DIRECTIONS: From Fort Worth, TX take Highway 199 NW to Jacksboro, TX. Highway 199 will merge

with Highway 281 SW of Jacksboro. Continue on

Highway 281 North (Main Street) into downtown

Jacksboro, TX. Turn Left (South) onto Hwy 380 in

Jacksboro and continue on 380 into Graham. Once in Graham you will turn Right or West on Hwy 380

and continue 13 miles to Newcastle. In Newcastle

continue on Hwy 380 which will turn into FM 926.

Continue on FM 926 through town and travel

approximately 3 miles due west. The Ranch entrance will be on the right hand side and is a tan metal

fence and gate combo.

OVERVIEW: Rolling Oaks Ranch is a pleasantly

diverse ranch located in the heart of Young County. On the front half of the ranch, mesquite trees have

been strategically cleared to stimulate the native

grass growth. Big rolling hills covered in large,

mature Oak trees surround a seasonal creek that

traverses the center of the ranch from east to west. Thick native cover is located on the back portion of

the ranch along with nice rock outcrops and steep

slopping hills. Excellent hilltop views are abundant

inside Rolling Oaks Ranch.

TERRAIN: There are two cultivated fields located

by the front entrance to the ranch. The first field is

27 acres and the second is 44 acres. Both fields are

currently planted in winter wheat. The smaller field

would be ideal for a sunflower/dove field in the fall. Excellent native grasses and large Live Oak trees

cover the rolling hills that continue back from the

fields. With a 60 foot elevation change, the hilltops

provide excellent 360 degree views of Young

County. There are 2 nice size tanks in the middle of the ranch surrounded by Post and Live Oaks. Both

tanks are filled by a fingerling branch of Skid Creek

that runs through the heart of Rolling Oaks. This

location would be ideal for a larger lake project in

the future. The ranch has a mix of sandy to slightly sandy loam soils throughout with nice rock outcrops

along the western edge. An excellent system of

ranch roads allow you to explore all corners.

WILDLIFE: Hunting includes whitetail deer, Rio Grande turkey, duck and waterfowl. Dove hunt if the

cultivated fields are planted. There are Quail, Feral

Hogs and plenty of varmints to hunt all year round.

The property is currently leased for hunting. This

lease can be terminated with a change of ownership.

UTILITIES: Ft. Belknap water Co-op line located on

FM 926 in front of the ranch and Ft. Belknap Electric

can provide electrical service inside the ranch.

FENCING: All fences are in good to excellent

condition.

MINERALS: 75% of the mineral estate and executive leasing rights can be conveyed with an
