    LETTER FROM THE CHAIR

    Greetings!

    On behalf of the Board of Directors and staff of the U.S. Green Building Council Colorado Chapter (USGBC CO), welcome to Rocky Mountain Green 2015. Now in its eighth year, Rocky Mountain Green is a regional draw and the premier local educational event and expo for those working on high performance projects in the green building industry. We value quality education so highly that it is one of the three pillars of the USGBC CO Mission; Inspire, Educate and Connect.

    This years conference presents topics and debates that will inspire attendees into action through one of our four learning tracks:

    Track 1: Energy Track 2: Case Studies Track 3: Program and Process Updates Track 4: Commercial Real Estate

    I hope you also join us for the second day of the conference, for off-site workshops, tours and community service activities.

    As the Chapter embarks on our 12th year of education, service and advocacy, I want to thank the many companies and individuals across the state, region, and nation who have supported our vital work in Colorado.

    At Rocky Mountain Green 2015 we will connect to share our successes and challenges. We will educate and be educated on the ways to take action, and we will all hopefully find inspiration to work tirelessly to achieve carbon neutrality to preserve the home we call Earth for future generations.

    Greening Colorados Marijuana Industry

    Colorados legal recreational and medical marijuana industry has experienced exceptional growth over the last year. Lighting, air conditioning and ventilation comprise almost 80% of total energy costs for the typical commercial marijuana cultivation facility. Beyond that, there are water conservation and landfill concerns with the industry. USGBC Colorado brings together a panel of government, business and industry experts to discuss the marijuana industry, and how Colorado businesses and government can work together to reduce the indus-trys environmental impact.

    Success with LEED ND

    Lamar Station Crossing is one of the first LEED for Neighborhood Development (LEED ND) projects in Colora-do! With a serious commitment by an affordable housing developer and an expert design team, this project features connection to light rail, increased density, a living stairwell and the creation of a bike path and nature trail. Lamar Station has changed the infrastructure of its community and united neighborhoods. This session will review the restrictions and regulations imposed on the project, how the team worked within those guidelines to produce a LEED ND project and the features and amenities that resulted.

    There is a shift happening in the way organizations and investors think about energy, resulting in budding as-pirations for net-zero energy real estate portfolios. In this session, RMI, IREM, and Unico will discuss strategies and provide real-world examples to enable organizations and investors to advance toward net-zero energy across their real estate portfolios. The content of the session will be shaped mainly by content from RMIs re-cently published report Solutions for the Next Level of Performance in Corporate Real Estate (which was written in collaboration with CoreNet Global); perspectives on the barriers and opportunities for determining the value net-zero energy, training staff properly, and identifying service providers; the deep retrofit value courses IREM is developing with RMI; and examples from Unicos work to dramatically improve energy performance in commercial buildings.

    Secrets of Successful Monitoring & Verification of Building Performance

    It is clear that the LEED Green Building Rating System is progressively increasing the importance of building performance. In this rubber-meets-the road experience, the speaker will reveal a winning approach to successful M&V implementation. Real-world results will be shared for local commercial building projects which underwent successful M&V. Common pitfalls will be reviewed to insure this increasingly important and historically difficult to achieve LEED credit is obtained. Learn cost-effective M&V strategies and how to insure saving persist after the warranty period.

    Pushing Platinum for People, Places and Planet

    Aria Apartments truly encompasses the triple bottom line by providing an underserved population with highly sustainable homes at a price that residents and developers can afford. This presentation will cover financing strategies, achieving LEED Platinum on an affordable housing project and the overall master-plan community.

    Aria apartments are for-rent affordable living apartments in north Denver. Energy efficient heating, cooling, and lighting paired with a well-insulated building envelope results in an average 30% energy savings. Ameni-ties are surrounded by low water use landscaping that is selected for the Rocky Mountain Region. Aria Apart-ments are within walking and/or biking distance of Regis University, community gardens, the Tennyson Street shopping district and Clear Creek bike trail. Indoor bike storage is offered to tenants. Indoor air pollutants have been reduced by using low-emitting vinyl flooring, paint, carpet, and adhesives, which reduces irritants that affect allergies and asthma.

    Beyond the Building: Using Your Whole Business as a Force for Good

    The buildings we design and construct are just one of the ways that we can create impact. Join this session to learn about why companies around the world are choosing to use the same rigor to certify their good business practices that they would to certify a green building. We will discuss global standards that encourage busi-nesses to look holistically at their mission and operations, and explore why companies in the AEC industry are choosing to adopt these standards.

    Successes and challenges managing a LEED certified building (in partnership with BOMA Denver)

    This session will address the challenges, opportunities and best practices when it comes to managing a LEED certified and Energy Star rated building. Energy costs can be much higher than anticipated when a property isnt managed the right way. This panel of three property managers and one building engineer will discuss their experiences in managing properties to reach the building owners goals while keeping environmental issues a priority.

    Listen to the top three contestants present their stories about Community. What is community? Where is community? How is your community inspiring Colorado? Many entries were received for this contest and the Rocky Mountain Green planning committee selected the top 3 stories to compete in a live competition to win $2,500! The audience can participate in selecting the winning non-profit.

    The Boulder Path to Net-Zero City and Project Perspectives

    Experience the Boulder path to net-zero buildings with an overview of the multiple ways in which the City of Boulder is working to address energy use in the built environment, within the construct of Boulders energy future goals and overall sustainability principles. This path includes Boulders recently adopted building codes and commitment to a path toward net zero buildings. This has created both excitement and concern for developers, and design and construction teams. Using an integrative design approach, three projects are finding their place on this path. There is a 16,000 square foot mixed use restaurant and office urban in-fill development that evaluated the prescriptive approach against the whole building energy modeling compliance path. The use of early design performance modeling is answering the energy compliance question to inform design on a 50,000 square foot mixed-use office and retail project. And finally a 200,000 square foot build-to-suit core and shell office building project is pursuing LEEDv4 for a tenant focused on the user experience.

    The Nature of Sterling Ranch Colorado

    The nature of building a City... Sterling Ranch is a 12,050 dwelling unit development located about 30 minutes southwest of Denver. Sustainability is brought to life through applied innovations, water efficiency, intelligent energy, promoting fulfilling lifestyles, all-encompassing safety & security, and an education ecosystem within the confines of the 3,400 acre development. Sterling Ranch will have a residential fiber network that will provide the fastest residential speeds globally, and will enable sustainability through centralized management of water and energy infrastructure decreasing each residents ecological footprint without inflicting drastic lifestyle changes. Sterling Ranch has forged Colorados first truly sustainable, renewable water supply with a rainwater harvesting test pilot and water reuse plan. This case study presentation will highlight how the development plans to imple-ment cutting edge community infrastructure and other technologies designed to conserve water and energy.

    The Social Network of Integrative Design

    The integrated design process (IDP) has the potential to radically change the way that decisions are made in the building design and construction process. While many professionals aspire to achieve integrative design, many proj-ects fall short. The primary reason for these failings is that the team structure - ideally a circular, egalitarian network structure - was not achieved. We define what this structure is, why it is critical to successful IDP, and how to create it.

    This session has been developed based on a research paper published by the Institute for the Built Environment; The Social Network of Integrative Design. The paper outlines how to facilitate an integrative team by defining the social structure, membership, decision making, and rules of interaction at each stage in the design process. The process is defined in context of each stage of the design and construction process alongside short case studies of project suc-cesses and failures. Finally, tips for how to maintain an effective network structure throughout the design and construc-tion process are provided.

    Connecting Space, Behavior and Health (in partnership with DMCAR)

    The growth of workplace wellness programs in recent years has primarily included a long list of one-off initiatives. For instance, healthy indoor air quality, active design, and biometric screening all achieve stand-alone success. Similar to green building fifteen years ago, there is an outstanding opportunity to use a holistic, integrated design approach to workplace wellness. Jeff and Greg will use the Alliance Center renovation as an example of a holistic approach, and Austin will provide a commercial real estate brokers perspective on how these types of workplace attributes can be communicated to tenants. This session will aim to bridge the gap between building design and what tenants value.

    10 Bad Decisions Youre Making from Energy Analysis

    Building energy analysis has a proven impact on building design, and can be invaluable to owners and designers who are trying to reduce energy usage and energy costs as well as construction costs. However, analysis results can sometimes appear to be positive, but if implemented can have an unfavorable effect on end uses, costs and even the building occupants! In this session, we want to share our experience by identifying ten detrimental strategies building owners and designers may encounter when relying on energy analysis to make building design decisions. We will also show you how these strategies can be identified using analysis results, and the questions you can ask the energy analysis team to make sure you are avoiding these common mistakes.

    Passive Aggressive Design: Engaging the Student Experience Through the Pavilion Building at Colorado State University

    Within a holistic, performance driven design, the Pavilion collaboratory at Colorado State University offers far more to its users than just windows and walls. Fundamentally, it is a teaching tool which engages the user in meaningful dialog between the mind, body and soul. Ultimately, it is about creating a place for learning how to learn, which, arguably, is the real value of an education. Through this presentation, the audience will be shown how the Pavilion embraces this concept through passive design and operations with the goal to awaken the senses and stimulate cross pollination, while letting the built environment do the heavy lifting. The presentation will explore how multiple stakeholders were empowered and inspired through the collaborative process and execution.

    Colorado Contractors Challenge Changing the Landscape of Construction Expectations

    The U.S. Green Building Councils LEED program has been around since 2001. Since its inception, the cost of obtaining some of the most basic credits has dropped significantly. Davis Langdons 2006 study Cost of Green Revisited concluded that many projects were successfully building green with little or no added cost. They concluded that in markets where construction waste management is widely utilized, the added costs are minimal, if any. Some of our local contractors agree with these findings and have also found that there is no longer a premium for some of the contractor credits such as MR2.1 & MR2.2 Construction Waste Management.

    If the cost of doing the right thing is negligible, can we challenge our Colorado contractors to recycle, practice indoor air quality standards, and implement other strategies on all projects regardless of whether they are pursuing LEED certification? Using the widespread acceptance of LEED can we change the landscape of construction expectations right here in Colorado?

    Real Performance for Real Buildings

    Recently published case studies have shown that is possible to plan, design, and construct commercial buildings to an aggressive energy performance goal cost effectively, but limited public information exists that prepares the owners for the challenges, and explains new approaches, to operating a high performance building. This session will share the latest research and real-world applications for how to set-up and operate net-zero, and High Performance Buildings (50% better than code) over the long term. We will cover the essential practices and tools for successful operations starting from procurement of the facility to ongoing operations.

    Three Industry experts explore how to evaluate and specify products to promote healthly buildings. Participants should bring a computer, as we will explore LEED v4 materials selection in real time.
