MARINA INFORMATION
The La Buena Vida development includes a private marina that contains 12 twelve-foot-wide ‘owned slips”, and six (6) twenty-foot-wide “lease slips”, a fish cleaning station and ample parking. Ten (10) of the owned slips have been purchased by Lot owners, and two remain available for purchase from LBV Development, LLC. Owners are allowed to install boat lifts, and electricity and water service are available. The slip owners pay an annual Marina Assessment of $200 to the POA to cover utilities and property tax.
Boats of up to maximum 42 ft length overall (LOA) can be accommodated in one of six slips currently available for lease from the POA. The distance from the marina bulkhead across to the Phase II bulkhead is approximately 250 ft, providing ample space for maneuvering. The LBV marina and lake channels were originally dredged to 10 ft depth. In May 2009 and July 2012, depths were again surveyed with shallow areas found only up against the north and south bulkheads of the channel entrance from the ICW.
Marina admittance is restricted to Lot owners, their family and bona fide guests. The subdivision is actively patrolled by Constable and Sheriff offices to assure no trespassing or unauthorized use. To provide safety and comfort for all owners and guests in the marina, adherence to the Dockside Rules and Regulations is required.
ROCKPORT INFORMATION
The City of Rockport is located on a peninsula, surrounded by water on three sides including Copano Bay and Aransas Bay, and rests seven feet above sea level. Within the area, there are pockets of freshwater emergent wetlands, freshwater forested/shrub wetlands, and freshwater ponds. These wetlands create habitats for many species of birds, fish, and amphibians. The coastal areas within the region also include estuarine wetlands, which offer critical breeding, resting, feeding, and nursery grounds for a large variety of waterfowl, fisheries, endangered species, birds, and mammals. The area of Rockport thrives on activities related to these wetlands; such as commercial fishing, shrimping, bird watching, sport fishing, kayaking, and boating.
Rockport is least developed along State Highway 35, where the land is covered with deciduous forest and scrub/shrub vegetation. On the northwest side there is a mix of palustrine and estuarine wetlands, grasslands, and herbaceous lands. The central region of Rockport is developed open space, which includes some herbaceous grasslands. A few small palustrine and estuarine wetlands dot this region. The area includes Rockport Country Club. This is not a densely developed region. The northern expanse of the city is also developed open space, predominately occupied by the Aransas County Airport, which is largely utilized by the military, air-taxis, and in emergency situations.

Much of the downtown area and Business Route 35 lie in either the 100-year or 500-year floodplain. This includes Key Allegro, an affluent neighborhood that sits on an island between Aransas Bay and Little Bay, which is entirely in the floodplain.
There are three areas of the city that include high-intensity development: 1) north where the City of Rockport borders the Town of Fulton (includes several hotels, restaurants, a movie theater), 2) south which includes schools and Walmart, and 3), further south with many public facilities/institutions.
Rockport has two harbors. Rockport Harbor is located downtown and Cove Harbor is located on the south side of the city. These harbors provide a variety of services such as docks, boat slips, fish-cleaning stations, restrooms, laundry, mailboxes, and access to land transportation.
The Gulf Intracoastal Waterway, a 1,300-mile, man-made canal extending along the Gulf of Mexico from Brownsville, Texas to St. Marks, Florida, is part of the larger Intracoastal Waterway that continues along the Atlantic seaboard. Cargo carried on the waterway are typically crude and petroleum products, iron and steel, building materials, fertilizers, liquid sulfur, and other bulk products. Commercial fishing fleets and recreational boaters can readily access the Gulf of Mexico via the this waterway as well. The Aransas County Navigation District is responsible for maintaining and improving public waterways and public waterfront facilities in the County, with five main facilities under its jurisdiction: Rockport Harbor, Fulton Harbor, Cove Harbor, Copano Bay Fishing Pier, and the Rockport Beach.Aquatic Park is open year-round. The park contains an 8-lane, heated, 25-yard pool and diving area, a whale shaped zero-depth children’s pool with slides and sprays, and a bathhouse. Adjacent to the Aquatic Park
is a picnic area with a playground, and two nature trails. Adjacent is a 6,000 foot Skate Park. Memorial Park is a 100+ acre community park with recreational trails, sporting fields, exercise stations, birding sites, picnic facilities and the Rockport Dog Park. Rockport Beach Park offers gulf shoreline recreation, complete with playgrounds, a fishing pier, boat ramp, picnic areas, and a cold water pool. Goose Island State Park, a 321-acre island park, is located north of Rockport. Texas Parks and Wildlife maintains the park. Activities include camping, hiking, fishing, boating, wildlife observation and photography. It offers a 1,620-foot fishing pier, boat launch and fish cleaning station.
The City of Rockport Water Storage and Distribution Department maintains and services over 9,000 water connections, over 100 miles of waterlines, three elevated water towers, and two, in-ground water tanks. The Wastewater Collection and Treatment Department also maintains and services over 4,000 sanitary sewer connections and over 60 miles of sanitary sewer lines. Both departments follow guidelines provided by the Texas Commission on Environmental Quality and the United States Environmental Protection Agency, and run routine inspections on all systems.
The City of Rockport is one of five communities included in the Aransas County Independent School District. The school district is an independent county-wide school system serving a 486-square mile area, and 3,316 students. Other communities in the district are Holiday Beach, Lamar, Fulton, and the northern part of Aransas Pass. Five schools make up the district: Little Bay Primary School (Pre-K through Kindergarten), Live Oak 1-3 Learning Center (Grades 1-3), Fulton 4-5 Learning Center (Grades 4-5), Rockport-Fulton Middle School (Grades 6-8), and Rockport-Fulton High School (Grades 9-12).
