Opens for Business in New Location!
Our Richmond Hill Branch Office recently moved to its new
location at 16th Avenue and Leslie Street in Richmond Hill. This new
State of the Art Office is a welcome change for Richmond Hill Right
at Home Agents. The new office is the largest office, Right at Home
Realty has, at 4400 sq. ft. It features; community tables, where
agents can bring in their laptops or tablets, plug into a power source
and utilize the FREE Wi-Fi and printers. It’s a great way to get to
know your fellow agents. As well we have a “hot desk” with a limited
number of computers that our agents can use, if they forgot their
own personal device or are travelling.
Real Estate Training and Education, Supplier Seminars, Legal
Advice Seminars and much more, will be held at regular intervals in
the new space. Mary Vittorio, Branch Manager of both the
Richmond Hill and Vaughan stated “ We have the greatest Real
Estate office in all of Richmond Hill. The open concept design and
agent community space, makes for a great atmosphere for both our
Agents and their Clients”.

Right at Home Realty
As you are aware, we have seen a significant
shift in the Housing Market throughout the GTA
in the last month or so. Toronto area home pric-
es dipped about 7 percent in May compared to
April, 2017, but remained about 15% higher
year over year. This “shift” can be attributed to
Sellers who were hoping to cash in on multiple
offers and above market bids this spring.
Instead, Sellers are seeing fewer showings,
fewer offers, and a decline in multiple offers in
most areas and longer sell through rates. Is this
a bubble burst? Not at all, this is a market
becoming more balanced.
Home Buyers will see the benefits from a
better supplied market with less competition
and the luxury of being able to take a step back
from the frenzy we have experienced in the past
years and take the time to find the right home.
Although there is an increase in active listings,
inventory levels remain low at less than two
months. This is why we continue to see annual
rates of price growth, but on a smaller scale.
It is our responsibility as real estate
professionals, to educate our buyers and
sellers; on current market trends, inventory
levels, sell through rates, days on market, etc.,
and work collaboratively with them to ensure
they have the right information to make an
informed smart decision about one of the
biggest transactions of their life.
In simple terms, “We need to provide current
market information to help them become
more capable Buyers and Sellers”. We are
the experts so that responsibility begins with
each of us.

Your Sellers now have the ability to confirm
showings through text or email
Here’s how it works:
Sellers who wish to confirm their showings
requests will receive a text or email message
(based on preference selected for notification),
when a new showing has been booked.
Text Messages: your seller will receive a text
with two links, one to confirm, one to decline.
Your seller selects the appropriate link, click on it
and a dialogue box will open for them to Confirm
or No Thanks to the showing. The seller gets a
notification of the selection.
Email: Your seller simply selects Confirm
Showing or No Thanks in the email itself and
the message will feed directly back to the
Appointment Desk.
NOTE: remind your sellers to confirm or
decline in the image in the body of the email, do
not use the reply function......

Escalation Clauses -
What You Need to Know
The use of escalation clauses can be con-
troversial. For this reason, RECO wants to
provide registrants with greater clarity
around their use.
Although there is nothing in the Real
Estate and Business Brokers Act, 2002
(REBBA) or its regulations that prohibits
the use of escalation clauses,
representatives must act carefully and
conscientiously when advising their clients
and customers about the use of an
escalation clause, to ensure that they are
making a well informed decision before
using them or managing them with a
sellers.

Important Update:
Changes to the receipt of
funds form
The Receipt of Funds form has been
recently updated. All Right at Home
Realty Agents are required to use the
new form as of June 17th, 2017.
Effective June 17th, 2017 agents are
now required to document the
measures they have taken to get the
trust account information of the
brokerage holding the deposit funds.
If you are not able to obtain the
information, you must document on
the Receipt of Funds Form the
measure’s you have taken, (phone
call, email, etc.) to get that information
from the Brokerage.
In the event you are the listing
agent and a buyer agent requests
RAH’s trust account information,
please advise the agent that RAH
will not be providing the
brokerages trust account
information and instruct them to
complete Section E of the Receipt
of Funds Forms.

Durham Office Relocating to
Oshawa
It is with great enthusiasm that we are
proud to announce he relocation of our
Durham Branch Office. The new space
will be ready by mid-October 2017. Plans
are currently underway with construction
scheduled to commence in early August
2017.
The new office will be located at 242 King
Street East, Oshawa, the north side of
King Street at Ritson Road. The office is
3000 square feet and will provide state of
the art facilities for our Realtors.

June 5, 2017 -- Toronto Real Estate Board President Larry Cerqua announced that Greater Toronto Area REALTORS® reported 10,196 sales through TREB's MLS® System in May 2017 – down by 20.3 per cent compared to 12,790 sales reported in May 2016. Sales of detached homes were down by 26.3 per cent. Sales of condominium apartments were down by 6.4 per cent.
Active listings – the number of properties available for sale at the end of May – were up by 42.9 per cent compared to the lowest level in 15 years recorded in May 2016, but remained below the average and peak during that period. The number increased considerably for low-rise home types including detached and semi-detached houses and townhouses. Active listings for condominium apartments were down compared to May 2016.
"Home buyers definitely benefitted from a better supplied market in May, both in comparison to the same time last year and to the first four months of 2017. However, even with the robust increase in active listings, inventory levels remain low. At the end of May, we had less than two months of inventory. This is why we continued to see very strong annual rates of price growth, albeit lower than the peak growth rates earlier this year," said Mr. Cerqua.
Selling prices continued to increase strongly in May compared to the same month in 2016. The MLS® HPI Composite Benchmark price was up by 29 per cent year-over-year. The average selling price for all home types combined for the TREB Market Area as a whole was up by 14.9 per cent to $863,910. Year-over-year price increases were greater for condominium apartments compared to low-rise home types. This likely reflects the fact that the low-rise market segments benefitted most from the increase in listings.
"The actual, or normalized, effect of the Ontario Fair Housing Plan remains to be seen. In
the past, some housing policy changes have initially led to an overreaction on the part of
homeowners and buyers, which later balanced out. On the listings front, the increase in
active listings suggests that homeowners, after a protracted delay, are starting to react to
the strong price growth we've experienced over the past year by listing their home for sale
to take advantage of these equity gains," said Jason Mercer, TREB's Director of Market
Analysis.
