POPULATION GROWTH IN DELHI

Population of NCT – Delhi has been growing at a rate of 50% + per decade It increased from 17 Lakhs in 1951 to 167 Lakhs in 2011 Net addition to Delhi’s population during the decade 2001 – 2011 has been more than 29 Lakhs persons (21%)

LAND POOLING POLICY FOR DELHI

Ministry of Urban Development vide Notification dated 05.09.2013 modified the master plan 2021 to include the new land pooling policy as chapter 19 of MPD 2021

The new Land policy is based on the concept of land pooling wherein the land parcels owned by individuals or group of owners are legally consolidated by transfer of ownership rights to the designated land pooling agency for undertaking development of such areas.

A part of land (48% - 60%) is later transferred back to the owners (under two different modes)

The Policy is applicable in the proposed urbanisable area of the urban extensions for which zonal plan have been approved.

NORMS FOR LAND POOLING

For assembly of Land Pooling, the following model has been proposed under the “Land Pooling Policy”, notified vide S.O # 2687 (E) dated 05th September 2013

Category II2 Ha to < 20 Ha

Land Returned to Developers 60%

Land Retained by DDA 40%

Land Returned to Developers 48%

Land Retained by DDA 52%

ZONE L ADVANTAGES

Zone L has the biggest Land area and is the greenest of all as nearly 2/3 of land has been earmarked for green belt & one acre farm houses / country homes and the rest of the areas will have residential, commercial, retail, public utilities and industrial park.

Metro will join L Zone to Dwarka. One in Najafgarh – Dwarka metro line and the other one is Bahadurgarh – Mundka metro line (both under construction)

Great futuristic connectivity through Urban Extension Roads (UER I & UER II)

UER || ( Those travelling trough NH-1 to Wazirabad Bypass ( GT Karnal Road), Rohini and adjoining area will be able to connect from NH-1 to NH-10 (Rothak), to najafgarh to NH-8 & Rajokri (near Airport) without the need of travelling through congested road of National Capital.

ZONE L ADVANTAGES

MDR 123 & MDR 136 ( Major District Road) fall in L-Zone. L-Zone is closest to south west corner of Delhi and hence is closest to South Delhi. This zone is closest of IGI Airport and adjacent to Diplomatic Enclave – II

Dwarka City is within 2-3 Km from the Zone.

The Proposed connectivity of the zone with Gurgaon (Through 150 mts Norther Peripheral Road) and through Delhi (through NH-8 & Bijwasan Road) make it well connected to south Delhi and Gurgaon.

Largested Ayurvedic Hospital Operational in this Zone.

AIIMS-2 construction work already started in 270 Acres of village- Badsha Distt, Jhajjar. This area is close to L-Zone.
