The site is located at the northeast corner of the Kuykendahl Road and Gosling Road intersection in Spring, Harris County, Texas 77379.
Kuykendahl Road is an undivided, four‐lane artery with designated left turn lane at the Gosling Road intersection. Kuykendahl Road serves as a major commuter corridor within the trade area. Posted speed – 45 MPH.
Gosling Road (Pinelakes Boulevard) is a divided, four‐lane artery with designated left turn lane at the Kuykendahl Road intersection. Posted speed – 45 MPH.
The site is a 2.5‐acre land area that affords 250’ frontage along Kuykendahl Road and 463’ frontage along Gosling Road.
Direct site access will exist via one drive cut along Kuykendahl Road and two drive cuts along Gosling Road. A curb cut will align with the median crossover on Gosling Road.
Vehicular movement is electronically regulated at the Kuykendahl Road and Gosling Road intersection.

The trade area has experienced and is projected to continue household expansion. Area residents are above average income with good levels of education and occupation. The studied site is located along a primary market corridor in an upper‐income suburban area northwest of Houston. Site location along Kuykendahl Road creates access to residential and commuter trips in excess of 39,000 vehicles per day. Gosling Road will include a designated median crossover relative to the site. Target residents are busy suburban families with multiple retail choices and who are convenience, brand, value, and service sensitive. The trade area is fiercely competitive with eleven (11) brand and chain fuel/convenience competitors within 1.5‐miles. Additional fuel competitors are located at indirect market areas beyond the local area of site influence. The standard for competitive entry is high, requiring effective pricing, execution, and promotion. Residential frequency will be critical toward maximizing store performance. The capture of commuter fuel purchases will be critical toward maximizing fuel performance. Proper site planning must ensure good on‐site movement, spacing, and flow between the distinct profit centers. Fuel volume projections include gasoline and diesel gallons, which are detailed within metrics and range (Page 10). Convenience store sales projections do not include branded fast food. Sales projections combined with anticipated lease rates, sales margins, store development budgets, and operational costs must be analyzed to determine store feasibility. It must be determined whether an adequate return on project investment exists in the short‐term based on the projected volumes and sales. Projected sales do not include potential lease tenant revenue.
