Introduction This Sites Assessment Technical Report has been produced as a document which sets out all the potential allocations put forward in the Retail and Town Centre Local Plan - Consultation Draft (February 2015). This volume of the Technical Report includes accepted and rejected land allocations for retailing and other town centre uses. These proposals will replace equivalent allocations set out in the Wakefield Metropolitan District Unitary Development Plan First Alteration. The information about the sites presented in this report has been collected from a variety of sources including sustainability appraisal, responses from technical consultations, and other technical work taking the planning policy/strategy context into consideration. The conclusions of this information have been pulled together to display concisely in table form the main characteristics of each site to determine whether it should be an accepted or rejected option. The Retail and Town Centre Local Plan - Consultation Draft and the accompanying Site Selection Methodology Paper set out the general principles used for the selection of sites for inclusion in the document. The options for allocation of sites for development within the paper are in accordance with the policies and strategies within the Core Strategy, Development Policies Plan and Site Specific Policies Local Plan. These sites are put forward for consideration, giving an opportunity for those with interest to express their views before the document is finalised. The sustainability appraisal information in this document can be understood as follows: the criteria have been divided into social and economic, environmental (transport) and environmental (other) sustainability categories, with the results: '√√' to indicate a major positive effect or no environmental constraints; '√' to indicate a minor positive effect or very limited environmental constraints; '―' to indicate a neutral effect or some limited environmental constraints; 'X' to indicate a minor negative effect or several environmental constraints; 'XX' to indicate a major negative effect or substantial environmental constraints; and ‘?‘ to indicate an uncertain effect. The sites are presented in two sections. Section one contains the accepted options and section two the rejected options. Within each section the options are grouped by settlement hierarchy order and then by settlement name The accepted options are shown on the Policies Map which accompanies the Retail and Town Centre Local Plan – Consultation Draft. They can be viewed online through the LDF portal and on the Wakefield Metropolitan District Council's web site at www.wakefield.gov.uk/ldf. The rejected options are shown on the Reference Maps included in this report and can be viewed on the Wakefield Metropolitan District Council's web site at www.wakefield.gov.uk/ldf. The Retail and Town Centre Local Plan - Consultation Draft and accompanying documents are also available to view at the above website address. Printed copies can be viewed at local libraries and the Council’s offices in the Customer Access Point in Wakefield One.
