BOUNDiNG BACK FROM A SLUGGiSH JANUARY, the early Spring home market shows signs of strength.

The median home price for a single family home in San Mateo County increased from $587,500 in January to $634,000 in February 2011 an 8% increase, according to sales statistics from the San Mateo County Association of Realtors as sup-plied by the regional Multiple Listing Service. in comparison, the median price of a home was $654,500 in February 2010, a 3% drop year over year.

However, last year at this time, the Federal housing incentive of the first time home buyer tax credit was in full swing and buyers were out in force before the March 31st deadline for the tax credit.

The hot spots were Belmont, where a year ago, the average days on the market reached 229 in February 2010 and this February, the days to sell were a brisk 20. Redwood Shores, another hot market, had an average of 14 days to on the mar-ket in February, and Half Moon Bay at 22 days on the market, down from 158 last month. Overall for the County, the days on the market increased to 84 from 74 in January 2011, most likely due to parts of the market still showing over 100 days on the market.

Closed sales were slightly down from January, to 221 versus 233 in January, with only a slight change year over year of 229 in February 2010.

inventory is increasing, as sellers start the spring market. inventory rose 7% from 1400 in January to 1541 in February.

The percent of list price received rose overall to 97.25% in February from 96.47% last month and year over year of 96.83% in 2010. The hot spot seemed to be in Millbrae where sellers were receiving 106.88% of list price and in Redwood Shores, sellers received 102.50%.

A TALE OF TWO CiTiESAccording to data from Altos Research, the median price for a home in Millbrae shot up over $100,000 as supply tightened and inventory dropped during the last week in February and the first few weeks of March. Conversely, the South San Francisco market shows prices decreasing, inventory levels rising, and days on the market rising.
