RISING rental returns and compet-itive property prices in prime river-side and inner-city suburbs havesparked interest among investors.

Over the past three months,Caporn Young Estate Agents havereported growing interest fromproperty investors wanting to pur-chase investment properties inprime Perth suburbs.

Caporn Young director StevenCurrie said property investors hadbeen largely absent from the top endof the property market in the past

three years and a general lack ofconfidence due to the global financialcrisis deterred many investors frombuying into the top-end real estatemarket in Perth.

“At the same time, rental returnswere relatively low, which made itdifficult for investors to servicehome loans,’’ he said.

“However, over recent monthsour company has sold higher pricedproperties that are now achievingannual rental returns in excess of 5per cent.

“Investors realise that propertyvalues in these area are now at thebottom of the property cycle andnow is the time to buy a property inthe area and lock in long-term capi-tal growth.”

Mr Currie said over recentmonths, weekly rents had begun torise strongly in many locationsaround the river and inner city.

“Steady property prices and risingrents have been the perfect combi-nation for investors to re-emergeback into the real estate market andCaporn Young expects this trend to

accelerate during 2011,’’ he said. “Inparticular, property investors aretargeting the top end of the realestate market because of the excep-tional value it now offers.

“Investors are becomingmore active in the localreal estate market becausethey understand that themarket has bottomed andprices are likely to rise inthe near future.”

Mr Currie said interestfrom investors at his agencyhad jumped by around 40 per centover the past three months.

“Recent changes to superannua-tion which limit contributions forolder Australians are also encourag-ing more people to considering buy-

ing top-end properties as a form ofwealth creation for their retire-ment,’’ he said.

“Our company is finding thatinvestors are particularlyinterested in older styleproperties which have ahigh level of land content.

“Investors are attractedto these propertiesbecause through cosmeticimprovements, rentalreturns for these proper-

ties can be significantlyboosted.

“In addition, we are also findingstrong interest in new-near cityexecutive apartments due to thehigh weekly rents they can achieve,especially if they are furnished.” ■

Renovations booming as owners avoid weaker market

PERTH has bucked the latesttrend in house prices, lifting by0.5 per cent in the March quarter,while nationally prices in capitalcities have dropped.

Figures from RP Data-Rismarkand the Australian Bureau of Sta-tistics house price index showedprices in capital cities dropped by1.7 per cent this quarter, in thebiggest quarterly fall in 12 years.

The worst markets, with fallsof 2.5 per cent, were Melbourneand Brisbane, followed by Sydneywith a 1.8 per cent decline, andAdelaide, which showed a 1 percent drop.

Hobart was the only othercapital city that did not record afall.

Despite the improvement,Perth prices are still down 3.2per cent through the past 12

months and fell 1.9 per centthrough March, while nationallyprices in capital cities were downby 0.02 per cent through the year.

RP Data research director TimLawless said the flat capital citydwelling values through Marchcould be a boon for first-homebuyers.

“With household incomesgrowing at 6 per cent per annum,interest rates potentiallyapproaching the peak of the tight-ening cycle, rents increasing andhouse values going nowhere, buy-ers are seeking an improvementin their position,” he said.

“With first-home buyers nowrepresenting a bit less than 15per cent of all owner-occupierhousing finance commitments, itis likely that market activity inthe first-time buyer market will

increase in the medium term.”Mr Lawless said key indicators

pointed toward a sedate capitalgrowth environment for the restof the year.

“Before there is any realupwards pressure on home val-ues, there will need to be someabsorption of effective supply anda return of sustained buyer confi-dence to the market.”

Rismark joint managing direc-tor Ben Skilbeck said Rismarkhad forecast a “soft landing” inthe Australian housing market inthe second half of 2010 thatwould persist through 2011.

“These forecasts are comingto fruition,” Mr Skilbeck said.

“If the RBA does raise interestrates one or two more times thisyear, we expect to see furthervaluation improvements.” ■

‘Soft’ housing market set to persistToo much supply and poor buyer confidence is hindering growth WITH the slowing Perth property

market, many property owners arechoosing to stay and upgrade theirproperties rather than sell.

According to Jones Ballard Prop-erty Group director Adrian Ballard,the latest ABS figures for buildingapprovals show that during the firsteight months of this financial year,residential building approvals in theCity of South Perth jumped to near-ly $100 million, compared to about$65 million the year before.

“This trend was also evidenced inother premium property markets,with the ABS figures showing thatduring the same period, residentialbuilding approvals in the centralPerth area, which includes the west-ern suburbs, jumped by over $65million to $378.5 million,’’ he said.

“These property owners arelooking to the future because theyunderstand the premium propertymarket is now at rock-bottom and

they can achieve significant capitalgains over the medium term throughupgrading their homes.

“Typically, original characterhomes in the older suburbs of Perthsuch as South Perth, Como, Kensing-ton, North Perth and the westernsuburbs are high in land value andare currently ripe for upgrading ifthe property owner is looking to sellin the medium term.

“Many properties in these olderareas of Perth have under-per-formed in terms of their long-termaverage capital growth. Over thepast year, for example, the medianprice of a home in Como hasincreased by just 3.5 per cent, how-ever, over the past decade, the medi-an price of a home in this suburb hasrisen each year on average by 11.7per cent.”

Mr Ballard says he expects thetrend to increase over the comingyear. ■
